This 4+ bedroom, 3.5 bathroom 3463 square foot home in the Highlands will welcome you with mountain charm and all of the comforts that you would expect in a Highlands property. Enjoy a light and bright open floor plan that is equally inviting and comfortable. Nestled between mature pines, the feel of this home is private and peaceful while remaining in close proximity to all that Breckenridge has to offer.
The Space:
Sleeping: Bedroom 1: king bed with attached bath (sleeps 2 - main level); Bedroom 2: king bed with attached bath (sleeps 2 - lower level); Bedroom 3: king bed bath shared with bedroom 4 (sleeps 2 - lower level); Bedroom 4: bunk room with six twin beds (two twin/twin bunk beds and a twin/twin trundle) bath shared with bedroom 3 (sleeps 6 - lower level). Extra Sleeping: Queen size pull out bed in closed office (sleeps 2 - main level) and Pack and play.
Although this home is not "wheelchair accessible", many of our guest who have someone in their group in a wheelchair find that this home will work for them. Please see the doorway measurements provided: 33” wide from front door and garage into house; 25” wide entry to hallway bathroom; 27” wide entry into master bathroom sink and shower area; 22” wide entry into master water closet where toilet is located; 52” wide is entrance thru double doors to master bedroom.

General layout: When you walk into the house from the front door, you will find the great room, kitchen, office/extra sleeping area, and primary bedroom. You go down one flight of stairs (the home is built into a hill) to find the pool table room, a door to the outdoor hot tub area, and three additional bedrooms. One is another primary suite with an attached bathroom. The other two are down the hall and share a bathroom. One of those rooms has a king bed, the other is the bunk room with two sets of bunk beds and an additional twin with a trundle. This bunk room sleeps six people. There is another TV room area off of this hallway as well.
The Neighborhood:
This is a very desirable neighborhood near the golf course in Breckenridge. Beautiful large wooded lots and just a quick 5-10 minute drive to gondola parking. The best of both worlds. There is parking for two cars in the garage and two to four more outside of the garage. RV or trailer parking is not permitted in this neighborhood. The HOA is very strict about this policy.
Getting Around:
Guests also have access to a free VIP Mercedes van ski shuttle during ski season!
The shuttle is an 11-person passenger van. It is best to schedule with them ahead of time if you know approximately when your group will want a ride to the ski area base every day and when they would like a ride back to the house. The company will also do a last-minute pick-up (unscheduled) but the wait time may be a little bit if they are in the middle of another ride. The company is called Plan B Transportation and the phone numbers and instructions will be included with the check-in instructions you receive. Please feel free to call them for more information.
The VIP Mercedes van ski shuttle will drop you off at either of the Breck Resort bases or downtown Breckenridge. You can schedule multiple pick-up times during the day. The home is also just a 10-12 minute drive to skier parking and the center of Main Street. You can easily bike everywhere during summer months. VIP Shuttle Basics: Please be ready to go on time! Driver will only wait for 3 minutes. One ride between 8-10am (peak time) and one ride between 3-5pm (peak time) Call 970.453.9010 OPTION 2 to schedule or reserve in town shuttle A. Maximum of 4 rides per day with the exception of 6 rides during slow or offpeak time periods. B. Please press option 2 when scheduling their ride. C. During peak times, guest will be allowed 1 ride between the hours of 8:00am- 10:00am and 3:00pm-5:00pm. Guests are allowed to book three days in advance with a maximum of 2 consecutive days pre-planned. Booking in advance assists us with making sure the proper number of drivers are staffed. If guests call last minute during peak hours the service may already be fully booked. They will be provided a ride, just at another time. D. Guests must be ready at their scheduled pick-up times. Vehicles are not allowed to wait more than 3 minutes. We want our drivers to be on time for their next scheduled pickup. We also do not want to block roadways or driveways from others if guests are not on time. E. Guests staying at any of the contacted homes who would like extended service outside the operating hours of 7:30am – 5:30pm, receive a reduced rate of $75.00 per hour (min. 2 hrs.).
Other Things to Note:
Cancellation Policy: Once the reservation is confirmed and the first portion of the payment has been made, those funds are non refundable. The remaining balance will be due thirty days before your arrival. Once the balance is paid, that portion is also non-refundable. If the ski area shuts down or a public health order prevents us from hosting you during your reserved time, you will be eligible for a full refund or will be able to reschedule. Perfect setup for 7 adults and 2 children. Very clean and well stocked with kitchen wares, paper products and towels. Location between Frisco and Breckenridge for easy access to either town. House nestled in woods on public golf course. Only drawback is no view from deck except house directly behind it

