The Breakfast was outstanding and so much choice really set you up for the day. Location is excellent just a short walk from all the amenities.
Room could have been a little bit bigger, as no space for the luggage or wardrobe to hang dresses etc.

Breakfast was fine,
I asked for decaf tea bags for our room and was told off for not letting them know before hand about my special dietary requirements. Most places offer def tea as standard. The parking was tight and we parked slightly 2-3 cms over the white line , which led to us receiving a text to complain about our poor parking.
Finally between our room and the hall, dining room exit there was an electric cable draped over the door and light fittings, on our first morning this had fallen down and was head height, An accident waiting to happen.
However the breakfast was hot and well cooked but We felt Basil Fawlty is very much alive and living in Dawlish.

The breakfast is outstanding. Cooked by the owner and served by the co owner, his wife. Everything is cooked to order so you can order precisely what you want off the menu. The Hostess Nikki is Thai and she is a real character and sees her role to serve but entertain at the same time!

Close to the train station, but also had a good size car park. Proprietors were very accommodating & friendly. With their local knowledge it helped us to find our way around the area. Very good selection of cereals, fruit & yoghurt at breakfast including cooked breakfast to order, again very accommodating!

Our room(no.2) was amazing and breakfast was first class.
There were 9 very tight parking spaces, the proprietor came out every time I parked to tell me off about the straightness of my wheels and if I was within the lines. It was if he lay in wait for his next victim. This wasn’t cool as the reason we were there was because we we’re going to a family funeral. Also we decided to leave straight after breakfast so when I tried to give our keys in I was aggressively shooed away from the kitchen, all I wanted to do was not leave the keys on reception and drive off without a word, very rude.

It was over priced at £155 for a small room - could do with updating - thought I’d booked a much bigger room with a four poster bed but wasn’t the case on arrival- probably best to book direct with the hotel so you know what you are getting.

Our hostess was one of the most joyful and funniest owners I have ever met. The room was fab and had a very comfortable bed. The breakfast was lovely and we couldn't of asked for any better. Definitely will return when in the area. Thank you for looking after us so well and for the constant laughs.

Ian went our of his way to change his plans when I arrived early. Nikki is a very entertaining hostess. It was great to have a drink with them in the evening. My room was beautifully appointed and the en suite bathroom was imaginatively decorated and had a spacious shower.
There was nothing that I did not like. Anyone who moans when they're on holiday doesn't understand what a holiday is all about, and would be better off staying at home.

The room was perfect massive and comfortable bed, clean, sea view, walking distance to shops ,pubs, buses, trains, beach , breakfast was lovely , choices of fruit yogurt cereal full English pot of tea or coffee , plenty choice of juice drinks ,friendly cook

The hosts Nikki and Ian could not of been more friendly. The full English was the best i have ever had every day, along with cereals, juices and fruit with yogurts. The location is great with the town centre and restaurants just down the hill along with Dawlish station. You dont really need a car as as you can get to most places by train or bus. And for the walkers amongst us there is the coastal path to Dawlish Warren. My room with en suite shower,50" smart TV and King size bed was equipped with fan and full compliment of tea, coffee, water and biscuits. Regrettably we all have to go home sometime.

The service Ian and Nikki provide is top notch, a very friendly environment. Breakfast was excellent and has a good variety. Have stay a few times before and will be staying there in the future.
