Magnificent ocean views from every room! Exquisite, high end remodeled beach house located in the quaint town of Dillon Beach, near Tomales Bay. Luxurious feel, with a cozy and charming atmosphere. Enjoy the beach, and then relax in the oversized hot tub located in the sun room which overlooks the amazing Pacific Ocean.

Up to 2 small dogs or 1 large dog allowed with $150 pet fee. Please tell us about your pet/s when making the reservation. The pet fee does not cover damages by the pet, it does cover cost of deep cleaning and slight extra wear and tear expected. Renter is responsible to pay for any and all damage to the home during your stay. Pets are not allowed on the furniture.
Hot tub: No food, glass, sand, or anything that can cause the tub to need to be drained and refilled is allowed in the hot tub ever. If violated, $500 will be deducted from your deposit to refill the tub. Please rinse off in the shower before entering the hot tub.
Parking: Oceana Marin HOA allows a maximum of 4 cars to be parked in the driveway. No parking is allowed on the street or in other driveways. This is closely monitored by security and violators will be towed at guest's expense.
Grill: Guests are welcome to use the grill, but are responsible for providing propane refills and cleaning the grill after each use.

Maximum of 12 people can be in the home at a time per Oceana Marin HOA rules. Again, this is closely monitored and if violated, guest will lose their deposit and be asked to vacate immediately.
Guest access
There is a spa/hot tub at this property. While we do our best to maintain the spa in operational condition, occasionally it may not be functioning while awaiting a repair or maintenance. As such, we are not able to guarantee the spa will be working during your stay. We are not able to offer any compensation if the spa is not operational during your stay.
Other things to note
* The cleaning fee includes the $100 hot tub fee. The hot tub is over sized, and an absolutely lovely addition, which is very costly to keep up. We are sure you will enjoy!
* Up to 2 small dogs or 1 large dog allowed with $150 pet fee. Please tell us about your pet/s when making the reservation. The pet fee does not cover damages by the pet, it does cover cost of deep cleaning and slight extra wear and tear expected. * Due to strict HOA regulations in this community, no more than 12 people may be at the property at any time, day or night. This includes registered overnight guests plus any local friends who may stop by. The homeowner is at risk of losing the vacation rental permit as a result of violations to the HOA regulations. As such, the following notice is required: "Be advised, Dale Holmes is our authorized agent to inspect and enforce compliance with HOA and house rules at 15 Kameha Dr, Dillon Beach, CA. Mr. Holmes is authorized to enter the home at any time to verify compliance with HOA and/or house rules. Mr. Holmes is authorized to evict guests on the spot if violations are confirmed upon inspection."

House Rules & Booking Policies - For complete rules and details, see Renter's Guide, which is emailed upon booking completion, as well as 4 days prior to your scheduled arrival date. Guests are responsible for thoroughly reading our emails and the Renter's Guide prior to their stay, and adhering to policies outlined therein during their stay. If you would like to review the guide prior to completing your reservation, please let us know.
* Guests making last-minute reservations may be required to share a photo ID with the host via messaging.
* Host collects a $750 security deposit for all direct reservations, as well as on bookings made via certain booking sites, which is refunded 14 days after check-out, less any damages or policy violations.
* Stays of 3 weeks or more require professional cleanings every 2 weeks. There is an additional $250 charge per cleaning, which be collected after the reservation is confirmed as booked. After guests have been checked in for 1 week, one of our staff members may stop by and enter to check on the home. We will give you at least 12 hours notice before we arrive to check on the home. Guests do not need to be present, but may be if they prefer.
* No smoking. No parties/events. No pets. Quiet hours are 10pm-8am (noise complaints from neighbors, especially during quiet hours, result in extra charges). Please remove your shoes inside the home.
* Guests are responsible for following garbage protocol outlined in Renter's Guide and for taking out their own trash, as well as rolling bins out to the curb on the home's "trash night" for collection by the city.
* We expect the home to be maintained during your stay (i.e. spills wiped up, garbage and recycling taken out and put in the proper bins).
*Reservation Cancellations: As per booking website. We do not offer refunds beyond those outlined in the cancellation policy on the booking website.
* Reservation Changes: For moves of the same duration, there is no change fee if we receive your request more than 30 days prior to arrival. Within 30 days, a $200 change fee applies. Guests are responsible for any price increase for the new nights. Cancellation fees may apply for moves more than 30 days from original arrival date. Only one change will be accepted without cancellation fees.
* Reservation may not be resold or sublet. Only the persons/group identified at the time of booking are allowed to stay at the property.
* Renter may be required to sign a separate rental agreement with the property manager upon booking.

