Well laid out caravan - great family space - kingfisher area so backed onto fields and the fighter jet flyovers were brilliant.
The caravan is tired - damaged shelf edges in the main room and the bath room were sharp - the freezer door is broken.
The decking is rickety and the railings very wobbly esp around the hot tub area.
The hot tub was cold on arrival - it did warm up but we lost a nights use due to its temp.
The mentioned BBQ and picnic area - was two dirty chairs and a used disposable bbq - a real let down
Whilst I appreciate that the owner can’t control the need to have passes to use the facilities at the site - I do think it should have been made clearer in the advert - I paid in good faith for what was pictured and written in the ad - there was no mention of how much these passes would be - and when I was informed I was asked for nearly £200 more for a pass. Which I had to bank transfer to a stranger!
To be clear without the passes you cannot enter the arcades- any of the swimming areas - the bars - the restaurants- you only have your caravan and access to the fish and chip shop and the general store - everything else pretty much is inside the centre.
Whist the caravan is dog friendly you can’t actually take your dog into about 50% of the centre!
Comms from the owner were very poor - especially after I’d paid the extra money which made for a very stressful experience overall.

The caravan was comfortable and clean with good facilities.
Plenty of utensils in the kitchen, Cups, glasses etc (there might have only been 1 good size wine glass so consider taking your own). All bedding was provided and it was clean and fresh we just needed to take our own towels. Yes it is slightly tired in places, a bit of peeling laminate on the shelf as you walk in and the decking is a bit creaky underfoot but overall it’s a nice stay. The Hot tub was great and heated up ready for us.
After reading reviews on here I was expecting an awful stay so i was pleasantly surprised that it was no where near what I was expecting.

Outdoor furniture needs new/ extra cushions to make it more comfortable. Couldn’t find the glass plate for inside the microwave but still heats things fine.

Hadn't been to this park before so wasn't sure what to expect, not alot going on for the kids, passes weren't worth the money just to get in to the arcades and couple of pubs, everything needed to be pre booked, pools were booked up so didn't get to use them.

We payed family pass £194 and all you got for that was swimming total rip off you had to pay for everything else

The site was very clean and quiet at night with some really lovely walks.
We rented from a private owner.
The passes were nearly £200 even though it was a short stay and the swimming was fully booked.
I found that overpriced which was a shame.
Also the fact that we needed passes to for the little play area was disappointing but we did find some small play bits dotted around.

READ ALL THE REVIEWS CAREFULLY!!! THE OWNER HAS NOT DONE ANYTHING WITH THIS PROPERTY FOR AGES. THE SAME ISSUES ARE COMING UP AND STILL THEY TAKE BOOKINGS BUT DO NOT ADDRESS THE ISSUES RAISED. BOOKINGS.COM SAID THE OWNERS HAVE REFUSED TO GIVE US ANY MONEY BACK. WE ARE ONLY GETTING 10% BACK FROM THE COMPANY. THEY ARE GOING TO INVESTIGATE FURTHER. THIS PLACE SHOULD NOT BE RENTED OUT UNTIL THE ISSUES ARE FIXED. RENT THIS PLACE OUT BUT BE WARNED!
The fact that on the bookings.com site it listed the owners details not once have they responded to any emails, calls or texts. We had a big issue on arrival and messaged them but heard nothing at all. They did not confirm the key code or holiday home location on this massive site so we had to ring Bookings.com to get them to help. We could not check in until midnight and to find the freezer completely frozen up and the door unable to close and not able to use the freezer at all was unacceptable. We had to share spoons for breakfast as there was only 2!!! The glass collection was appalling. There was no where to eat outside as all the chairs were either broken, the cushions were completely soaking wet and mouldy and the other chairs were at the back of the home tipped over and covered in Pidgeon poop and nothing had been got ready for our stay at all. Given the time of year we would have expected to be able to sit outside! We dried off all the outdoor cushions for the next people and went to put them in the store box outside that was clearly for them to be stored in between lets but when we opened it found it was leaking and was full of water so did not bother! The whole place needs a lot of work and the steps up to the veranda were so wobbly they felt like they were going to collapse at any moment! The next morning we put pictures on the booking.com site but had no response from anyone. We had no hot water at all as the boiler needed resetting which luckily we knew how to do the next morning. We did message the owners to tell them but again heard nothing at all. This is NOT acceptable and we feel that we have been totally ripped off for what we paid and will be seeking some money back as it was certainly not value for money.

Very clean caravan, comfortable bed and some nice touches.
It would of been nice to of been provided with an information pack especially, a guide on using the hot tub. We didn't end up using it at all as was told it was ready to use but, it was very cold and we had no clue and no instructions on how to use.
Also, definitely needs better communication I had to message the owner for check in information the night before as still hadn't recieved anything.

The inside of the property was nice and room’s comfortable
The hot tub hadn’t been treated or set to an acceptable temperature on arrival. We had to Google how to use the hot tub which then wasn’t ready for us to us until the second day of our stay. The decking was poor and felt like you would fall through at any moment and the sun loungers were broken and could not be used

when we arrived, the place was really small. The tv didn’t have YouTube but it had Netflix and Amazon which was weird, flies everywhere. I couldn’t sleep properly because of the jets flying. The hot tub was absolutely freezing, would not recommend staying here again.

the property was well presented, clean and tidy. it was a very comfortable stay that felt like a home away from home. we really appreciated the Christmas decorations so our stay felt very Christmassy. all in all a very good stay we were very happy.

