Perfect location; crispy-clean, spacious rooms; good wifi, great breakfast! Overall great value for money! We love this traditional, family -friendly hotel!
Limited parking, BUT pro tip: the Caffi public parking structure is just around the corner and charges only EUR 15/day max (it's 3 EUR overnight plus 1.5 EUR/h capped at 15 EUR/day).

It was great to book very last minute, me and my daughter got stranded at Belluno because we missed the last train back to the city where we were staying, the room was big, the person at reception was very nice and helpful, she brought us extra pillows, towels, and extra sheets. it was comfortable and great location, super close to the train station.
It's quite noisy, so hotel should work in isolation of the rooms. I could hear many of the neighbor rooms.
The breakfast wasn't good, although the woman working at the kitchen was very kind and helpful, the food and choices were very poor.

Very good breakfast. Lovely staff in general. The lady at the breakfast place was a delight! And the guy at the night shift in reception was lovely as well. The room was very good and comfortable. Location is good.

This place was amazing for us! The location was very close to so many things and very central, the room was a great size and there were great facilities. Mostly, the team working here were absolutely phenomenal - so friendly, helpful and so so welcoming and personable! We booked an extra night here because we loved it so much! Can't wait to come back here one day.

Really conveniently located in the center of Belluno but next to the main streets leading in and out of the city. The rooms have been recently refurbished and are spacious. Very friendly staff. There is a really good restaurant next door (Ristorante delle Alpi)!
The breakfast buffet could be a bit more abundant. Rooms towards the street are a bit noisy. If that bothers you take one towards the courtyard. The standard internet connection didn't work with my computer so I went over the my mobile.

Spacious room with very comfortable beds and very clean bathrooms. Kettle in the room with tea bags was very nice! The location was central-close to the station and historical center. The room was facing the backyard which was quite. The staff was very polite and extremely helpful (e.g. finding secure parking for our bicycles). The breakfast was excellent and the breakfast service was very friendly and helpful.
one could hear the noise from adjacent rooms and somebody was smoking (which was strictly forbidden)

The room was modern nice and clean.
The staff was really nice and useful.
The shower was a bit small. The view wasn’t that good and the breakfast was bad. (There wasn’t a variety)

The room was big and cozy, close to the center
the window in the bathroom was a bit uncomfortable since it has lines you could see through and people from the next door building can see you

I liked the room. It was clean and updated. The hotel is just a few minutes from the train station and from centro storico.
I usually defer daily maid service. I would appreciate a door hanger to notify housekeeping - as opposed to tracking them down. We are well-trained in Italy to recycle. I would appreciate info about recycling during my hotel stay. Also, I don't like to commit in advance to breakfast times. I have no idea how early or late I'll get up when I'm vacationing. Just tell me the hours breakfast is served. Either I make it or I don't. I was unable to use a hair dryer/diffuser I brought with me. I didn't have a problem with outlets at any other hotel on this trip. My biggest complaint is how I was treated when regarding the key card. The first night of my stay, I forgot to take it with me when I left for dinner. Strike one against me. The next night, I actually lost it - and, was lectured about how I put the the hotel and all other guests at a security risk. Certainly, I can't be the first guest in the history of the hotel who lost a key card! Maybe they shouldn't print cards with the hotel name and room number on them? Just about then, a woman came into the hotel - returning the card I had lost. No harm, no foul. So, I thought. The next day, the desk clerk addressed me by my nationality, not my name, and said he was instructed to collect the key card from me every time I left the hotel. I was furious and refused. For the balance of my stay, I was uncomfortable every time I passed the desk.

Super friendly staff, especially Simone at the front desk and the cleaning ladies. Comfortable room with very good heating system (we visited in the winter time and it was chilling outside). Nice smart TV with netflix. Wifi works ok, not the fastest, but it does its job. Very clean room, comfy bed. But it is two singles beds put together, not a king bed. This was the case for us, don't know if all rooms would be the same though. For a couple that can be a bit inconvenient. Breakfast was served in the room due to covid regulations. But it was fine for us.
There is a mini fridge in the room , but it was old and not functioning perfectly . Wifi was ok, but on the slow side. Bathroom didn't have a curtain in the window, the window is not entirely transparent though . But it was a concern for privacy.

Very friendly stuff. Room was big enough and with all facilities that you could need for a short stay. I hoped to have better mattresses though.. We were there for one night with our dog, which was very welcome. Location is right in the center, even that on a Saturday evening no issue for finding a free parking near by.
