The room was too cold and the breakfast quite poor.

Beautifully situated hotel on the banks of Lake Orta. Room was excellent and well looked after even though out of season; Staff were attentive. This is a family owned and run hotel which has been in operation since the Battle of Waterloo in 1815.

Really helpful staff gave us detailed information about walking in the area. Great breakfast buffet.

awful buzzing noise in room, husband couldn’t sleep, staff very unhelpful. Not good value for money, junior suite was just a slightly larger room

The bed was comfortable and towels changed daily.
Breakfast staff were not friendly and when asking for anything, it was like a big effort. You had to pay extra for a cooked breakfast, which we were not expecting. The air conditioning broke down, so the room was so uncomfortably hot and made sleeping difficult.

Perfect Location. Clean Comfortable Room and friendly and helpful staff. Breakfast was good. We had dinner at the Restaurant one night and the Food and service was excellent. Enjoyed that we where able to swim in the Lake of the porch of the Hotel. the boat stop is right next to Hotel. and there is lots of great Restaurants close by.
its a short walk to Car parking. But The Parking Garage is secure.

Uncomfortable room although upgrade. Cold. Heating too noisy, impossible to warm the room and sleep because of the noise. Staff coming in the room without knocking at the door. It looks like you - as customer - disturb.

Great location (right on the main square), very clean, pleasantly furnished, good Covid protocol, our tiny room had access to a roof terrace although it was somewhat shabby with broken sunbeds and paving slabs. Excellent breakfast apart from what must be the worst coffee in Italy! Comfortable bed and nice bathroom.
The attitude of most of the staff was very poor (apart from Sara on reception who could not do enough to please). There seemed to be an undercurrent of passive aggression amongst them all and much of the time they just would not acknowledge guests' presence. The standard room (via Booking.com) was very small and had no view. You'd need to pay quite a lot more for a room with a view.

Beautiful view from the restaurant and the food was good.
The hotel in general was average and some of the staff were a little rude. At breakfast the lady asked my husband if he wanted one or two pastries, he responded one as he didn’t want to answer for me, then when I saw it looked good I said I’d have one too, her in Italian response was “so two then” in a passive aggressive manner. Also, there was no way to turn the air conditioning off in the bedroom except by opening the balcony door, and so every time it kicked in at night I woke up. Plus the maximum temperature of 24°c was much cooler than that and I had to get the wool blanket out of the wardrobe to keep warm, in mid-August when it had been 30°c outside that day.

Excellent location. In the heart of the little town. Our room looked out on to the lake. We loved it.
Our room was a bit quirky (jacuzzi in the sleeping room; jacuzzi was the only way to shower/bathe). We thought it was cute and funny. But probably would not recommend if you’re not a couple.

Historical hotel, charming with an ideal location and superb view over the lake. A big plus for fresh orange juice and fresh croissants at breakfast.
The service can be improved, at breakfast I had the feeling I was disturbing the lady serving us everytime I wanted to order something. Same feeling I had at dinner, so quality service vs price = big dissapointment. The coffee and food in the restaurant is not the best, whoever knows the real italian food knows right away this has nothing to do with it. The room was small and basic
