Excellent beach front property with a variety of activities for entertaining.

We had a fun-filled 4 day vacation at Sea Glass in Newport Beach. All 3 generations of vacationers throughly enjoyed staying at the home. Besides the breathtaking coastline, the younger children loved the park right in front of the home where they played baseball, catch, soccer. The beds were comfortable and the living space large enough our group of 9.
We would definitely come back again!

My husband, son and 2 dogs stayed here for 8 nights. This home was perfect for us. It is an older home, which made it perfect for having a couole of dogs. The location was ideal for children and dogs as the grassy field is right out front.
The only thing was the door code was not correct when we got there. The contact Eduardo was on top of it and we were in the home really quickly.
We didnt want to leave, and we will definitely be back!

We all loved the location, especially if you have small children and dogs. The beach house had a patio facing the Beach where we enjoyed hanging out when we weren’t on the water. The huge grass area across the boardwalk was great for the kids and dogs to run around on while we watched from the patio. Many beach essentials were provided for our use. Per the family, all beds were very comfy. One past reviewer commented about two of the back bedrooms having access only by passing through each of the other 2 bedrooms. This worked ok for our family with kids.
We all enjoyed the large master bedroom with its beautiful view. We all gave the Avantstay Management a 5 ⭐️ for their immediate response to all our questions and needs.

The house was exactly as the pictures depict...only far more sweet in person. It's cozy, right on the beach, close to Everything Balboa and Newport, and actually bigger than I expected. We had multiple guests and we were very happy. I only wished we could stay longer.

Pros- Great location across from grassy park area was good for yard games. Beach, restaurants short walking distance. Kitchen well supplied with dishes, glasses, pots and pans but absent condiments, spices. Plenty of beach towels, chairs, bikes, and toys. Extra refrigerator in garage. Parking up to 5 vehicles was great. Now the cons; The floor was vacuumed but very dirty. The hot water heater went out on day 2. Didn't realize why we had warm water throughout day then when we came back from beach it was ice cold. Manager advised a part was replaced and since then the heater usually works for 4 months between conking out. He had an eta of 2 hours but waiting till 10pm was unacceptable. He explained how to relight this heater as its operation was still unconventional. The two back bedrooms have a partial wall with a large opening at the top. It was a problem for us with noise and temperature control. Not a con, but it should be noted if you have elderly or disabilities there are 17 stairs to the bedrooms and two bathrooms and what was described as a main floor bathroom was actually down another set of stairs. Overall it is in a great location well supplied. Manager Nolan sincere and helpful.

The TV in the family room was overly complicated and could not get it to work
The BBQ was very cheap and low BTU's and pretty useless to cook anything.
The kitchen was small but functional
The floors down starts were clean on the surface but very old and dirty.

There were 10 of us family members that got together for a long weekend to celebrate my husband’s 60th birthday. We had an amazing time. So many things we liked about Sea Glass! Most of all, we loved the location! The green grass before the beach area was very active with people all weekend. So fun! We also enjoyed the grass ourselves, playing corn hole each day. At night, we used the fire pits in the sand (about a 1 min walk!) to make s’mores! Restaurants and a place to rent boats are a short walking distance. We rented a duffy one afternoon and it was spectacular! We also took the ferry to the island a few times to enjoy the walk and do some shopping. Another huge plus to this property is that it includes 5 parking spots. Never had to worry about parking!
The house is very well appointed. We had all the cooking utensils and dinnerware that were needed. An extra refrigerator in garage too! Plenty of seats in kitchen, living room and outside! Also, the house has bikes, towels, umbrella, etc for use. We felt we had everything that we needed!
Our only regret is that we didn’t have a longer amount of time to stay! We all enjoyed our time so much that we talked about making an annual trip to this house!

Great location with parking
This is a great house, at a prime location., with parking space for multiple cars, which is hard to find in the area. You can walk or bike to lots of restaurants and the house was stocked with bikes, and lots of great beach supplies. We had a wonderful time. The important thing to pay attention to though is that in order to access 2 of the bedrooms, you have to walk through another bedroom. This isn't great for couples, as you don’t any privacy, but would be fine for families. All things considered it’s a great house, and the management team is super professional and provide great communication and service.

