MAIN FLOOR
The main floor has 2 master suites. The large kitchen is fully equipped for all your group and has plenty of dinnerware, cookware, and pantry space for those groceries. With double appliances ( 2 refrigerators, 2 stoves, 2 sinks, and 2 dishwashers) and large dining tables, your group can easily prepare meals and eat together. The great room has a gas fireplace, sofa sleeper, and beautiful views of Table Rock Lake. The great room also boasts a 75″ flat screen smart TV. All of our TVS in the home will have its own HDMI wall outlet for computers and video games to be seen on the big screen. This way you don't have to mess with wires behind the TV. You can hook direct through the HDMI outlet. There is also a large back deck on this level to relax and enjoy a beverage while watching the sun set over the lake.
Each of the bedrooms in the home have a TV and ceiling fan. On each side of the beds are sconce lights with a floating shelf/cubby, outlets, and USB ports for charging your electronics.
UPPER LEVEL
The upper level has 3 master suites. When you stay in one of these suites, you get to step out on your own private balcony to enjoy some peace and quiet while drinking your morning coffee and relishing the gorgeous lake view, or relax after a busy day with a glass of wine and view a sunset over the lake. From here you'll want to take those vacation pictures to post on Facebook. One suite has its own back deck and the other two have a personal balcony, all with gorgeous lake views. Each of these rooms have a king bed and also a daybed with trundle to sleep up to four.
LOWER LEVEL
The lower level has 5 master suites and a family room with pool table, air hockey, video arcade with 60 games, and a sofa sleeper. There is also another 75″ TV and another fridge for snacks and cold drinks. Enjoy the private hot tub and fire pit on the lower back deck after a long day in Branson. You must be 16 years old to stay in the hot tub for longer periods of time as it is not safe for young children to be in it for longer than 10 minutes.
AMENITIES
In the summer, take advantage of the on-site community amenities which include outdoor and swimming pool, tanning deck, kiddie splash pad, and playground. Take advantage of the indoor heated swimming pool which is open year round. Great for those rainy days or when staying during the cooler parts of the year.
There is a quiet cove on the lake just about a 1/4 mile stroll from the house where you can fish or just skip rocks across the water.
BOATING ON THE LAKE
State Park marina is five minutes away where you can rent all kinds of water craft for an adventure on Table Rock Lake. Bringing your own boat? There is a public boat launch at Moonshine Beach.
PET FRIENDLY
Lakeview Retreat is pet friendly. The pet fee is $35 plus tax per night for each pet. Only dogs are allowed. Due to association rules, guests may bring up to two dogs, each weighing no more than 25 pounds, or one dog no more than 50 pounds. If you are bringing a furry family member, you must mention how many in your reservation request and I will send a payment request for the pet fee
DAMAGE WAIVER
The damage protection waiver covers accidental damage that is reported to the owner immediately. It does not cover intentional damage, damage due to guest neglect, or unreported damages by check out. Maximum coverage is $1500. Damages over $1500 will be the responsibility of guest.
SECURITY DEPOSIT
The security deposit is a hold placed on your credit card and is not actually charged. The hold is released three days after departure as long as there is no damage above damage waiver limit, extra cleaning needed, or policy violations.
CANCELLATIONS
Unfortunately, sometimes life happens and plans change. Although our HomeAway/VRBO listing states no refund for cancellations, we do have a cancellation policy in which refunds are given:
Cancellations made for reservations during the peak season (mid May to Labor Day), are given a full refund, minus one night plus tax at the average daily rate for the time frame of the reservation, if cancelled 120 days or more from schedule arrival. Cancellations made within 120 days receive no refund.
For all other times of the year, cancellations made more than 60 days prior to scheduled arrival receive a refund minus one night plus tax at the average daily rate for the time frame of the reservation. We recommend guests purchase travel insurance.

It is even better then the pictures. We had the added bonus of an ice cream van came around the neighborhood, just stand at top of hill and wave, he'll come up..

The home was extremely clean, the view was absolutely amazing. It was a wonderful experience. It exceeded our expectations, so much we didn't get to complete everything on our itinerary, because family wanted to remain in the home. We will definitely be back. Thank you for the memories you were able to help our family create.

Very nice property with really well thoughtful accommodations for families! King suites & trundle beds allowed us to have cousins sleepover’s & such special times together. The outdoor decks are wonderful spaces for the whole family to enjoy the view & sunsets over the lake. One of the best unexpected benefits is the private drive, allowing kids to play without worrying about the streets or traffic & just a short walk to pools & play ground! We would definitely stay here again.
^I would note that the house is showing some wear & tear, most of it due to irresponsible guests.
^If you are planning to cook all your meals, you won’t be too happy with the electric ranges & if I had a recommendation, it would be to upgrade & replace those with gas.
^note: you can’t see most of the July 4th fireworks from this location.

