We loved the location & house. Our family of 14 (range 87-3). We made it work, but to do so, 2 people had to use the uppermost room; 1 on the futon (it's for 1, not 2) and the couch. Without the provided extra pads found in one of the bedrooms, the futon would've been hard & the couch, soft. We made it work. We also used the pullout living room couch, which our matriarch deemed to be very comfy. Ideally, we'd not have slept someone on it since the main floor is open, meaning if one's up early for coffee, so is whoever's on the couch. We made it work.
The kitchen's well-stocked, though our margarita-making nephew thought the cocktail accoutrements could've been better. He made it work.
We ate out a few times, but mostly cooked "in." Nice kitchen.
The back area is awesome. The home owner provided a number of kayaks and a couple of SUPs. We used them to teach the kids to safely use both and they had a blast.
We thank the owner for the paper towels & TP, but it would help to explain how to find them in the instruction book. We also appreciated that there was laundry soap. We needed it. Last, thanks for the linens.
Why I didn't go all 5 stars: Communication was slow. We came from 2 timezones away & had questions. Flying, we didn't want to bring things we didn't need to. The house instruction book can use an update & it would be good to have a media page. Found the Phillies 1 night, but not again. Sad.
Great house. I want to go back. Thank you from 14 of us.

This property had everything we were looking for...spacious, wonderful views of the bay, direct access to the bay, fenced in yard, well appointed, updated kitchen and bathrooms, and in a quiet neighborhood that was ideal for walking our family dog. About a 4 block walk to the beach which was convenient with small children. Good location as it is near some great dining, markets, etc. We would absolutely stay again!

Our family of 4 adult children and spouses and two grandchildren were in town to attend a family wedding. Could not have been a better place to stay with great views, easy walk to the beach, comfortable bedrooms, well stocked kitchen.
Hot tub was a fun bonus .
Great place

The property is in a great location, with water views at the front and rear of the house. Large property with 5 bedrooms & 3 full bathrooms, 1 half bathroom. Property was clean and had plenty of free activities included like books, board games & bikes. 5 minute walk to the beach. Dogs can go on the beach anytime out of season from Nov-Mar. island has some stores to visit to get supplies like Acme otherwise you’ll need to find the local restaurants. Not much communication with owner on stay but the instructions provided are enough so that’s ok. Overall a lovely home and vacation

House is lovely! Main floor was open, spacious, and nicely sunlit overlooking the inlet/bay.There are three sitting areas.First floor with kitchen, nook and living room with a pull out sofa (also bathroom and laundry). Then a second floor sectional (but not a pull out) with a tv.Lastly the top floor that you walk through to access the rooftop is another beautiful sitting area that can be used as a bedroom, but again it's not a pull out, so you sleep directly on the couch.I didn't realize there were three separate sitting areas which was nice, but was a little surprised that we couldn't open the top floor sofa to a bed/futon. Hot tub - awesome! Very clean, very hot and private. So nice to fish directly off of the private dock.Bikes were much appreciated and we also enjoyed the cornhole game the hosts provided.2 of the upstairs bedrooms didn't seem to have ac. Maybe we missed something, but I think only two had ac units and one had a fan. Our trip was in Sept when it wasn't that hot so it wasn't a major deal. As far as cooking we found everything we needed.I bought a lobster/crab cutlery set, but then realized they had one.Hot water may take a minute to come on, but once it gets hot, it's steaming! Beds very comfy. Everything was very nice and the property manager was very responsive if we had any questions. Master bath jacuzzi didn't work for our stay, but it wasn't a big deal to us.We would definitely stay here again. We found the home to be beautiful, spacious and clean. Gorgeous views, great location. There was enough toilet paper supplied for our entire stay and the hosts kindly provided a few coffee pods, rolls of paper towels and laundry detergent to get you started. Don't forget your towels and sheets! There are no bath or beach towels provided. We packed those, but I didn't think to pack bathroom hand towels to dry our hands, kitchen towels, or something for the bathroom floors for when you step out of the shower. Overall wonderful, spacious, clean home with gorgeous views. I wouldn't hesitate to stay here again. If you want to be super picky, the only thing that I would address is the little mildew in the master shower. Nothing major.Easy fix by spraying on some tilex, letting it sit, followed by a little scrubbing with a brush, but overall everything else was very clean, absolutely beautiful and we highly recommend! Wonderful outdoor sitting areas and views. Nicely enclosed for children or pets. Very beautiful. Thank you so much to the hosts!

Great sports amenities and location on the bay with 360 views. Kitchen and cooking utensils could use an upgrade. We ran out of forks a few times and would have appreciated real glasses instead of plastic.

Beautiful home in a perfect part of LBI
We really enjoyed our stay in this property. The house is big enough that no one felt on top of each other, with ample spaces to work from home without hearing each other on calls. The access to the bay can’t be beat, and the water sports provided were great: kayaks, paddle boards, etc. Incredible sunset views from multiple decks and rooms in the house. Great kitchen with 2 sinks.
Only brought it down one star because we had a series of maintenance issues- central ac didn’t work upstairs at first but they replaced the whole system, one toilet leaked through the floor but they replaced the whole toilet. Point being, they were incredibly responsive and we felt well taken care of. Also to note: they are some unfortunately neighbors across the inlet who play their music loud and noise travels. But it never lasted too long and didn’t detract from our stay too much. Highly recommend!!