60 By The Sea
We celebrated my husband’s 60th birthday with our children and grandchildren at Sea Glass! Property was perfect for us, communication with Concierge before and during stay was excellent, and response times impressive! (The home is a bit older, had a small plumbing issue but quickly overcame and Avantstay Team super helpful! )Everything we needed was there! Beach chairs, beach toys, games, kitchen aids etc! So easy and loved the grocery delivery!!
Everything from dinner reservations to changing out bikes was done quickly and effortlessly! We loved the location of the home, walked or rode bikes everywhere and the beach was literally across a lawn to the sand! Our 4 grandchildren range in ages 6 to 12 and they ALL had an amazing time! We stayed active yet relaxed! The beach was very clean and not overly crowded. We will definitely book again! Thank you!!

Perfect location for family with wide range of ages. Lots of amenities included-bikes, beach stuff, games. Plenty of parking. Never used car as within walking distance to many attractions and restaurants. Seating area/couch could be updated. Would recommend and return again.

Perfect location
You cannot beat the location, and as others have mentioned, the ease of parking at this property is an asset as it gets very busy during peak times. It is managed by AvantStay and they were very responsive to all our needs and provided nice welcoming gifts for our stay.
Highlights: living space is large enough for at least 6-8 people, the primary bedroom is huge and has great views with a private balcony. Walking distance to restaurants, the pier, and expansive beaches; dogs are allowed at the property.
Please note: the bedrooms will sleep 8 comfortably but the back two bedrooms are not private and you have to walk through other bedrooms to access them. Not a big deal if sharing among family members, but I would not recommend for couples or people who need privacy.
Overall, highly recommend this property for families who are looking for close proximity to the beach & boardwalk.

Great family vacation at the beach
Fantastic location about a block from Balboa pier, close enough to access activities yet quiet especially during the week. The property was really nice with more than ample parking, beautiful view from master bedroom, a great patio, and exceptionally well equipped with bikes, beach chairs and umbrellas, and many games and beach toys.
We had no issues that negatively impacted our stay. There were a few maintenance items which I’ve passed along to the
property management and I’m sure they will be addressed.
Overall, probably the best beach property we’ve stayed at.

Went with my wife, kids (including a teenager), brother's family, and parents. There was space for everyone! Beautiful master bedroom with a great view to the beach and grassy area. Nice patio to cook on and enjoy food. Outdoor shower for after the beach (didn't see this until checkout!). Lots of parking space. Bikes and beach chairs provided. Lots of nearby, walkable and bike-able places. Wifi worked well for my video meetings. Beach is seconds away. Would stay again.

We live 30min from this home so we very familiar with its location prior to booking. If you are a family with kids it's a great spot with a huge grass field in front before you get to the sand. This area south of the pier is the "family" side of Newport so much quieter.
Pros: PARKING. Let me repeat that...PARKING. This home is a double lot and can easily fit 6 cars. You will not find any other place that can accomidate even more than 2. Most of Newport is paid street or lot parking (unless the home comes with a permit).
Location: Best of both worlds, about the same walkiong distance to the beach as it is the bay.
Home was stocked with all essentials including hand soap, shampoo, conditioner and body wash. Also included laundry detergent if you'd like to wash any of the towels etc.
The listing doesn't show all the "beach" items included. But there were 4 adult bikes, at least 2 beach chairs, sand toys, coolers and I believe a boogie board.
Cons: No AC, which is super common for beach homes. The home did have box fans for every bedroom. And if you put one downstairs in front of the door it cooled off the 1st floor (1st floor windows barely open due to broken hurricane shutters)

Also all the windows (in the entire house) open so wide someone could fall out (no screens in any room). We brought (and left) window locks for the back bedrooms where the window slide open.

Upon arrival I didn't have a check in code that was supposed to be emailed to me but never was. Had to call to gain access.The property is listed as a 5 bedroom...it def is not! If you have to walk through a bedroom to get to a "bedroom" it's not actually a bedroom. A bedroom has a closet and a wall that goes all the way to the ceiling between "bedrooms". The had neither.One of the beds had sand in it. The info says that there is AC which we couldn't get to work. There is info posted at the house for wifi which didn't work. There is a walk-in tub in the master that the motor kept turning on and every 15 mins or so while we were trying to sleep. I called the management company and the gentleman I spoke to said he was going to check with maintenance and text me back on how to fix it. I never received that text.I was told I would receive a call about the fact that I was pay for a 5 bedroom but got a 3 bedroom on Fri. I never got a call. Called Mon morning and was told I would receive a call by the end of the day. Never got a call. Called back Mon evening and said someone would reach out and they have not.I would not recommend renting any home managed by Avant.