Our stay at this Beautiful House was wonderful. The house was very clean, easy to find, bed was comfortable and had pretty much everything we needed. Planning on doing this reunion next year, hoping we can get the same house.

Christmas scheduling becomes impossible when the children have their own so we decided to rent the property and try to get as many family members as possible together. It was fantastic. The children especially loved it. Nothing about this property is exaggerated. It really is ‘that nice”.

The property is wonderful. We enjoyed late nights in the hot tub & around the fire pit. We loved that the rooms seemed the same (each having their own full bathroom) so that no one family got the “best room”. Our only feedback is that the ramp gets slick after morning dew or rain, so watch your step. We would definitely stay at this property again.

Enjoyed the company of friends for 9 days. The weather was perfect for sitting on the deck(s) and visiting. Ample comfortable seating on the decks. Overlooking Table Rock Lake. Our hosts were very responsive when we called with questions. Clean comfortable home.

Great home! Met all the needs of our large family gathering. Beautiful bedrooms great kitchen and super laundry. We all talked about how this property was the best we’d stayed in at Branson and we have been going annually for 30 years. Dave and June were a great help. Can’t wait to go again.

We were a group of 24 from ages 3 - 77. This awesome VRBO was just perfect for us. There was plenty of room for meals and with two refrigerators, two stoves, two grills on the patio and two dishwashers...we easily turned out great meals.
Everyone enjoyed the pool and air hockey tables, as well as the hot tub and just sitting on the large patio on the main floor enjoying the view. Lastly, it was really nice having an ensuite bathroom for each bedroom. If we come back to Branson...we will definitely book here again!

Everything about this stay was perfect. The only issue we had the entire week was that the hot tub ran out of chlorine and started getting cloudy. I notified Dave and it was fixed the next day. Dave is very responsive and easy to work with. We definitely plan to return next year.

The Lakeview Retreat was perfect for our family reunion! The house was set up so nicely, plenty of room for everyone! The game room was also a big hit! The king bedrooms with individual bathrooms was awesome and the beds and pillows were the most comfortable I've ever slept on! My entire group (19 adults and 2 infants, ages 1 and 2) had a great time! The view from the decks is beautiful, as well! The hosts were great, just had a couple of questions and they answered them immediately. I would definitely recommend the Lakeview Retreat for any large group!

21 family members stayed in this house. Sooooo much room. We all loved it. Beds extremely comfortable. Very clean & well stocked with everything you need. Several TV's didn't work due to bad storms night before. Called & someone was there in less than 30 min. Will definately book again.

The home is absolutely perfect for entertaining friends and family. Everything is spacious, clean and felt so homey! There are no words to describe how wonderful the house is. The pictures do not do it justice!! And did I mention it’s just a couple miles from everything?! So convenient! Would stay here again and again!

We had a group of 11 stay at this castle of a house and we had so much fun! We stayed in December when there was a deep freeze for several days and we didn’t go out. It didn’t matter because the house has so much room and games to play that we didn’t miss going out. It had everything we needed! I strongly recommend this property to everyone!!!

We had a family reunion and this location offered everything we needed for privacy and great gathering spaces. Teens loved the hot tub and pool table, and adults loved having private rooms with wonderfully comfortable beds! Fabulous accommodations and would highly recommend.

This place was perfect for our family reunion. All the king bedroom suites provided plenty of private space, while the large kitchen, dining area, living room, game room, and deck allowed ample space for time together. Having 2 of every appliance also made cooking and laundry tasks easy to share. This is a wonderful place for a large group! We also greatly enjoyed the pools in the extreme heat. It was an awesome weekend.

Perfect for family reunions!
We had an amazing time staying at the Lakeview Retreat! Having that many master suites with full bath in each + a very well equipped kitchen and a lot of space in common areas, made this house perfect for our family reunion with 13 adults and 2 teenagers. And the view of Table Rock lake is probably one of the best in the housing development. We are already planning to stay there again next summer!

Wonderful for Family Reunion
We had such a wonderful time at this home and it was exactly as promised. Communication with the owners during our stay, who were very helpful. We had 19 stay and had plenty of space for all (could have easily been a larger group). All families even had their own bathroom. Great location and beautiful home!
