About this house rental
High Acres Farm offers one of the most magical and restorative environments in New England — an atmosphere of peace and possibility, where guests can enjoy each other’s company in the presence of nature.
The historic Main House at High Acres Farm was built in 1952 and completely restored and modernized in 2017. It is now a beautiful contemporary gathering place, featuring eight private bedroom suites, a state-of-the-art farmhouse kitchen, a yoga loft, play spaces for kids, and elegant common areas filled with old family heirlooms that have traveled through our family for generations.
Our 176-acre estate is perched along the eastern shores of Lake Champlain, looking out across the water at the Adirondack Mountains of New York. The landscape is a mix of gardens, fields, forests, streams, a pond, and a private beach. A network of informal walking trails provides easy access to different parts of the land.
The historic Main House has eight private bedrooms (two on the first floor, six on the second), seven of which have their own attached bathrooms (the eighth bedroom's bathroom is just outside its door). The beautiful farmhouse kitchen has a large island, an eight-burner stove, a double oven, and a pantry with a second fridge.
The downstairs floor plan is open and flowing, leading into an elegant living room with a fireplace and a wood stove, comfy sofas and chairs, and a majestic ten-foot farmhouse table, which can easily sit ten or more people for festive family meals.
Other common spaces in the house include a bright sun porch, which is wonderful in the summer when the wind blows off the lake, a library with a TV and full cable service, a formal entry hall with a Steinway grand piano and a spiral staircase, an informal mudroom, and two water closets, one of which is ADA compliant.
The house is outfitted with central air conditioning (if the breeze off the lake in the summer does not cool you down enough), and high-speed wireless internet throughout.
One of the bedrooms on the first floor is ADA compliant, in case there is someone in your group who needs a little more space — its doors are wider and its bathroom is equipped with grab bars.
The basement is mostly finished, and includes a laundry room with two washers and dryers, and a game-room with ping-pong, air hockey, a piano, a second TV, a rowing machine, and a treadmill.
The attic provides a flexible space for a wide variety of activities, ranging from yoga and movement, to kids' dance parties, to sleepovers. Rooms can be arranged with cribs prior to arrival if there are any babies in your party, and the house also has a high chair and a pack 'n play if needed.
Outdoor amenities include a barbecue porch and an outdoor sink, a large stone patio with ample seating for outdoor gatherings, an in-ground pool with a surrounding fence for child safety, a tennis court, and the lovingly named "moo-mobile", the golf cart painted like a Holstein cow, which guests are welcome to use.
Paths are mowed through the fields for walking, and several of the hills on the property are perfect for admiring the view of the Adirondack mountains and the lake.
The boathouse at the private beach contains two stand up paddle-boards, two kayaks, and beach chairs for relaxing, as well as a second grill for barbecues. The dock extends 90 feet out into the lake, and a private mooring is located in the sheltered bay if you have a boat for additional water activities. Corn hole is a common sight in the evenings while enjoying drinks on the terrace, and is provided along with a croquet set to enjoy.
The house comes with basic cooking supplies such as oil and vinegar, flour, sugar, etc... The kitchen can also be stocked beforehand with groceries if you would like to arrive without errands to run. The property manager is happy to also discuss additional services available in the community.
There is a caretaker living on the property and the property manager lives right next door, should any concerns arise during your stay.

An incredible location with expansive views of Lake Champlain and rolling meadows. The accommodations were superb. Our family thoroughly enjoyed swimming, tubing, kayaking and floating in and around our private cove. It is sooooo peaceful and serene. Thank you Jeff for such an amazing experience

High Acre Farm was the perfect home for extended family and friends in town for a wedding. The setting of the house is beautiful, the house itself is outfitted perfectly for our large group-it has anything and everything you could think of. I've never seen another rental home like it! The mix of personal pictures, books, furniture, history together with comfortable bedrooms and baths made each of our guests feel right at home. Jeff was so easy to communicate with and was available immediately to answer any questions. Bonus was that he kept us informed of 600 sheep being sheparded into the lower fields-truly a sight to behold and a much talked about memory of the guests. This is a special property.
We're looking for another reason to stay at High Acres in the future!

We had a group of 16 (my parents (70s), aunt (70), my siblings and spouses (40s), and seven kids (ages 4-14). The house was perfect for our group. Plenty of room to spread out, a basement and third floor for kids to be kids and making noise without everyone needing to hear it. The view from the back patio is one of the most beautiful we’d ever seen and it was ours all day every day! We had an amazing time going back and forth to the lake, walking around the beautiful property, and trying out kayaking, paddle boarding, fishing and getting the kids on tubes and wake boards. Jeff, the manager, was the best—responsive, helpful, kind, and patient. I cannot recommend this place enough!

An amazing, quiet and secluded location with picturesque views no matter where you look. The snow capped mountain views were breathtaking. A one of a kind gathering place no matter the time of year for large groups. Jeff was awesome and helpful throughout our stay as well. Will keep on the list for future gatherings.

