About this house rental
Welcome to the Overlook on Beaucatcher Mountain, a fully remodeled unit with approximately 1500 sqft overlooking downtown Asheville. The space includes 2 large bedrooms with high end queen mattresses, 2 gorgeous bathrooms with spacious showers, pool table room with dart board and bar area, living/den area with stone wood burning fire place, and kitchenette with mini fridge. The space is so nice and comfortable, some guests decide to spend more time at home versus going out.
I have put extra effort in the remodel and furnishing process to help ensure your stay is private & comfortable. The inside of the rental unit gets plenty of natural light from four large sliding glass windows and one glass door, all of which have privacy blinds. The entire space is decorated with art which illustrates Asheville and Western North Carolina.
This rental is located on a unique 3.5 acre lot in downtown asheville that is approximately half way up Beaucatcher Mountain. This larger piece of property allows for more privacy from neighbors, it provides plenty of grassy areas and is home to some magnificent trees where plenty of birds live. There is designated parking for guests in the upper gravel drive that will easily accommodate three cars. Next to the parking area there is an observation deck with two patio chairs that is a perfect spot to relax while looking at the mountains or watching the sun set.
A short walk down a gravel path leads you to the guest patio and private entrance behind the house. The patio has two sitting chairs facing the decent sized grassy back yard. Recently we installed a roof on the deck above the guest patio to help ensure guests can stay dry outside when it is raining.
From this guest patio and private entrance, you will walk into a large living room area that has a comfortable couch that sits in front of a large stone wood burning fireplace. There are comfortable throw blankets and a wooden glass coffee table to help ensure you can relax while watching the TV or a fire while reading a book. There is a small round dining table with two chairs that sits right in front of one of the living room windows with great views. We also have added a filtered water dispenser that has a 5 gallon container for fresh drinking water in this area.
The Kitchenette area is connected to the living room area. It has a small bar top with two stools where guests can eat or use as a cooking prep area. The Kitchenette has a mini fridge, two burner plug in stove top, air fryer/toaster oven, microwave, electric tea pot, french press along with coffee grinder, old school drip coffee pot and other essential kitchen cooking supplies. Please note this is not a full kitchen even though it is very adequate for cooking quick and easy meals.
One of the bedrooms sits off of the living/den area and the other one off of the game room area. This adds for some extra privacy because the bedrooms are not right next to each other and there is even a middle door which can be closed. Both bedrooms have queen size mattresses on sturdy, wood bed frames along with night stands with built in USB ports. Both bedrooms have sitting chairs and also closets with fold out luggage racks . The larger of the two bedrooms off of the game room also has a dresser and TV.
The game room area has a pool table, dart board and a bar top with two stools. There is a brass sink in the mini bar countertop. There is also a second mini fridge in this area and another TV. I also have added another Bistro table near the dart board with two more bar stools. This is a great room for hanging out and having fun. Also plenty of space to work on a laptop computer with room to spread out.
Both bathrooms are luxurious with large walk in, tiled showers with thick glass doors. The front bathroom has a hand held shower head with multiple settings, a built in soap/shampoo/conditioner dispenser and a niche/shelf. The back bathroom shower has a bench, two shower heads (one handheld) with multiple settings and a niche/shelf. Each bathroom has a 4 foot sink vanity with plenty of counter top and cabinet space for guest bath supplies. There are fan vents and heaters built into the ceiling lights, plus both showers have their own can lights.
Other amenities include:
Two mini split HVAC units with remotes and one Air Handler allow you to control and reach your desired temperature throughout the space.
There are a total of three TVs which include Direct TV and Roku accessibility - 1 in the living/den area, 1 in the game room/bar area and 1 in the larger of the two bedrooms.
The floors are all beautifully sanded and stained cement. There are nice rugs in the living/den area, the game room and both bedrooms. The bathrooms also have nice bath mats in front of shower and vanity.
The wood burning fireplace can be utilized for an extra fee of $25 which includes paper, kindling and a bunch of wood for one or two fires. More wood can be purchased for $1/log. This cost helps us pay for the wood I provide, prep time and the cleaning of the fireplace/hearth. Please let me know before your arrival if you would like to use the fireplace.
I do love hosting families with children and I can accommodate a family of up to six. Please inquire if you are in this scenario. Extra guests, above 2 people, are $25/guest per day regardless of age.
And for the pet lovers, pets with are welcomed - $100/pet fee will be required for one pet and $150 for two which must be paid before you arrive. Pets are not allowed on the furniture and ideally must be in a crate if left alone at the house. I do provide dog blankets for guests traveling with pets.
Guests are welcome to access the yard near the parking area and the backyard. There is plenty of room to move around and the majority of the yard is grass.
Other things to know about the rental unit:
I live in the upper portion of the house and have an active lifestyle with children. The city is also very close and sometimes you can hear music or emergency vehicles. It seems pretty quiet to me and at the same time I understand people have different preferences. Therefore I installed two layers of 5/8 sheet rock along with other sound insulating products during the remodel. Both bedrooms also are equipped with sound machines. To date I have not had any guests complain about noise.
I do have several goats that live on the property and help me with landscaping. They live behind a low voltage electric fence that is approximately 100 feet behind the house. You will often see them grazing behind the fence in the early morning or late in the afternoon. Please let me know if you would like to feed the goats.
Please note that the $25 dollar extra guest fee is per person, per night regardless of age. Please be up front and let me know before arrival if there are more than 2 guests in your party and I will modify your reservation accordingly.

