The Italian owner is a really friendly and helpful guy. The hotel has a nice pool with lots of green and shaded areas, ideal for hot days. There’s a little cat, Misha, which was an attraction on its own for our 10-year-old Mary. The rooms are quite spacious and clean, with nice bathrooms. It’s possible to rent bikes there, which are a good option for exploring Tulum and the area.
It was a bit noisy at night in the room whose windows were overlooking the street. Also, the coffee served at breakfast was not good quality.

- Clean Pool
- Breakfast included
- Friendly staff
- Big room
- Breakfast was the same all days (toast and fruit), little variety would be nice
- mosquitos nets by the door have 1cm width of whole door length, allowed animals to go through( 1 cockroach and 1 gecko, multiple mosquitoes)
- We had a cockroach in our room the second night

Very spacious and comfortable room within walking distance to downtown.
In our opinion, they expected us to be out of the room too early.

Nice pool, mostly clean
We had cleaning of our room only one day once during a 6 day stay, despite promises of cleaning and fridge refill every day
We arrived in the evening, the door to the property was locked, so we had to wait 15 minutes on the street, as nobody showed up to open, when we rang the bell (did not feeling safe at all)
Some mornings there was no water, so we could not use the toilet, wash and showers
Strange concept of included breakfast: Eat what they serve that day - or get any other course from the breakfast menu with a 15% discount only

Very good price for what you get, we used it for a night as we had a power outage and it was perfectly fine. Breakfast was good.
Kind of far away but if you drive it is not an issue.

we really liked the vibe and the terrace in front of the room to hang out 😉 the room was big, bed super comfortable and clean. they also have a cute cat around. the breakfast was nice too!
we liked everything but, maybe if you don’t have a vehicle it’s a bit far from some things, but since we had a car it wasn’t a problem for us. you can also easily park in the front of the hotel

Good location. Very clean. Room fine. Good breakfast. Kind and helpful staff. No issues with wifi - it worked well. A friendly ginger kitty who visits daily. Slept well - however, walls are a bit thin, I could hear noise from the road outside, minor noise from other guests, and birds outside / a rooster but this did not affect my sleep.
-Reception was not always staffed - I tried to check out just before 7am to catch my flight, no staff around - bit stressful trying to find a staff member, whilst being locked inside the hotel with a taxi waiting for me.
-The night prior to checking out, I had some concerns that my taxi would not arrive in the morning, and I asked the guy working behind reception for help with potentially booking another taxi. He didn't speak english (which is completely fine as my lack of Spanish is not his fault), however, I would have expected a staff member to be more helpful in this situation; instead he seemed dismissive and unhelpful.
-Water supply cut out overnight on my 1st night (presume a Mexico-wide issue, not specific to the hotel)
-Lukewarm shower (not an issue for me, as the weather was so hot, so a cool shower was fine)
-Mini-fridge was only filled with drinks on my last day of a 5 night stay (again not a huge issue for me)

The location was a huge plus, right downtown (just a 12 minutes walk), close to bus stop, taxi stand, street food, restaurants, local market, and bike + car rentals. Free parking was a huge relief for parking our rental car. Entire property is well maintained and super clean, with nicely laid balconies and the view of the pool. Loved how they did not cut down the trees and built the balcony sheds around them, and kept the whole vibe fresh and green. And they have two cute cats- Micah and the kitten (Tingu), who are super friendly and adorable, they really cheered me up each morning. Some of the staff is bilingual, making it easy for people who do not speak Spanish.
The breakfast portions, daily menu lacked variety, the quality of bread used (too thin), feels like entire cost cutting is being implemented through breakfast.
The property is located on a busy road, so bit of a traffic noise in the night and there is a rooster in the neighbourhood that gets a bit noisy early in the morning, so may not be ideal for a light sleeper, but they do provide you with ear plugs. But personally I wasn't too bothered with the noise as I went to bed on time and was too tired after exploring and touring all day.
The blankets provided are too thin to keep you warm if you forget to change the AC temperature in the night.

Great breakfast, great balconies and nice vibes :)
It is very moldy but that is probably an issue in most properties in the area.

There’s cute yard in the property, the rooms with the balconies were nice, breakfast quite good, close enough to the downtown
There was a mini bar in the rooms (with no prices), we stayed 2 days. When we were leaving they said we took “3 items” from the mini bar last night. As we didn’t take anything we asked what the items were. The girl couldn’t explain, just said she got information it was 3 items :) we are lucky those “items” were cheap so we paid for something we had no idea.
There was no shower gel in rooms (though there were shower gel disposer), we asked to fill those in, they asked for room numbers. After we returned nothing was changed, we asked once again - they said they don’t have shower gels. That’s a small issue but important for travellers

Uolis Nah (which is Mayan for "round house") is a cozy oasis in Tulum, a great place to relax and unwind.
The pool is great and the water deeper than other places where we stayed. The place also has two adorable cats, Micha and the little kitten Happy (he uses to be a stray and didn't have a name yet, so we called him Happy).
Both of them will happily give you all the love and attention you want if you bring them a bit of cat food — Micha slept on our porch every night and Happy even cuddled with us a few times.
The folks managing the hotel are great and helpful, just good vibes all around.
The breakfast changes from day to day, some days better than others, but you can also order extra food a la carte if the included meal isn't enough. Also, the ceramic dishes make you feel like you're on vacation — super good, indeed!
We weren't bothered by these, but some might feel otherwise about the following:
- The slim breakfast might be a bit lacking for some.
- Depending on the room, you might hear car noises from the street or the neighbors' rooster, various other birds of nature, or Micha might ask for food at 5am :)

Nice hotel with a good breakfast. The staff is friendly and very helpful, and they are renting bikes for a reasonable price. We stayed for four days in room no. 5 which is the biggest one with a lot of space. So far the most beautiful accommodation during our honeymoon trip across Yucatan.
There is a house next to the hotel which looks like a junkyard. It is not a real junkyard but it looks like a junkyard. There lives a rooster which is extremely annoying. We could not sleep properly and if the owner of the hotel reads the reviews I would recommend you kill this animal because guests staying in room no. 5 will definitely not be happy. Also, the lock on the doors does not work properly, this is something what needs to be fixed. And … if it is raining you can experience the shower while lying in the bed. I mean it is not literally a shower but if it is raining drops are falling from the ceiling.

Beautiful and clean room. Great ambiance as you are surrounded by lush greenery. Plus points for the hotel cats who were always hanging out with me during my quiet times in the balcony (my fave spot :)) Outstanding staff - shout out to Sol who goes above and beyond as a receptionist. She is so genuinely helpful and truly wants for her guests to have an amazing time during vacation. You'll be greeted and served by the wonderful Jose in the morning at breakfast. Such a nice way to start the day. The entire staff is warm, cheerful and kind. Yummy free breakfast. My friend and I were really happy with our stay and would come back / recommend this to our friends. Thank you for making us feel so safe and cared for <3
Bikes were not in good condition.
Since the hotel is situated beside the mainroad, it could get a little noisy. Bring ear buds or speakers! It's a small issue that can be easily resolved.
After flushing, toilet flush must be elevated since it wouldn't stop flushing/leaking water if not done so.

This place is an absolute go to location! The place is very well looked after and feels like a little hide away from the busy street. Lovely place to relax and to have a good night of sleep in the nice bed.
In the morning you can expect a very good breakfast at the restaurant connected to the hotel.
We only stayed one night but regretted this decision.