Jeff's home was incredible! I'm struggling to even write a review that gives the home and Jeff justice for how amazing our stay was. The property is very well maintained, super private, and has insane magical views of the sunset on Lake Champlain. So much care and thought put into every detail of the home. We feel so fortunate to be able to stay at the High Acres Farm Estate. We'll never forget our time here and are hoping to come back some day and visit again! Thanks Jeff!

This is our second time on this property, and our group of 12 friends truly loves it. The house is just perfect, beautifully designed with everything high quality, a great cooking kitchen, and a mix of open spaces to socialize, and cozy rooms to hide away with a book.
The property the house sits on is also beautiful. Giant wide open space with gorgeous tree views of the lake and mountains.
It’s really an autumn paradise.

The Most Magical Place on Earth
I'm hesitant to write this review, as I want to be able to return to High Acres one day, but it is the most magical place. My husband and I spent the last few months traveling across the country and saw some incredible places/VRBOs/national parks and High Acres Farm just might be our favorite. We worked with Jeff (the most helpful, considerate and understanding host we have yet to come across - and we've stayed at ~50 this year alone) to plan our small wedding on the property, where we stayed with our siblings in the house leading up to the party. We couldn't have asked for a more incredible house and property - from the views of the mountains over lake champlain to sharing meals in the beautiful kitchen - this house has it all and more. Natural beauty, charm, upscale amenities, and most of all a unique pastoral setting. We hope to keep High Acres as a special place for our family to return to, as we've really never experienced anything so magical. Thank you, Jeff for everything!!! - The Hayons

Best Family Vacation Ever!
We had an amazing time! Our kids flew or drove in from various states to join us at this amazing property. Our two little grandsons loved the loft area and we all enjoyed the pool, tennis court and lake (paddle boarding and kayaking were a favorite). The house was a perfect fit and so well appointed! Jeff was so relaxed and was a perfect host/manager. If there were more stars we'd give them!

Highacres farm - where living is easy and life won’t pass you by
We have stayed at numerous great places that we loved visiting. But, highacres is a place where you soon want to live. From Jeff, the property manager, to all the touches and extras in and on the property, one immediately feels at home. Everything melts away and you just experience those simple things in life. And to top things off, this location is stunning. It was a magical family experience. Thanks to everyone at Highacres Farm.

The property is simply beyond compare. While the photos of the property are beautiful, being there exceeded all expectations. This is a magic family home the exudes the history of the many generations that have occupied the space. Everything is first class. The quality of service was five star. This is a resort experience and to call it a "rental" would be an injustice. We can't wait to return!

Absolutely stunning property
Both the property and the house itself are absolutely beautiful. The land is expansive with amazing views of Lake Champlain and plenty of fall foliage in the right season. The house itself is perfectly done, no details is missed. This house is not superficially high quality, it is high quality to the bones. All the furniture is beautiful and extremely nice, with couches and chairs you melt into in front of fireplaces you'll want to melt in front of. The kitchen is beautifully done, with tons of space, all very easy to use. We cooked almost every meal we were there and enjoyed every minute of it. Tons of storage place with two fridges, and a really nice hygge feel to it all.
We just finished our trip and are already planning our trip back for next autumn. Can't recommend any more highly.

High Acres Farm was the perfect spot for us to have a micro-wedding celebration with our family. The property and house are incredible. Our family loved sitting on the back porch, walking the trails to the beachfront, and being together at this stunning location. A Vermont Postcard is Brought to Life
High Acres Farm is like a movie set. It’s rolling hills, lake, woods, and home are exactly as they look. Our family loved playing tennis, kayaking, paddle boarding, driving the golf cart, hiking and just enjoying the sunsets on the patio.
Property manager Jeff is incredibly welcoming and terrific at helping with requests like caterers. A huge shout out to Let’s Pretend Catering. I wish you were in Philly so we could get food weekly.

Amazing home with amazing views
Our family had a great week and this beautiful home. It is very well appointed, great bedroom space, large but cozy common space and a chef's kitchen. We spent a lot of the day at the tennis court and by the pool enjoying a breathtaking view of Lake Champlain. It is the perfect retreat for an extended family. Jeff was a great host. His communication was fantastic both leading up to the trip and during our stay. Any issues, no matter how small, he was able to address. This is a wonderful home that I could not recommend enough.

Beautiful property, great view, wonderful time!
We had a great stay. The house is in good shape, with relatively recent renovations to bathrooms, comfortable beds, and plenty of chairs, dish wares, fridge space, and other accoutrements. Jeff as property manager was very responsive, friendly, and easy to coordinate with. The farm and the view of the lake were all absolutely beautiful. We had an excellent experience and would recommend the house to anyone. Thanks Jeff!

Marvelous get-away and get-together for large family
The High Acres house is extraordinary; beautifully decorated, extremely comfortable, laid out very well for a large group, and offers many fantastic options for indoor entertainment. The outside area is magnificent; views of the lake, mountains and ever changing sky, acres and acres of peaceful landscape to be enjoyed from the patio, the pool, on foot , or on the cow-print golf cart, and the private beach on the lake left our entire party in awe. No one wanted to leave and everyone wants to return ! Definitely left us all with delightful lasting memories.
