Die Dachterrasse ist wirklich großartig und eine wahre Oase im Chaos der Stadt. Die Hosts sind sehr sehr nett und zuvorkommend. Wasser und Wein gibt es abends auf der Terrasse kostenlos.
Die Sauberkeit dürfte etwas optimiert werden. Allerdings war es auf keinen Fall dreckig!

I liked the hostess Patricia the most she was friendly and helpful and she spoke to us in Italian, which I prefer over English, as I felt less like a tourist. I liked the breakfast it was just a continental. However did the job I usually only want cereal and yoghurt. There was also bread and cheese etc. The building was very charming and I liked its location in the midst of the Spanish quarter life.The weather was not best but can hardly blame this on the accomodation, we did spend some time on the terrace sat in the sunshine, which was nice, shame our time was short as we did not have much time to explore Naples, I would stay again and just look around Naples next time.
Nothing, but I wish prices at Italian hotels in general included tax in the price. However this was only a little extra.

We stayed in a double room which was very basic. It had a bed, a chest of drawers, a julliette balcony opening into the stairs and a bathroom with a shower and window. There was a socket by one side of the bed. The rooms get cleaned every 2 days. The room is located in a sort of lobby with another room and then open steel stairs leading to the kitchen and terrace. The terrace was lovely to have breakfast on every morning with lots of plants and tables outside and also in a conservatory with a great view of Vesuvius. We had access to the terrace whenever we wanted with free wine refilled every day and other things like coffee and snacks. This made the stay for us worth it as it was lovely after a long day to go to the terrace and have it to ourselves. Put some music on, turn the heater on and enjoy the peace after chaotic Napoli! The location is great as you are within walking distance of many popular places. Right outside is a little market with fruit and veg stands. Good restaurants are all within walking distance. We ended up not taking any public transport and just walking everywhere. The walk to the sea was about 45 minutes. The host, Patricia, made our stay absolutely wonderful. Despite not being able to speak English, we managed to communicate and she explained everything we needed to know about the property.
Firstly there is no reception lobby so it’s not a hotel but more apartments. We arrived and were confused where to go. I had to contact the booking message board and was told someone will meet me at the top of the stairs. The room being located in a lobby on the highest floor meant that every morning we were woken up by noise as the stairs were open to the kitchen and no door meant we heard all the noises of people talking and moving around to get breakfast. If you want a relaxed quiet morning you will struggle with this.
At no fault of there’s, Napoli has a lot of pollution so we struggled to have the window open for fresh air as it smelt bad and was a lot of traffic noise.
Please note this room is located on the top floor with no lift so you have to carry your bags up a lot of stairs(126 steps roughly).

Nous sommes arrivés en voiture à Naples.
Nous avions demandé à l'établissement de nous garder une place de parking à l'intérieur de la cour ce qui a été fait et nous a permis de visiter Naples sans voiture ce qui est plus prudent quand on n'est pas napolitain.

La terrasse pour profiter de Naples
De ne pas avoir indiqué dans leur description qu’il y avait 120 marches à monter pour se rendre à la chambre. Pour certains, ça peut être un gros problème à l’arrivée avec leurs bagages. Pour nous, c’était ok, mais difficile. Il faut l’indiquer clairement dans la description de l’hôtel.

We really loved the unique characteristics of the property. It was very spacious. We appreciated the daily breakfast and the initial welcoming food and drinks that were provided. The hosts were amazing and always responded to any questions we had through WhatsApp messaging.

Our Apartment was gorgeous and so spacious too - we loved the art. Wonderful hosts, always there if you have a question or need something. Breakfast was lovely on the rooftop terrace and lots of extras in our apartment too. Good air con and wifi too.
Everything was great but if you have mobility issues the stairs may be tricky.

Liked it all. Something to note is that there are a lot of stairs to the get to the rooms. This wasn’t an issue for us given we were staying one night, however the property does have lockers on ground level so you can carry what you need to your room and leave any suitcases locked up.

