Lovely guest house, brilliant location. Friendly and clean. We had a family room with our 4 & 5 year old and it was perfect for us. My husband enjoyed the bar with very reasonably priced drinks.
We weren't able to park when we arrived which delayed us as we had plans. Then, the next day when we wanted to leave we were blocked in and had to wait again until others left. It is advertised as having parking so we weren't anticipating these problems and it did make us late to meet people on both days.

Central to the beach, shops and centre of mablethorpe.
Room had toiletries, towel, hairdryer etc
Uncomfortable mattress, toilet flush kept dripping all night. Rule book stated 'quiet time 10pm-8am' however we came in at 1045, making sure to be extra quiet and found the bar area in full swing ( staff were also drunk). We reported a fault in the room and the man who came to fix it was very drunk.
Next morning at breakfast (although we had given a form detailing our breakfast request) there was 1 staff member trying to juggle cooking breakfast for 9 rooms and also cleaning tables and checking guests out. Breakfast was not good.... (We weren't charged )

Very lovely host, helpful and friendly. Room was lovely and clean. You even get slippers left with you towels. Shower was lovely and hot. We didn't eat in the restaurant but we did gave a pint of thatchers in the bar.
We could hear the vent in the bathroom flapping with the wind. Our room had a sloping ceiling, my husband hit his head a few times.

Lovely and clean. Great features to the place. Close to beach.

Great location
Room adequate for one night, too small for anything else, no where to sit other than the bed

Good location.
Big room.
Clean.
Private car park.
Disappointed, no cereals were offered.
Struggled to get hot water.
A lightbulb went in our room, I reported it to the bar ( no reception) they were not interested.
Comparing it to a similar establishment & price we stayed in for the same length of time in Bridlington, that was far better.

the rooms were very clean, a nice size and the beds were really comfortable. the small bar area is presented nicely and fairly priced, the beer garden was also a lovely touch.
our only small complaint would be that the woman that served us at the bar seemed to be in a bad mood and was not very polite when communicating with us.

The room was very clean. The lady running the place was very friendly and helped me out with a phone charger. The location is good, just a couple of minutes out of town which was quiet. I had a bacon and egg sandwich for breakfast which was superb and great value. I would stay there again.
This is not a criticism of the hotel in any way, I was on a motorbike, the carpark is gravel which made turning a little difficult, that said I was able to park the bike right by the hotel out of view of the road. I only mention it for the information of other motorcyclists.

Very clean, amazing room sizes, very friendly welcome. Location is perfect as well. Just a 5 minutes walk to the promenade.
Everything was amazing.

We were greeted by a lovely gentleman and given the keys to our room. The room was large, clean and ideal for what we needed. Breakfast is an extra but good value for money, well cooked and very tasty. The lady who served us on both mornings was really lovely, pleasant and charming, a real asset to the hotel.
Nothing to dislike, perhaps a box of tissues in each room would be nice but them not being there didn't take anything away from a lovely couple of days. Beer garden is lovely. Bar prices extremeley competetive compared to other hotels we have stayed at.

Prior to this trip I was minding my own business taking a stroll along bell sniff view and I felt a sudden sharp pain in my neck. I looked around and saw a chameleon scampering away. I went on with my day unaware of the amazing transformation that would take place.
When picking Kate up she complimented my choice of red top and shorts as it matches my car’s interior. Strange I thought as I was sure I had worn blue that day.
When we reached the Victoria I was made to feel anxious when people would greet Kate but not me as if I wasn’t even there. When I sat at the bar a large man even sat on me whilst I was having a drink. It was then that I realised that I had obtained the powers of the chameleon and had the ability to blend in with all my surroundings.
I am currently in room 4 next to the radiator. I have been here for 2 weeks now and no one can see me.
The joke is wearing a little thin now. I have not eaten in ages and the last couple to stay in this room decided to watch homes under the hammer continuously!!!!!

Room 9 is in fact a self contained flat with modern shower room, double bedroom and lounge/kitchenette. All nicely decorated and comfortable, and it was a bonus to be able to prepare own food. The bar is pleasant, the staff welcoming and helpful. The location is very central, 5 minutes or less from all amenities and from the seafront.
Nothing.

Central location
Very limited parking, didn't receive slippers and dressing gown we paid extra for asked but still didn't receive, only one chair in seating area so had to watch TV on the bed but the sloping ceiling made this difficult, impossible to have a shower due to water pressure

It was near the arcades and also the beach and if you went the opposite way you got to a splash pool, tennis court, mimi golf and play park which was lovely as they had seating all around so you could watch your child

Upon arriving at the property I noticed my foot had turned into jelly.
Luckily Kate had a spoon and some cream so we devoured my foot before entering so as not to mark the carpet.
Upon entering the bar area we were greeted by a man who could use his hands to hold things. I watched as he held a glass then a pool cue and then a packet of crisps (ready salted). I must say I was very impressed. I then realised that the Victoria is an amazing place and knew I would return for more adventures
It’s hard to find anything to dislike about the property. At a push I would have to say that I was disappointed that 80’s entertainer Bobby davro wasn’t there (he wasn’t due to be there but it would have been nice).

Friendly hosts. Perfect location for us!
The room looked recently refurbished. Lovely! However, there was a strong sulphuric smell from the bathroom - could have been remedied by running the water before guests arrival. The towels and bedding didn’t look or smell clean. Breakfast not included at nearly £100 per night.

The beach was walking distance and so was the high street with the arcades. The staff at the guest house were lovely as were the other guests.
I found two spiders in my room so wasn't happy. There was a smell in my room that didn't go away unless I used febreeze, didn't know where that smell was coming from as it was always there when we entered the room.

Bedroom no.10 sloping roof banging head constantly. Unable to sit up in bed as roof was far too low! Only 1 chair for a king size bed room!! Too expensive just for a bed breakfast extra!! No one told us about the room as we arrived.wifi hit&miss!
