The location, and the ease of collecting and returning the keys
The beach is a walk

The caravan wasn’t clean which was a shame as we had been before, However that was a few years ago and since the covers on the Sofia’s have got dirty and worn, the carpet again was dirty and coming up at the edge. The dvd and fire did not work and there was a broken hook on tne bedroom door. A door handle to main bedroom was broke and blind to frame by door damaged. Which is a shame as the owner has clearly spent blots of money on it with little nick naks to make it nice.
The coffee table top was terribly damaged since our last visit.

The property was in a good location
The sofa cushions were really dirty as well as the scatter cushions really filthy. I need to go through the washing machine. The bedding was old and felt grubby. .. the carpet is really frayed at the edges. The towels , although clean look old.. there is debris underneath the cooker which can clearly be seen . the TV was difficult to work sometimes I believe through to High winds…

The caravan was well positioned (although a little difficult to find!)
It was quiet but in easy walking distance of the well stocked shop, the amusements and the beach
The swimming pool was great and we got lots of use of the passes with this
As we were only there a couple of days the cost of the passes and having to pay extra for golf etc was a bit high

A very quiet a peaceful spot on what is a very busy site.
There is lots of communal space which helped with slightly damp weather and everything you need for your stay is already there.
When the sun came out, the bistro table on the deck was a lovely place to sit.
I have 2 very tall teenagers and the twin bedrooms were a bit tight…
Bedding on double bed was a bit stiff and scratchy.

I liked the weather and location nearby the beach. It had utensils in the kitchen and towels for bath.
My family couldn't have a shower when it was dark outside because there was no light on the bath I called to ask them to fix it they said it would take 4 to 5 days for someone to fix it, so we had to use the toilet with the door open.

very clean & tidy, the location of it
the neighbours having parties until 2am, then extremely loud from 6.45am having water fights & jumping out of the windows. we paid £542 for the 3 nights, I went to the reception at 5.45pm on the Friday to enquire regarding passes as the gates had been closed so children couldn’t go in the play park without passes. staff told me passes would be £40 a day extra but if we had booked through them it would have been £260 including passes for that wknd in a caravan of same standard. I thought that was unfair not been able to use the play park after 5.30pm or get any food at the restaurant without having a pass only use it during the day. it would have taken our booking to £662 for the wknd were if I had booked with the site was £260 for everything

The owner has thought of everything in regards to
facilities, lots of extra towels, hairdryer, ironing board,
dvd’s, board games etc etc.
The caravan is located at the back of the site, which is
peaceful yet close enough to all the amenities.
The balcony is a great bonus.
The toilet seat was broken upon our arrival, I contacted
Charlotte (the owner) and the maintenance man
arrived the same day - so we couldn’t ask for more.
Sadly, due to the caravan being ‘pet friendly’,
this was pretty noticeable, definitely not being
helped by having no windows left open by the cleaners
on the extremely hot day we arrived.
The smell unfortunately became worse on day 2
after we attempted to use the hoover, this not only
created more mess than it picked up, but absolutely
smelt awful of dogs, and we struggled to get rid
of the smell after that!
I have mentioned this to Charlotte who said she knew
nothing about it.
We did feel particularly disappointed at the new ‘rule’
of not being able to buy or consume alcohol on the
site (apart from inside your caravan). I appreciate there
was an awful incident a few weeks prior, but this should
made clear to holiday makers in advance and not once
they get to the clubhouse for an evening out!
Most people have minimal time off work throughout the
year and choose to use this time to relax with a few
drinks whilst on holiday.

The restaurant was chaotic, the bar staff dismissive and we were unable to get a meal one night

Fantastic caravan and location.
Bulb in lamp had to be replaced, toilet seat in shower room was wonky, only basic cooking items available, No manual for microwave, so was not sure the size, no umbrella for the bench, we purchased one, no airer and no ashtray outside.

The bus service wasn't great can't think off anything else.

The property was clean and very well equipped, and it was easy to check in and out. The location is very good.
No much to say, everything was in perfect order and working apart from the DVD. Only thing that maybe was missing from my point of view was a clothes drying rack.

We loved this caravan! Great location with facilities available on the Parkdean resort and next to the beach. We were able to drive to nearby Rye and Hastings for day trips and our children (3 and 5) loved the whole week.

Lovely spacious caravan . Good kitchen with fridge freezer. Lots of pans etc . Kids loved having tv in their bedrooms . Nice little balcony .
Didn’t like that we had to pay extra £130. 00 for entertainment passes. Nothing to do with caravan but a nightmare trying to get a drink at the bar so slow.