Clean, tidy and exceptional location we will DEFINITELY BOOK AGAIN this year! Everything is provided and we loved our stay. The kids room was spot on and my children LOVED the llama theme! Really well thought of. Hot tub was clean and well maintained too.
Only thing and it’s just me being picky really, lime scale in the kettle. Drove me a bit bonkers having white bits in my tea. That was literally it!

Caravan not been cleaned before we got there cleaner came day after we arrived shocked that we had stayed the day before it was filthy stunk of smoke burnt blinds from smoking stains and cobwebs everywhere!!!! Very tatty caravan had to spend the first night in some 1 elses dirty bedding with dog hairs in the bed springs popping out of the bed gone home with back ache kids beds was ok if it wasn't for the children been exited to be there we would have left arrived home today to get a message from the owner blaming us for the smell of smoke (WE DONT SMOKE ) and that's what's made me do this review caravan not been checked or cleaned before we got there and then try to blame us caravan NOT as described hot tub tatty nearly fall through the decking its' dangerous BBQ area old and tatty not usable steps to caravan (DECKING) UNSAFE weeds growing through the steps shower room stinks of damp and wet shower doesn't drain water off do yourself a favour spend a little more you won't regret it

the position in the park was great, out of the way of the main road. the hot tub is a great addition and the caravan is spacious. it’s situated near to an RAF airbase and the kids loved seeing the jets and a Lancaster bomber flying over!
it needed a little more deep cleaning with regards to the sofa bed, additional pillows and shower. when we first unfolded the sofa bed, it was covered in hair and looked a little grubby. we also had no bedding for that bed. we looked under the main bedroom bed as instructed only to find some pillows with what looked like snot stuck to them and a few cushions. i contacted the host who replied the next day and they sent additional bedding but no actual quilt/ duvet as requested, so overall my partner and I were pretty cold and uncomfortable all week. when we first used the shower, the water began to back up. I’m sure if this had been cleaned properly the cleaner would have noticed. by the end of the week the bathroom was pretty damp.
on trying to use the microwave, this did not work. tried it in a different plug socket but still didn’t work.
for Tattershall Lakes you also need to purchase guest passes. we were only told about this by the host 3 days prior to going away, having to pay an additional £130 for these. you need the passes to access the entire park/ restaurants/ swimming pools/ arcades park etc. because we didn’t get these 21 days in advance which is when you’re able to start booking swimming slots etc, the only thing we used that was ‘free’ was the outdoor pool… once. a very expensive addition for not a lot of return. suggest the host notifies people of this in good time

The caravan was lovely, couldnt fault it at all, comfy sleep & nice big caravan
Hot tub was freezing when we got there on the friday afternoon, couldnt go in it till late saturday morning witch i wasnt to happy about as i have 2 children that wanted to get init & it was my birthday so spoilt it a bit, as you dont get passes for any facities, you after pay the park itself £140 for the weekend passes & the outdoor gate was broke, so my dog kept getting out

nothing, the outside area had not been maintained and all around the hot tub was dirty, not been swept, furniture not been cleaned or even cob webs dusted away. we had booked advising we have a dog and the latch on the gate is broken to which the owner states it’s still useable. I would not take the risk of my pet escaping. the outside decking was very worn and the top step broken. we were dubious where to stand. on entering the caravan it was clean and spacious but then we looked in the oven which needs a good clean. the boiler had no pressure and we couldn’t contact the owner. Guest services were really good whilst they couldn’t assist with the property as it was privately owned however they were going to assist with contacting the owner. this may have helped with the boiler situation but not the outside area. it’s a death trap. we paid for another caravan and had an amazing stay. the owner is refusing any kind of refund

The caravan was in Tattershall lakes. I was able to take my dog.
I paid for 5 guests with bedding, only supplied for 4. Dining table had room for 4 guests only and 6 birth caravan (2chairs were broken. Kitchen not fully equipped with broken equipment. Light bulbs not working. No remote for the fire.

there was no bulbs in the hall or en-suite and the bed in the living area was dirty. found crumbs and wrappers. not sure if your aware but the gate latch is broken.

The owner should be upfront about the reality of the facilities and pas use on site. You have to purchase an entertainment pass (£80-£100) to give you access to all entertainment, including bars and restaurants and the children's park. Swimming is included in this cost but most other activities are £7-10 each on top of this. When we arrived we could not book the swimming pool as it was fully booked (mostly with people who didn't turn up by what the staff said) and we could only get the children on one paid activity - the rest was full. We were told by tattershall that private owners should advise that guests book three weeks ahead onto swimming and activities.
What is there is good - but people need to know what to expect.
The inside of the caravan was very clean. The hot tub was good.
The oven was dreadful - it needs fixing as it took over an hour to cook oven chips. Two dining chairs were broken and would easily break into pieces if they weren't leant against the wall. The kitchen could do with a few extra essentials - can opener, bottle opener, colander. We did tell the host about these things so hopefully they'd be dealt with.
The stay was pleasant, but the owner needs to be much more honest and helpful about the site and how the entertainment work as it is the main reason people go there.
I hope they decide to update the listing to better reflect this.
It may be useful to know you are very very close to the RAF base on this side of the park and there are loud jets flying several times a day and into the night some nights- this didn't bother us but could upset pets/small children.