• Please be courteous to any neighbors and respect our neighborhood.
• If anything breaks, spills, stains, etc. please let me know ASAP. Small issues we can figure out best way to handle with your consent. Any significant damage will result in the loss of security deposit.
• There is a $100 pet fee for one pet and $150 pet fee for two pets which is to be paid before arrival. Please make sure the pets stay off all furniture/beds and ideally are in a crate if you leave them at the house alone. Please help me continue to allow pets by following these rules plus cleaning up any mess inside and poop from yard.
• If you elected to use the fire place, please be extremely careful. If you need extra wood above the $25 dollar starter bundle please text me and I will deliver it to you - $1/piece which will be handled with cash.

We were in a nearby area for a family vacation and decided to stay a few days to see Asheville. The apartment is beautiful, comfortable, and well furnished with nice views of the surrounding area. It is walkable to downtown but requires a long walk up a pretty steep hill. I would highly recommend this property.

The property is about 1 mile from most of the shopping, restaurants and attractions in downtown Asheville making it very convenient. The property was very clean and well appointed. There were 2 bedrooms and 2 bathrooms and a large living space. We were a group of 4 college friends and found the space very comfortable. The location was quiet and we had no issues with the rental while we were there. We would definitely recommend.

Overall a great stay, and would recommend this VRBO.
Ryan, our VRBO host, was very attentive, detailed, responsive, and willing to help with requests. He was helpful walking me through the use of the French press coffee making process since it was new to me as a non-coffee drinker, and my wife, the coffee drinker, never used one before. He also provided great local advice for parking in Asheville.
Location is very unique since it feels like you’re really away from the city high on the mountain, yet in reality you’re very close to the city and a short drive to the Blueridge Parkway and Biltmore Estate. Even saw a large family of turkeys in the backyard including a mother and her 11 young babies. Very cool!! Great sunsets and even saw fire flies.
Kitchenette is functional, but better suited for smaller meals. Wouldn’t plan on large meals for larger groups. Besides that…there are plenty of restaurants near by.
Beds are comfortable. Window shades in bedrooms are not blackout shades, and only one bedroom has drapes. Could use drapes in the other bedroom since the window shades let a significant amount of light in the morning.
Bathrooms are spacious and strong shower heads.

It was very relaxing, very charming and very comfortable! We enjoyed the feel of home and especially the views! The hosts are very friendly and welcoming, they have wonderful communication and are very thorough! They went above and beyond, even allowing us to feed their goats!

Just a great location with downtown views & lovely sunsets made for a wonderfully relaxing holiday as it was easy to pop back to the rental in between short drives to downtown and the various tourist attractions and restaurants. You could walk to town, however, given the walk back is uphill we chose to drive.
The apartment provides wonderful space with the large living room which has a well-stocked kitchenette and one bedroom and bathroom with a huge walk-in shower off of it. The other bedroom is accessed by walking through the entertainment room with pool table and bar/fridge. The second bath is off the pool room. So, two couples sharing have lots of space and privacy as there is a door between the living room and pool room.
Despite 90 degree heat the rooms were cool and the mini-splits in both bedrooms offered additional coolness if needed. The convenient location and comfort made for a great visit. Highly recommend.

Did not stay.
The day before arrival I was informed by the owner there would be a party on the property for the 4th of July. Owner said the property was ready for our arrival. When we arrived (at check in time) someone was cutting and weed eating the lawn (Not ready).
Also the only exterior picture on the website is actually the property across the street, not the actual house we were supposed to be staying in.
I contacted the host with my concerns and never heard back from him.

