My place is close to family-friendly activities and dining. You’ll love my place because of the kitchen, the high ceilings, the lighting and the many comfy beds. My place is good for couples, solo adventurers, business travelers, families (with kids), and big groups. The home has 8 bedrooms with 6 queen beds, 3 king beds and 2 queen size air mattress. Also 3 Sofas. 2 levels of decking for great outside entertainment.

City of Atlanta Short Term Rental Operating License Rules

1. It is unlawful to allow or make any noise or sound that exceeds the limits set forth in the City's noise ordinance City code Sec. 74-131). Be considerate of the neighborhood and your neighbor’s right to the quiet enjoyment of their home and property.
2. The maximum occupancy of this short-term rental unit is 2 adults per bedroom.
3. 6 parking spaces are available at this property. Do not park on lawns or in a manner which blocks driveways, sidewalks, alleys, or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing.
4. Any violations will result in immediate termination of the agreement and eviction from the short-term rental unit by the owner or STR agent, as well as the potential liability for payments of fines levied by the city

Sec. 74-133. Excessive noise.

It shall be unlawful for any person to make, continue or cause to be made or continued any loud or excessive noise which unreasonably interferes with the comfort, response, health, and safety of others within the jurisdiction of the city.

Acknowledgement and agreement that violations will result in immediate termination of guest reservation.

Sec. 74-134. Specific prohibitions.
In addition to the general prohibition set out in section 74-133, the following specific acts are declared to be in violation of this article:
(1) Horns, signaling devices. The sounding of any horn or signaling device of a motor vehicle on any street or public place within the jurisdiction of the city continuously or intermittently for a period in excess of 60 seconds, except as a danger or emergency warning.
(2) Radios, televisions, musical instruments and similar devices.
a. The operation or playing of any radio, musical instrument or similar device which produces sound on the public right-of-way in such a manner as to be plainly audible to any person other than the player or operator of the device.
b. The operating or playing of any radio, television, phonograph, musical instrument or similar device which produces or reproduces sound in a manner as to be plainly audible at a distance of 15 meters (50 feet) to any person in a commercial, industrial, residential or noise-sensitive area, multifamily dwelling, motor vehicle or public space.
(3) Loudspeakers and sound amplifiers. The use or operation of any loudspeaker system, sound amplifier or other similar device between the hours of 10:00 p.m. and 7:00 a.m. on weekdays, and 10:00 p.m. and 10:00 a.m. on weekends and holidays, within or adjacent to residential or noise-sensitive areas, public rights-of-way or public space such that the sound therefrom is plainly audible across the real property line of the source; provided that this shall not apply to any public performance, gathering or parade for which a permit has been obtained from the city, nor shall it apply to performances at the Chastain Park Amphitheater or at any amphitheater constructed upon the Lakewood Fairgrounds whenever the same is governed by another ordinance or by contract as to acceptable levels of sound and as to hours.

The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Adhering to these requests will ensure a full refund of your security deposit. We thank you in the advance for helping us out with this.
All décor in the home has been inventoried by room so please be sure that ALL items in the home remain. The home is cleaned and inventoried after each guess and items missing will result in partial refund or none at all. The only guests permitted to stay are the guests who are on the booking.
All parties, unapproved gatherings, etc. must be preapproved. Any unapproved activities could result in the owner requesting you to leave the premises immediately.
To ensure a mutually beneficial and pleasurable stay for all, please review the following request; no pets allowed due to allergy sensitive guests. No smoking on the inside of the property including garage area. Please smoke on the patio in the rear of the home. No parties allowed.

Checkout is at 11:00AM. Cleaners arrive right after you checkout. If arrangements are needed for a later checkout, please let the host know prior to the last day of stay. Any unarranged stay overs (staying past checkout time) may result in a charge of $50.00/hour as the cleaners and potentially new guests may be inconvenienced. Again, please prearrange with host if a new time is needed for checkout.

The house was beautiful.. Just an issue with the oven seemed like something was burnt in there and the upper part was unable to be used.

I brought 18 members of my Minnesota based running club to Atlanta to watch the US Olympic Marathon Trials and then run in the Atlanta Marathon and Half Marathon the next day. We needed a home with capacity for a large number of un-related adults. This property was perfect and met all expectations. The home and neighborhood were lovely. We were able to make a short drive to a MARTA station to access the downtown activities. The home had ample parking, bedrooms, bathrooms, dining and living areas. It also had a well stocked kitchen which we utilized for breakfasts and dinners. Especially appreciated was having three coffee makers in the cupboard. The property owner Fred was prompt and helpful in all queries. He provided great information before and during our stay. I would love to stay in this home again if the opportunity arises.
