The location on the beach is spectacular. The house is spacious and set up very well for a group. Beds are comfortable, and the house is very clean. Our 8 family members, ages 2 to 69, had a wonderful stay and will definitely stay here again.

Property is definitely close to the beach. It's a beautiful house but it needs a little lipstick. There were no screens in the windows in the living area so we could leave them open to allow the ocean air in at night There was only one window that would open in the master suite and no fans to help move the air. The other adults in the other two bedrooms and the kids in the attic space also agreed that it was warm and stuffy in the those rooms although one of them had a fan to help. The kitchen was well equipped and the dining table was wonderful and could seat 12. The beach is the greatest treasure here. So close and private but if you are looking for shells you won't find many as this is a true northern beach and the rocks are your shells on this beach.

The house and location were everything I had dreamed of in providing a place to rest and relax for our family and friends. The accommodations were clean and spacious. The host was accommodating and available.
The moment you walk into the great room and sense the sky and the water, you fall in love with the place.

This home is the perfect waterfront property right on East Sandwich Beach for a large group. We were there for a 3 generation family vacation and had a wonderful time. Steve was a great host and ensured we had everything we needed, including delivering air mattresses in the evening when we couldn't find them. Some tips to improve your stay are to pack water shoes or beach sandals as the beach is quite rocky. Also, I'd recommend packing a few extra pillows and blankets as the home was short on both. Otherwise, bring or rent your linens and just show up, the home has everything you'll need for a fun beach vacation. We did rent kayaks and SUPs which were a blast as well... the number was on the fridge.

This was our second time at this location. It’s a great space to accommodate a larger family. It’s close to several amenities and the best feature, the ocean, is visible from so many of the rooms. We wish we could have stayed longer!

This was a beautiful property that was plenty big enough for our two families of four.
We had an A/C issue at the start of the trip and the manager Steve had a handyman out and an A/C repairman there to fix them within an hour, even though it was after hours. After that, the place was blissfully cool all week. Steve was super responsive to any issues or questions we had during the week.
The beach was stunning, with gentle, shallow waves that our kids loved to play in. The proximity to restaurants, museums, mini-golf, whale watching, kayaking tours, etc. made it a convenient location so we didn't have to spend the week stuck in traffic on Route 6. This is a great location for families.
It's worth noting that you'll need to provide your own linens or rent them from a local company though, as sheets, kitchen and bath towels, and beach towels are not provided. I missed this detail in the listing and only found out after booking, but this slight inconvenience was worth the extra packing for such a gorgeous house and private beach. The rest of the home is very well stocked and beautifully decorated.

We absolutely loved our stay in this gorgeous and roomy home. Access to the beach, nearby stores and much of the Cape was outstanding, amenities were great and the house was very clean and airy. Lots of space for guests with very nice outdoor spots to eat and watch the waves. Highly recommend!

We used this as home base for three generations of family to celebrate graduating from Brown. It was the perfect comfortable space with room for us all and the best view around.

Steve was wonderful host. His home is well appointed and comfortable for entertaining a large group.. This beachfront property has beautiful views and perfectly located to all Cape Cod offers as well as the greater Boston area.

We had a total of 10 people stay completely comfortably in this home, with room to spare.
The stairs down to the beach did prove to be challenging for my 3 year old, but location, beach, etc we’re all amazing. The favorite was the low tide/gorgeous soft sand bar that opened up every afternoon. We explored local swim ponds too as the water was a bit rough and cold (July) for our littles. Kitchen was well equipped. This was my first experience with outsourcing or brining your own linens. Not completely sure if it’s leftover Covid regulation or regional. I didn’t love it. We flew from Chicago, brought what we could pack and outsourced remainder. All in, a wonderful trip!

Great house on the beach
Our family of 10 people ranging in age from 3 to 76 stayed here dieting Independence Day week. The house location, size and layout was perfect for our group. The kids absolutely loved the upstairs area and referred to it as their “hideout”. The house was large enough to spread out when needed and be together when we wanted to. The deck has a large table that we were able to have large family meals at. The smaller deck closer to the beach was a favorite spot for us. Checking in and out was a simple process and the house was clean. The two bedrooms off the kitchen are identical in size and on the smaller side with limited storage for two adults to stay in for a week. There is a shared bathroom between the two rooms. If I could make one recommendation, it would be to add some shelving in the bedroom closets as storing our belongings proved to be pretty difficult. If you have a large group that includes kids who is looking for a perfect location, I would definitely recommend renting this property.

Breezy Times
Our 3 generation family had a great stay at this property. Plenty of everything- a well stocked kitchen, ample beach "stuff" if you forgot a chair or umbrella and lots of private beach to enjoy. The water was always within reach and deep enough for swimming even at low tide and fires on the beach at night were a special treat.
East Sandwich is cute and there are a few restaurants, but there's not a whole lot to do per se but enjoy the beach! We did manage to try most of the local ice cream places- our favorite was "Ice Cream Sandwich"- check it out.

Makeup smudges on the bathroom vanity drawers, dirty stove, sticky coffee pot, dead ants in my coffee mug, dusty light fixtures….really no need for this.

Spacious house, great for families!
There is so much space in this home and around the property for families to enjoy. The house is on a great street to take walks on and in the back, the boardwalk to the beach was awesome. Great seating area just before the steps down to the beach too. Would definitely return!

The bedroom with twin beds is upstairs, with treehouse-like views of the surroundings. Delightful. But the stairs to access it are steep, with only a partial railing. I would not recommend it for younger children because of that.

Annual August Trip
We've been staying on the same street almost every August for the last 9 years and by far this has been the nicest house. I would agree to updating the brooms and vacuum for an easier clean. As well as suggest to place some additional seating and tables on the other porches. The grill was a little difficult to use and should possibly be updated. Overall the experience was great, not too crowded on the beach in August and the kids made friends by the fires. Definitely recomend this place.

Amazing Vaca!
We absolutely loved our stay here. Check in process was so easy and the house was absolutely beautiful. House was clean and very spacious. The very large family room in the back of the house had the most beautiful view of the ocean and the room was great for little kids and family to hang out. The house was right on the beach and the beach was beautiful. There was a sandbar that came out during low tide that was perfect for the little ones to run and play. The ease of walking down the boardwalk from the house to the beach was amazing, especially with little kids. There are restaurants and grocery stores within 10 mins. We would definitely stay here again! Thanks for a fabulous week!

Comfortable, clean and spacious home to stay with breathtaking views. We had a private beach, which helped with two small children. Our last night we had a fire on the beach with the children and roasted marshmellows. Highly recommend.

This was my first time to the Cape Cod area and we had a wonderful stay at this property. We loved the fact that the house was located right on a private beach. This was super convenient, especially traveling with young kids. The beach was quite rocky, but totally fine since we brought water shoes for the kids and they enjoyed throwing the rocks in the ocean.
The house was well equipped with many amenities, and many things beyond what the listing said they had. (Beach chairs, umbrellas, high chair, box fans etc). I do wish we had known some of those things were there because we could have packed a little lighter!
The only issue we had was that the fridge leaked water when using the water dispenser. We contacted the owner and he let us know there had been an issue with it and to just mop up the water because they haven’t been able to get it fixed yet..that was a bit of an annoyance). Other than that, we really enjoyed our stay at this property!

Comfortable, clean and spacious home to stay with breathtaking views. We had a private beach, which helped with two small children. Our last night we had a fire on the beach with the children and roasted marshmellows. Highly recommend.
