L’appartamento è piccolino a davvero molto accogliente e pulito. È dotato di un grande balcone con terrazza e sdraie, di una cucina molto accessoriata ed è situato in una posizione centralissima. Lo staff è stato davvero molto gentile, assolutamente consigliato!

Perfect location right by the pedestrian street that leads up into historic centre; very well designed little studio apartment with extremely well equipped kitchen; lovely wraparound private terrace. All spotlessly clean. Great grocery store 5 mins walk away. Parking offsite but easy to access - about 7 mins walk. “Breakfast” was typical italian - selection of cakes, with packaged juice and milk, coffee/tea supplies - already in the room for the 2 days. But easy to augment with some fresh fruit, yoghurt etc from nearby Eurospin grocery if you want more.
If you’re going to park at Posterna parcheggio remember to buy the €5 /day discounted ticket when you check in at the apartment. We forgot and ended up paying €14 a day. Not entirely sure how the discounted ones work though. Arriving at the apartment you can park in the piazza right beside it (white spaces free, blue area pay) while you get your luggage in. Yhen go and park at Posterna.
There is an elevator to the apartment but you have to go up about 10 steps to get to
it - just FYI for big luggage, or less mobile folk.
I want to go back and stay there for a month!!!

The Host Serafina was very nice to receive us with provided cake and wine for celebration our anniversary. and we are allowed to stores our luggage after check out until our train was ready.
The location was excellent closed to downtown and surrounding yummy restaurants.
the host keep the room very clean and very kind to the customers. highly recommend for those who are traveling in Spoleto.

We were able to move to the apartment with the lovely balcony for four nights out of five, from the awful one we had been misdirected to book. The location of the building is lovely and the balcony is fabulous. The positioning of the building in a busy square makes for interesting people watching from the balcony. Rooms at the back are quieter though. The square has a lively bar/gelateria and there are one or two restaurants close by.
The Booking.com confirmation form had a picture of the balcony on it so we believed our two bedroomed flat would have it but we were led to a third floor flat with an airless/windowless galley-type room with no comfortable seating and 2 small double rooms.
The language barrier was also a problem. Despite having spoken to the owner that morning we were kept waiting over half an hour in the boiling heat, despite her colleague in the office being there all the time. There was also a misunderstanding about when we had to be out of the one flat but unable to move in to the other till a few hours later.

Good apartment, fully renovated. With all you need to stay some days. Just a little small...with no living room. For the rest, super good

Location
There was no balcony and there was less room than we had imagined from the photos. Also, the bathroom wasn't exactly clean, it was passable but it was a little dirty.

There are several apartments in the building and most do not have terraces and views of the lovely old town so careful when making your choice. The attached picture was taken from the building’s hallway.