We had a great time. The listing description was accurate and the process was easy, we even saw the goats! The only recommendation we have is to replace the dart board, the bullseye is pretty worn. Great place to stay!

Awesome location for two dudes drinking their faces off at breweries on Father’s Day weekend. Place was very clean and we walked into town all weekend. Took Ubers home but the rides were short and cheap. Ordered GrubHub, shot pool, and watched basketball/hockey. Great time and would definitely go back.

We only had a brief stay in Asheville but I can say enough about how delightful and comfortable the homeowner made this place. The guest house was just right for my family. The views are great, the setting charming, and the accommodations had all we needed and more. Would stay here again

Location and space were perfect for us. Super close to downtown and convenient for shows at Orange Peel. Hosts were great communicators and ensured all details and information. Thank you for an amazing relaxing stay. PS they have great showers and water pressure!! Can’t wait to stay again.

Very clean, nice view, pathway to entry door, not recommended for older people. Had we known of the pathway hazard we would not have chosen this rental. Handrail and lights would be helpful.

Super location, and the house was awesome. There were only two of us, but so much room. We could walk downtown, which we loved. Lovely front porch with beautiful view. House was well stocked with necessities and more. And the host was quick to respond to any questions. Would definitely stay there again!

We had a great time in Asheville! The location was great to walk for coffee in the morning, and dinner at night! We had a water machine and used all of the water and communicated with the owner/manager, and came home to a new water jug (and more toilet paper). Everything was great! No complaints at all! Highly recommend.

Wanting to be close (within walking distance) of downtown Asheville, I found this VRBO listing, which turned out to be perfect! The property is high up a hill overlooking Asheville. Everything about it was great- It was spacious, clean, and had wonderful amenities- a spacious living room with fireplace and kitchenette, two bedrooms and two bathrooms, a game room with a pool table, and the view overlooking the city was incredible. You can see the basilica and much of the downtown from the living room (which has huge picture windows). The family that runs the VRBO has some cute goats that we got to visit. All in all a great place to stay. We'll be back next time we're in town.

My wife and I stayed at Ryan’s for a short work/play few days. Ryan’s property was very clean and convenient to downtown. He made us feel very welcome with extra blankets for our 2 dogs and a welcome guide with recommendations for restaurants and activities. Loved the pool table and strong wifi. Also got to see the goats a few times. Would definitely stay again.

Ryan's property was incredibly well appointed! Two separate bedrooms and bathrooms, perfect for two couples. Bedrooms and bathrooms were large! Games were a bonus- pool and darts! Good size communal living space with small kitchen- microwave, fridge and a toaster oven. Check in instructions could be more clear-but we met with Ryan and he shared he would correct this- gravel pathway will lead to guest door. Seemless check out-linens and towels provided! Overall, amazing stay- we ubered into town and back because of the weather. It is a treck up the hill, but those more adventurous could have handled it! Will definitely stay here again when in Asheville! Ryan was communicative and friendly.

We came to Ashville for a wedding weekend, and the house met all expectations, from ease of communication, to easy check in/check out. The apartment was clean, the furniture was new and comfortable and the host (Ryan) even provided a blanket for our dog so he could sit on the couch. It's small touches like this that made this stay great.

This has a gorgeous view because it’s up high and overlooks the city of Charleston and all the trees. He owns the undeveloped property way below and on out and so we could see the color of the leaves changing. There’s also a great spot to sit and see beautiful sunsets.
The bedrooms were more than adequate and the beds very comfortable. Loved the huge showers. Small kitchen but you can use the bar which also has its own refrigerator etc. instead. Didn’t need the fireplace but it would be great when it is colder.

Very close to downtown--few minutes drive. Bathrooms are really nice but pretty far away from bedrooms. Was a lot of fun having a pool table and dart board. View of the mountains was wonderful. Owners live upstairs. Kitchenette has everything needed.

Fantastic stay! This was my first solo trip to Asheville and I couldn’t have asked for a better spot. Quiet, safe, clean and fully stocked with everything I needed and more. Location is really convenient to shopping, exploring Asheville/Black Mountain and hiking the Blue Ridge. Sunset views are breathtaking and you can watch from the little loveseat in the yard or the comfy couch. Communication with Ryan was awesome and he thought of everything for a perfect stay. Highly recommend!