This space was HUGE, probably too big for what we needed - I think we could have slept 11 people, and it was only 2 of us. The bed was super comfortable, the decorations were absolutely stunning, unique, and historic. I have never stayed anywhere even remotely like this place. It was very different than what I expected, though mostly in a good way, with a ton of mannequins in old costumes in the front entry, a piano and a theater room, and a massive outdoor terrace with large sculptures and nice views of Naples. One one hand, I wish I would have known the specifics of this place and what we were getting into. On the other hand, it was cool to be surprised by such a unique and interesting place.
*Also, Patrizia coming by in the morning with fresh bread, cheese, and ham was a very cool touch, and the cookies stored throughout the kitchen were also a nice treat. Again, just the most unique lodging experience I've ever had.
Location was pretty good, but because the building is historic and the steps to the building are scenic, every time we walked out the gate there were people asking if we could let them in to take pictures. We didn't feel comfortable doing that, and so it just made for stressful entries and exits. Other than that, only other notes would be that the wifi was very weak, and the street behind the bedroom was pretty loud at night. Also, while the room full of costumed mannequins and old puppets and stuff was super cool, it was also a little creepy at night ha. We also had some issues with our keys working on the front gate.

The rooftop terrace was an amazing oasis after our days spent in the crazy city of Naples - nice breakfast (bread rolls, ham, salami, cheese, eggs, coffee/tea, juice) to start the day, and wine and cake always available in the kitchen next to the terrace. Room was quiet small but comfortable, room and bath super clean and nicely decorated. Also worth mentioning: super quiet air conditioning, and when you close the windows, you barely hear the sounds of the city. And on top of all this the b'n'b is located on the top floor of a Naples sight - the Palazzo dello Spagnuolo. Super beautiful architecture!
It's close the metro lines one and two, and from "Piazza Cavour" (3 min walk) there is also regional trains going directly to Pompeii and Ercolano (to reach the Vesuv). Naples Port is also easy to reach by bus 201, so you can take the ferry to Capri, Ischia etc. The old town with many sights (duomo, Napoli soteranneo) and restaurants is also only a short 10 min walk away.

The room was beautiful and spacious plus the rooftop terrace was amazing. We loved breakfast on there every morning! Patrizia was the loveliest person and made our stay extra welcoming! It felt like a holiday but also so homely at the same time. The old building the accommodation is in was stunning.
Not a complaint as it was fine for us but there are many steps to reach the accommodation so those who are less mobile - this may not be the place for you!

Great room — a good size for two people with a little Juliet balcony. Overall the room was very clean and the bathroom felt appropriately modern. The terrazo for breakfast was gorgeous. The woman managing the hotel was extremely friendly, and while she only spoke Italian, was eager to communicate through Google Translate and ensure that we had an excellent stay.
The wifi signal was pretty weak (it really only worked near the door in our room). Not a big deal for us as tourists but something to keep in mind if you're traveling for work!

Breakfast could be eaten both in the nice veranda or on the amazing rooftop next to the veranda. It was a very nice breakfast that left no room to hunger. That was accompanied by the nice chat with P. who was always assisting the guests and helping. If one loves food other than for the belly, the view would provide for the supplement in beauty, because the surroundings are enticing.

This was my favorite property on my 10-days visit in Italy, too bad I only visited Naples for a day.
It didn't disappoint as I already knew I was gonna like the property itself because of location, facade and the upper terrace. Everything is photographed as expected. But what's magical about it was the overall experience provided by the hosts (Nico and Anna) and their angel, Patrizia. I got the opportunity to be welcomed well, the Napoli way ❤️
I'll come back next year and will definitely stay in touch with them.

Not much to like about this property. It is historic "old"
The street and entry were full of garbage, the stairs cover with pigeon droppings, the room was small; but that's to be expected in Europe
The hot water took forever to reach the top floor, the shower head was clogged ,sprayed everywhere and there was mold along the base of the shower.
The light over the bed was hanging by a wire, the lamp on the dresser was broken.
The stairs leading to the "charming roof top patio"..
..with the leaking roof....
are very steep. Take care.
The photos are doctored and misleading. I do not know WHO IS REVIEWING THIS PROPERTY !! IT IS NOT EXCEPTIONAL!