This property was PERFECT for our group. We traveled with 8 adults and two small boys (aged 7 and 8) and the main floor (kitchen,living space and master) was beautifully decorated and upscale, while the game room and hot tub room were a little dated (early 90s theme) which was amazing because we didn’t have to worry about the kids playing in the game room. It was the best of both worlds!
We were able to walk to the beach (even the kids) and the view was INCREDIBLE.
The only suggestion would be to have a closet with some old boogie boards, beach chairs/towels/toys, plastic cups. The home came with so many things but we felt it was odd that it didn’t contain any beach-related items for use being so close to the water. Minor detail though, it was not a con for the property at all just a suggestion.
Would go back here 10/10 times!

This is our second time staying at this house. The layout works well for our family and we love the kitchen and living room area. The view is spectacular and it’s easy to drive to the beach. The giant hot tub is our kids favorite thing! Highly recommend!

The pics didn’t do it justice, great views from all rooms. The place could benefit from some deep cleaning as there were spider webs in some places and just some spaces that needed some extra care. I would definitely go back.

Great house for a group
This house is amazing for a group, we were there with my parents and grand mother and it was giant for the 7 of us. My kids loved the game room and the GIANT hot tub. The view from the main room is spectacular. Only real thing I would change is adding a curtain in the downstairs bathroom since the neighbors use their yard and can see in from some angles

disappointed, description and picture were more positive, than actual House. Picture window needed covering, sun extreme in afternoon. BBque, rusty and filthy. odds and end of motors or some sort of equipment. work out equipment did not work. doors to decks did not have working locks. house need a lot of TLC . make it work, thankful to have family under one roof.

Beautiful home with added surprises
Perhaps I didn't read the description of the property thoroughly, but the family was pleasantly surprised with the garage/game room (foosball, ping pong table, and pool table). There were also three bathrooms, not two, but one was in direct view of neighbors and there were no window coverings for that bathroom. There is a loft area, with a spiral staircase, leading down to the hot tub from one of the bedrooms. We didn't use either of these, nor did we leave the sliding door open from that same bedroom. If you've stayed in Dillon Beach homes, there's a familiar "dank" smell in older parts of homes. So we kept it closed and didn't use the decks either. However, the rest of the house was impressive, modern, and clean. The furnishing were comfortable and the views were awesome. The open floor plan on the main level was perfect for us. There was an outdoor shower at the front entrance, but was not working at the time we were there.
We've gone to Dillon Beach 2x/yr for the last five years. This has been one of the best places we stayed at.
One last thing, I had concerns about wifi because it can be unreliable at Dillon Beach. We needed to take a few important Zoom meetings. For those of you interested, the specs were about 180 MBPS (download) and 100 MBPS (upload). My family was very impressed with that alone.

This home was the perfect location and size for our family vacation. The home and ocean views were beautiful! There was more than enough space for each family member to rest and relax. Ok this hot tub isn't just a normal hot tub. it's HUGE! Easily could fit 10 plus adults in there no problem. Place was great otherwise. Knives need sharpening. 10/10 would stay again

Giant hot tub! Need I say more?
Our family loved it. My twin 3 year olds even agreed to sleep in their own room which is a first for us. The property was nicely decorated and not scary. Hehe. Some shampoo, body wash and laundry detergent would have been appreciated but it didn’t affect our overall enjoyment of the stay.

Very comfortable- nicely decorated- a few rooms/ places still in progress, but not intrusively so. Knives could be sharpened, and a larger frying pan/ with lid would be great. Otherwise adequate kitchen. Beds comfy. Nice there is zone heating. Huge hot tub and very fun game activity room. Perfect for groups and families.

House is great, view is amazing. Manager is easy to get a hold of and address any issues. Downstairs bathroom has a window to the neighbors house and would be better with curtain/blinds as it is not very private. Other than that the property is great for a family vacation. Would come again for sure.

Party tub
Amazing house; hot tub was such a fun time for all my guests. The view was so nice. Lack of towels and blankets was annoying. And check-in was awkward with the property owner and cleaner still being there. I thought they would return the favor by letting us check out late, but alas, no good. Overall, a great stay.
