The bed was hard and extremely uncomfortable. The water in the radiator made noise all night long , chipped paint peeling off the ceiling , bathroom unpleasant

Where do I start?!
Breakfast was included in the price of the booking, but when I came to.choose the items from the menu. I was told I could only have either toast or cereal and no cooked breakfast or I would have to pay extra.£10 for a cooked breakfast, or £2 for an orange juice and £2 for either toast or cereal, which we're missing.I ended up receiving a phone call from the owner close to 11:0 pm where he insisted the free breakfast was only toast or cereal and even suggested that I should if I didn't like it, I should leave for a full refund when it was impossible to find another place at that time of night.This left a very sour taste.I did end up getting breakfast, albeit the toast and cereal were relatively stale.
The TV only received a few channels, for others the signal was very poor and unwatchable.
There were lots of notices in the room and in the bathroom to make you feel as if you were back at school with threats of charges for any misdemanours. The owner will say that this is for our guidance, but all it did was to make me feel uncomfortable and not conducive with a relaxing sta, being threatened with fines and being told what you could or couldn't do all the time.

The room wasn't the one in the picture on booking.com, it was actually better than expected.
Communication was good.
The bedding was clean and the bed very comfortable.
There was a check-in form to fill in with personal details but they wanted it leaving outside in the hallway where other rooms could access it too.
It's basically like staying in a room in someone's house, shared bathroom etc. and I saw no people at all, only heard them from other rooms.
There was no breakfast room overlooking the garden like in the pictures. You order takeaway breakfast from a sheet in your room and it's brought to you to have in your room, except there was no eating area in the room.
It said in the room folder all food must be consumed in the specific eating area to avoid stains, but there was nowhere to eat and the carpet had plenty of stains.
It can be tricky getting in and out of the drive as it's right on a corner. I drove past it the first time.

The gentleman that answered the door was friendly
Upon arrival the outside looks totally downtrodden and shabby, As soon as the door was opened I could smell a strong smell of stale cooking, totally overpowering. I got my key and went to the most disgusting dirty room I have ever seen, mismatched furniture, wardrobe doors hanging off, dirty fridge (nothing like the pictures on booking.com). I turned around and walked out and went to stay at the premier Inn, please avoid this place and do not allow others to have an awful experience like mine. I am now battling for a refund and to be fair I wouldn't stay here if you paid me let alone charge people.

I didnt book breakfast after I seen the B&B and after I had no sleep because it was so uncomfortable
When we arrived the front it was a house and the front of it was badly run down looked awful, not a great first impression. We arrived to find a envelope in the porch with a key and there was 4 x A4 sheets of paper to read through giving us instructions on what we cant do and a list of what to do while staying in the hotel. I had drove for 11 hours from scotland and the last thing I wanted to do on arrival was read and sign what I will be fined for If I did something wrong.
On arrival we had to take our shoes off and leave in the porch, the owners said they didnt live there but seemed like they did and they came to make sure we had signed the paperwork. The paperwork said If we had anyone in the room with us we would be fined along with stains on sheets, smoking and a few others the list was long. I have never been to a B&B that tells you to take the rubbish out when you leave either.
The bed was so uncomfortable I just couldnt sleep at all, there was strict instructions to remain quiet after 9pm and it just had a uncomfortable feel to it like being in a prison camp.
This is not a B&B its someones house and they are letting out the rooms to others.
I was so surprised because I seen there was so many good reviews this is why I booked it, but to be so disappointed on arrival was a shock. Then we see on one of the papers If you leave a good review you will get a free breakfast next time you stay. So all the reviews must be based on free breakfasts not honest at all.
My friend stayed in a really nice hotel a few miles way and it was only £30 more so I would recommend paying the extra, I know I wll next time I stay in coventry.

1..got a message to say if we wanted to entertain anymore guests it would be 35 pound ..so that made us feel like prostitute, 2 way too many rules ,felt like a prisioner ,moaned when we mentioned breakfast at 6am to which it stated on form breakfast from 6am so we didn't bother ,we were made to feel very uncomfortable

Christmas decorations on on a hot summer night. Strange regulations on everything including "urine droplets". The place looks like a random British house just with the numbers on rooms.

The cleanliness level were 100!! The property was lovely and the owner was amazing.
There are limited shops around and hard to find with the cab and you can’t bring friends round but that’s not that bad tbh

This was my second stay here as it is near to my office.
Both times I enjoyed my stay. The staff are friendly, the room is clean and tidy and has good facilities. I particularly like the plants in the bathroom.

The b&b is very homely and comfortable. There are house rules but these make the stay enjoyable for everyone. I never experienced any issues with the shared bathroom, never overly busy in the 3 nights I was there although fully occupied guest rooms. I would definitely recommend and revisit. Excellent value for money

Difficult parking not possible to enter or exit without blocking the family cars.
