This was first-class accommodation. Breakfast was not supplied but excellent café nearby.

Location, cleanliness
The hosts (especially the lady) argued very loudly at times and it was inappropriate and uncomfortable for us as a family.

Loved my stay at this last minute booking! The host was very sweet and caring! I would definitely come back!

Started off really well; we were let in on time and offered cold water bottles, and after a short wait we were given our room keys at 11:45, way ahead of check-in time which was great. We asked if there was an iron, they gave us one and told us we could keep it which was really useful. If that had been the extent of our dealings with the staff until check-out we would have had a really pleasant stay. Room was clean, larger than the pictures suggest, everything worked properly, no issues. Didn’t have a kettle in the room, we enquired about that, the owner told us to use hot water from the bathroom tap to make our coffee; incredible advice from an Italian, wonder if he makes his own morning espresso with his bathroom tap?? The owners seem confused about whether they want to be running a hotel, a guest house, serviced apartments, or a hostel, so what you end up with is essentially the worst of all worlds. Needless to say the shared lounge area mentioned in the listing does not exist (which is where we expected a kettle to be), and there are no Do Not Disturb signs provided, so expect to be hassled constantly throughout every day of your stay.
The staff ruined this trip. They woke us up shouting to each other in the hallway at 7.30am, they then woke us up again at 9am banging on our door and attempting to enter. They woke us up a third time banging on the door at 10am, then while we were getting up they came banging on the door again. I opened it a crack as we were half-dressed and found the male owner wanting to come in to clean the room. I’ve never stayed anywhere where housekeeping are banging on your door at 9 in the morning, let alone THREE TIMES before 11am. I told him we did not want any cleaning throughout our stay and did not want anyone coming into our room. 10 minutes later we had someone banging on the door for a FOURTH time, a girl saying "a man needed to come into our room with a pole for the window." Again I told her no, leave us alone, we do not need a man with a wooden pole, this is ridiculous. Needless to say the following day someone let themselves into our room, solely to make our beds and fold up the (dirty) shower mat and put it in the shower, just for us to take back out again, completely pointless. We had our room for less than 72 hours in all; in that time, the staff entered our room twice and attempted to enter on another four separate occasions. That’s six times during a three-night stay. The hallway was also very noisy, and they were always up and about at the crack of dawn outside our door, so we woke up exhausted every morning. They also failed to book us a taxi to the airport and then left us standing outside for 10 minutes buzzing the doorbell when we came to collect our luggage, causing us to miss the bus to the airport. If the owners hadn’t been CONSTANTLY creating problems for us every single day, we would have had a lovely stay.

The location was perfect and the family that hosted it were really lovely so friendly. It was really spacious and looked like brand new.
Unfortunately there were no coffee making facilities and they started cleaning early in the morning before 9am which was really noisy outside the room.

Exactly what we needed.

Perfect location. Exceptionally clean. Excellent choice overall.
Nothing to complain about

The single room still had a double bed, the air con was amazing and much needed in 35° sweltering heat in August and the location was great - only 5min walk to the leaning Tower of Pisa and 17min walk to the train station which was useful to do a day trip to Florence (which there were plenty of trains there and back) and lots of great restaurants and bars nearby (which the streets nearby were well lit so I felt really safe walking back late at night even as a female solo traveller and the flats have a lot of doors that need keys so feels super secure!).
The single room is a bit small but fine for when you're out exploring all day anyway and it's "exterior bathroom" literally means it's round the corner rather than next door or in the room and if you opened the window in it because it was hot in there it smelt like the sewage pipes. But having said that it was clean and the shower pressure was amazing and I had the only key to it, so I then wasn't worried about anyone walking in.

Nice big room and bath
Step up to bathroom. Shower floor slippery. Fridge didn’t work. No where to open luggage except floor.

Very friendly staff who offered us water on arrival and when checking out offered us to look after our lugage since we only had our flight in the evening.
Good location in the center with almost no noise from the outside.
Since it was extremely hot outside the airco was definitely a plus.
Would book here again.

The Guest House was modern, bright and very central and close to everything. The staff were friendly and welcoming. Our room was a four bed with a modern private bathroom.
The main door shared with a number of other guests had no overide button as we found it locked, keys were needed to get out. In an emergency? This must be corrected.
Our tiled floor was on two levels with a lighted step which at nightime cannot be seen when coming out of the bathroom.
The shower though excellent needs an anti slip mat.

The cleanliness and decor of the room was superb, the host was very helpful and our stay was just so relaxed.
Liked everything about the place, it was just around the corner from a good selection of bars and restaurants.

Lovely clean and comfortable guest house in a great location near the Piazza del Duomo and lots of restaurants. We spent 2 days in Pisa, we arrived by train and walked to the guest house from the station. Easy walking, it took us about 20 minutes.
In addition to all the attractions of the miracle square, we can also recommend walking the walls of Pisa and climbing the tower was amazing. Walking by the river was lovely too. We really enjoyed our time in Pisa.
Everything was great. A kettle in the room would have been nice.

Pisa is not very big and basically everything is within walking distance. The train station is 20 minutes away, but the city center is 5 minutes away, so the location is perfect for visiting or going out for dinner at night. My room was big, not fancy but very clean. I had the toilet in the room, also big and very clean. The AC works really well and it's enough to turn it on a couple of minutes to cool the room. There is a fridge in the room.
The hosts at the reception were very friendly.
Quiet at night.
I was travelling for work and did not spend much time in the room, but it was perfect for what I needed.
The only thing that comes to mind is that maybe the walls are on the thin side? One night I could hear the guests from a room on the same floor.

Exceptionally clean, friendly staff who were happy to help, large shower with good water pressure, free toiletries, great location 5min walk from the Leaning Tower and cathedral , my room had a balcony which was lovely in the morning as the sun came up. Room wasn't huge but advertised as a solo room and was find for that as there was a comfortable double bed. This room had a separate private bathroom which was just across the corridor. It sounds odd but wasn't a problem. It was locked and private and only for you and was a big with a great shower
Could hear the TV from the room next door but everything else was great

Room was huge and a brilliant location. Very clean and airy.
Walls are thin and you can hear the neighbours clearly.

Friendly stuff, amazing view from the balcony. Very good location, it is near the busy street with many restaurants and stores. The pisa tower was nearby. The quality/price point was better then expected. The bed was great and it was clean. I did feel very safe and everything was on walking distance.

Fantastic location only a few minutes from the Leaning Tower. Lovely room and bathroom, clean and comfortable.
We were given recommendations of places to eat and visit and nothing disappointed. Our hosts were lovely. We will return.
Nothing. It was a brilliant place to stay!

4.5 / 5.0
Perfect location (just a 2 minute walk from piazza dei miracoli).
It was a very comfortable room, big and very clean. It has an excellent shower.
We could leave our luggage at the reception until check in time on the day we arrived.
Poor (pretty much non-existent) WiFi
There is no 24-hour reception (this wasn't a problem for us but it may be for some people).
3.5 / 5.0
Great location, very clean and good value for money.
The staff were fine until there was a miscommunication about me staying another night and I had someone knocking on my door asking me to leave a day early.
