About this house rental

This 3-bedroom, 2 1/2 bath home is full of original Folly Beach charm. The house was built in the 1930s as a fishing and hunting camp. My husband and I bought the property in 2004 and with hard work and love, we have turned it into the wonderful home that it is now. We have added all of the modern conveniences while at the same time retaining the classic look of a Folly Beach cottage. In the ten years we have lived here, we have gotten married and had two wonderful little girls, so as you can imagine, the house is very special to us.

Hock Homes Vacation Rental Guest Agreement

Guests agree to the following rules and understand that possible termination of occupancy may occur if the rules are not adhered to.

1. Guests responsible for renting the property must be at least 25 years old and must be staying at the property for the duration of the rental period.

2. Cancellation Policies:
Hurricane Cancellation Policy:
Reservations that are cancelled at least 60 days prior to arrival will
receive a full refund of the deposit. Guests who cancel within 60
days of check-in will not receive any refund. Cancellation due to
impending storms, inclement weather or other acts of God are
not eligible for refunds. Only if a mandatory evacuation order is
given by the Governor of South Carolina, will any refund be
given, and the refund will be only for the unused days of the
reservation.
Pandemic Cancellation Policy:
If your dates are affected by any town closings or travel
restrictions due to a pandemic, we will offer to reschedule your
vacation for different dates for up to a year from your original
check-in date. If your new dates fall during a higher-priced
season, we will offer a 20% discount on the difference between
the two quotes. We strongly suggest that you get "Cancel for any
Reason" travel insurance as we will not be offering refunds for
cancelations due to the pandemic.

3. A deposit of 50% of the total rental cost is due to book the property. Final payment is due 21 days prior to arrival.

4. Guests understand that no refunds or adjustments will be made due to any equipment or appliance malfunction. Hock Homes will make every effort to have the repairs made as quickly as possible.

5. Guests understand that the homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. All guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6. Check-in is at 4:00. Check-out is at 10:00.

7. Guests must adhere to the parking policy: There are four off-street parking spots for the unit. Any additional cars must be parked on the street.

8. Guests may not move furniture and must use coasters for all drinks.

9. Guests may not have pets in the house.

10. Guests may not have parties. Parties of any kind will result in immediate termination of rental agreement with no refund issued. Parties include dinner parties, family reunions, or any other gathering that includes more than the maximum number of occupants that the house sleeps. Loud music, screaming, yelling, dancing, or any other noise violation are also prohibited.

11. Guests must adhere to the maximum occupancy of the property, which is 7.

12. Guests must follow Folly Beach guidelines for trash and recycling pick-up.
a. Garbage pick up is Mondays and Thursdays mornings by 7:00 a.m.
b. Recycling is every Monday by 7:00 a.m. (every other Monday during the off-season).
c. All garbage and recycling containers must be removed from the street by 6:00 p.m. on trash day.

13. Guests may not smoke inside the property.

14. Guests must leave the house clean upon checkout. Your cleaning fee covers the deep clean of the kitchen, bathroom, bedrooms, and living spaces (dusting, vacuuming, mopping, cleaning, sanitizing, etc). It also covers the washing and drying of the bed and bath linen. It does not cover the following:
a. Remove all items from the refrigerator and freezer; wipe up any spills.
b. Take out trash and recycling to the large green (trash) and blue (recycling) cans on the side of the porch.
c. Roll cans to the curb ONLY if checking out on or the day before pick-up day.
d. If the fold-out sofa has been used, remove the linens and refold the sofa.
e. Remove any clutter and/or trash from the porches and/or yard. (You may leave beach accessories if they are in working order. Damaged chairs, floats, and toys should be removed.)
f. Run the dishwasher.
g. Put all used towels in front of the washing machine.
h. Please do not remove the linens from the beds; the housekeeper will take care of this.
i. Cover outdoor furniture.
j. Clean the grill if you used it.
k. Pull up the dock ladder.
l. Remove all items from the dock area.
M. Make sure that the thermostat is set to 78 in summer and 65 in winter.

15. Guests understand that the credit card on file will be charged for any damage done to the unit or any of the contents of the unit. Additional charges may apply for the following reasons:
a. Failure to follow the check-out day cleaning instructions.
b. Failure to check-out by the specified check-out time (10:00 a.m.)
c. Failure to follow the trash/recycling instructions.
d. Having an unapproved pet on the premises.
e. Disturbing neighbors by not following the policies listed in # 10.
f. Failing to protect the outdoor furniture from rain at any time during the stay.
g. Failing to clean the grill after use.
h. Failing to remove all items from the dock.
i. Failing to pull the dock ladder out of the water at any time during the stay.

The house was great! Great location! Perfect for walking to town but far enough away for the peace and quiet! My 6 year old loved our walks to the beach and my 12 and 13 year old loved riding their bikes around town. The wind kept us off the deep water dock for our stay but on a calm day it would be amazing! The walk out there alone was worth it! Highly recommend this place. Only suggestion my teenager would make is to add a TV upstairs. 😉

This home and property were perfect. Clean and tidy, the dock was amazing to have right out the back door. Town and the beach is just a quick bike ride away. We will be back!

We enjoyed everything Folly Beach has to offer from this gorgeous and immaculate house…peaceful river views from the shaded boat dock, the short walk to the public beach access, walking to the shops and restaurants on Center Street, and biking around the entire island. Saw a mama and baby dolphin surfacing near the boat dock one morning. It was a long walk out from the house but definitely my favorite spot for morning coffee or happy hour! We also enjoyed the screened front porch on those rainy evenings. The house was beautifully decorated, spacious, and super clean. We really enjoyed our stay.

Great place - clean, beautifully decorated and close to town. Loved the long walkway out to the dock area. Our only complaint was the very loud construction noise/music due to a major renovation at the house directly next door, which made it tough to thoroughly enjoy the home during the weekdays (sometimes til 7:30 at night!).