My family and I enjoyed our stay. It was very relaxing and each morning we had a breathtaking view of beautiful trees and blue skies. The house was fully supplied and other than needing plastic ziplock bags for leftovers and extra paper towels there wasn’t much else we needed that was not already there. The town is 2 miles away with a big grocery store so we always had what we needed to cook and bbq a lot. We had a problem with the hot tub but the maintenance was on it very quickly and fixed the problem so we enjoyed it to the fullest. We are from California so we noticed at times we were out of breath coming up and down the stairs but we acclimated in no time. The downtown is great to visit and don’t forget to check out the free museum at the welcome center. So much to do in Breckenridge or simply relax and take in the views. This was a wonderful house to stay at and do both. Would highly recommend.

Great space, lots of hang out areas for large groups and a big kitchen to cook in. Coordinating bathrooms was a bit of a challenge (there is not a bathroom for every bedroom, and two of the bathrooms are en suite to the bedrooms, meaning you have to be comfortable entering other people’s space!)
The hot tub wasn’t fully functional—it didn’t get above 93 degrees on the last day of our stay, but otherwise we had very few complaints.

The house fit our family well. It was a quick drive to everything we wanted to do. Well stocked with what we needed. I did reach out to the owner about mice being in the house and didn’t get a response. I didn’t feel relaxed knowing we were sharing a house with mice. I know things like this happen and can’t be helped. Just very disappointing not getting a response to that message. They could have at least responded and brought us traps. Other than that i would recommend.

This was a great property for a large group. We had 9 adults, 4 kids and 1 infant and all fit comfortably and had room in this house. Kitchen was extremely well stocked with spices and basic condiments. Bathrooms were stocked with plenty of towels and they were of a good quality. Beds and bedding were comfortable. Location of this house is beautiful and the views were amazing.
We really cannot say enough good about this property. We would highly recommend for a large group gathering!

This was our favorite VRBO home we’ve stayed in because it was perfectly clean, well stocked with plenty of kitchen supplies and bathroom/hot tub towels, and excellent communication from the host.

Wonderful summer getaway
Clean property great location. Good views from both the front deck and back porch. Plenty of space for multiple families. Enjoyed the hot tub after long day hikes. We watched foxes and deer from the house. We would definitely stay here again.

No Shuttle in Spring Summer
This worked perfectly for my wife and I, plus our four adult Kids (22-26) and our Granddaughter. Getting to the master closet was a pain, as it is in the bathroom and in an effort to keep the bathroom warm as the house is heated via radiant heat from the floor we had to keep the door to the masterbath and master closet closed so it was a bit of a pain to get to the master closet. Didn't understand, why they don't recycle. Could have used some containers to store our left overs in.

The Best!
The house was great! Just enough of everything! Plenty of space. Cozy and easy access to Breckenridge. We skied 6out of 7 days and the hot tub at the end of the day. The big dining area and kitchen was nice to make big breakfasts and family dinners. Thank you for everything. The beds were comfy! No complaints, only compliments. Thank you for sharing your beautiful home.

Great House for a Family Vacation!
This property worked out great for our group of 10! We cooked nearly all meals there and the kitchen is very well appointed with everything you need. The hot tub felt great after a long day of hiking! Close to Breckenridge and Frisco! Definitely want to come back again next summer!!

Family vacation
The house is beautiful and had plenty of beds & towels. However, some small things came to attention. There was no pepper, we bought some and left it. The hot tub had some debris in it and the headrests didn’t stay in place. More storage containers would be helpful for future tenants. The house was very clean and overall well stocked. Breathtaking Beauty on a Balanced Budget
We have been wanting to take a trip to Breckenridge, CO but needed to find a space that would allow our younger kids a chance to decompress while allowing the adults to still enjoy Colorado. This location and house was perfect. The kids LOVED having a large house to roam around in and a bunk bed room that was theirs. The Living room also provided the perfect space for us to bring the Nintendo Switch and have a Dance Off. The Adults also enjoyed the pool table, hot tub and front porch fire place to find our own serenity.
We took advantage of being so close to such a beautiful golf course and played a round. It has to be one of the best we have ever played. We also were able to find a trail through the community where we saw a red fox, gray fox, Moose, Deer & Elk. It truly become our oasis for a week. We would absolutely book this property again!
I would recommend bringing some spices you think you might need, as well as some Tupperware & plastic bags for storage. Other than that we weren’t lacking anything essential.

Magical snow days
Thanks so much for the wonderful week. We brought our grandkids to see snow and it was perfect. The house was just as advertised roomy comfortable and clean. And the surrounding property was beautiful and made a wondererful snow playground. Best of all close driving distance to groceries and fun activities. A great time was had by all!

We had a great time. The house is so beautiful. The windows with views are wonderful. The furniture in the living was comfortable.
The only drawbacks were the two bedrooms downstairs that share the bathroom had beds that are too hard and very uncomfortable. . My parents ended up sleeping on the couches instead. My nephew’s back ached from the other bed that was too hard.
The pilot light auto start was only working on one burner. We were able to use a lighter to get the other burners to start when we needed them. The dishes and kitchen was outfitted nice. The table was a nice size for the ten of us to eat together.
The house is in a wonderful location and the neighborhood was quiet and lovely.

Perfect ski trip!
Wonderful house for our party of 10. We had plenty of room and it was a short ride to the ski lifts. The free private shuttle is a bonus too. We will definitely be back!

Beautiful and clean cabin
Overall the cabin was very clean and beautiful. Everything was well maintained. Although we did have a issue with the heater during our last night. Manager/Maintenance person refused to help out after telling us “do you know what time it is” i understand that it was late in the night but not having the heater working in these weather conditions isn’t a pleasant experience. Besides that everything was amazing, I would definitely return back and recommend it for any others

Perfect family getaway
This home was perfect in every way for our family of seven. It was well equipped and spotlessly clean. It is located in a beautiful, quiet neighborhood. We enjoyed the hot tub, cooking on the grill, relaxing and enjoying beautiful scenery. We highly recommend this property!

Fabulous stay
We really enjoyed our stay. This was the 1st house that was so well stocked on everything that we didn't have to go and buy stuff (toilet paper, dishwashing soap, paper towels, etc). The location was beautiful. We actually booked this for 13 people but 4 of those couldn't come so we had more room to spread out. We loved using the deck for meals and the hot tub was great after our mountain hikes. The house was very clean and I didn't even feel like I needed to run the dishes through the dishwasher before using like I always do with other places. We were very pleased with our stay and would highly recommend this house and stay here again. The laundry room was great and the washer/dryer got plenty of use. The kitchen had everything we needed since we cooked almost all of our meals at the house. We couldn't have asked for a better place to vacation!!!!

Turning 60
Beautiful property...photos a bit deceiving as there is another home almost directly under the deck. The photos show it "surrounded by trees".
Everything was well appointed--could use more drinking glasses and bar glasses. Had to buy solo cups and actually purchased and left some wine glasses.
The management company was great and very easy to contact and work with.

Absolutley perfect!
Our family reunion of 10 was perfect! This house was spot on what we were looking for. Plenty of room for everyone plus an extra room. The kitchen had everything we needed for our stay with a breathtaking view out the windows.
There was an enormous amount of towels for the entire trip and to accompany us in the spa.
As an added bonus we got to see Moose, pocupine and fox during our stay.
We will definetley be back!

A fantastic stay, with some small suggestions
This property was great for our very large group of 11 adults and 3 toddlers. If you are traveling with small children, consider bringing a baby gate, as the stairways are open.
Although the kitchenware was sometimes a little eclectic and not as nice as the rest of the house, we were able to cook nearly all our meals here without issue. Some firmer pillows would have been nice, but overall we all slept very well.
Lovely views, great hot tub, and an excellent location nestled in the trees above Breck.
