Welcome to "The One!!" You will be amazed as you enter our condo decorated like one of your favorite 90's sitcoms. It will be "The One where you had the best time in Branson!"

Our Condo is situated in the beautiful Pointe Royale Golf Resort.

From the time you enter, you will realize that you are in one of the larger condos in the area.

Our super fun kitchen is stocked with everything you need to prepare your meals. No need to eat out! Just bring your food:). Large enough for multiple cooks in the kitchen! We have also made sure you that you have plenty of room to eat, play games, or just sit for some great conversation. 2 dining room tables and a kitchen bar with seating for everyone!

When it's time to relax and watch a movie, we have 2 different spaces for your group to spread out. Retreat to the upper level loft living room to enjoy the foosball coffee table or magnetic wall chess board.

Our main level has 2 king bedrooms, one with a ensuite bathroom. We get many compliments on our mattresses! Many have said that they have gotten their best nights rest at our places.

Upstairs you will find the loft living area with a sleeper sofa, the third bathroom, and third bedroom with 2 queen comfy beds!

We have put a ceiling fan in all our bedrooms for added comfort.

Our screened in deck is a great space for your morning coffee with a view of the playground and Lake Taneycomo. You can also spot one of the scenic Branson lookouts in the Ozark Hills.

We are a second level condo- The property entrance is only accessible by stairs

The neighborhood: Pointe Royale is a beautiful golf resort with a outdoor pool, heated indoor pool, adults only hot tub, 24 hour fitness room, clubhouse, tennis courts pickle ball, dog park, playground, and direct access to Lake Taneycomo for some of the best fly fishing around.

We do ask the following check out procedures be followed-these are standard for the area and are not included in the cleaning fee
-Heat at 60 degrees, or A/C left on at 75 degrees.
-Remove garbage bags from each bathroom and kitchen and take to dumpster
-Soiled dishes are placed in the dishwasher and dishwasher started.
-Please start one load of towels. You just need to start the washing machine. Our cleaning crew will transfer the load to the dryer. This helps the cleaning crew so much in getting the laundry completed in time for the next guest.
-Please strip the bed of the sheets and put at the bottom of the bed if you have time. Do not remove mattress pads, decorative pillows, or shams.
-Please leave the home picked up and games put away.

First of all the property is decorated so very cute! Everything was as listed! Clean, comfortable, everything we needed! Perfect if you have young people that like to have their own space, the upstairs loft area is fantastic. We took my mother-in-law and she had her own space with her own bathroom and bedroom! The coffee is to die for

The communication is amazing! You get a text if you need anything. I can’t even begin to go into details on all the Friends finds in the condo. (I won’t spoil it for you). They have gone into great detail on everything. The beds are amazing! We did not even realize how close we had been to the water. You can see the lake from the patio. We will definitely book again

This property was well beyond our expectations. It was exactly as described, but honestly even better because the attention to detail was amazing. We had the best time here. The condo was exceptionally clean and well stocked with everything we could possibly need and more. The beds were very comfortable and the screened-in porch was a family favorite. We only had one minor issue that we noticed upon arrival with the hose to the portable air conditioner in the upstairs bedroom. Brenda had reached out to us the next morning to check on us and we mentioned the hose issue to her at that time - she immediately had it repaired within a few hours...and this was on a Sunday/Father's Day! Never did we expect this to be repaired so quickly. I only mention this minor issue to highlight Brenda's care and attentiveness to her guests. (side note: it was very cool and comfortable in the upstairs bedroom) We were beyond impressed with our stay and hope to make it back there again soon!

I felt like I was at Monica's apartment! It was so cute and had everything we could've ever needed. Contact with the owner, Brenda, was great (even though we didn't need anything, she was just checking on us). Can't wait to stay there again!!

We had an amazing stay! I can’t say enough good things. The owner thought of every detail to please any Friends fan. It was FANTASTIC! The beds were so comfortable and I am picky about my bed. Slept so great! The condo was clean.. great location, great amenities. The owner was very prompt in responses. We will be staying there again!

Three families, 6 adults ages 40-70, 3 kids ages 9, 11 & 14, from 3 states, TX, OK & AR and we had the best time. Condo was fabulous with every amenity and comfortable beds and room for everyone! We enjoyed the pool, pickleball and the clubhouse grill had great food! River was walking distance from the condo. Wish we had brought our fishing poles! We’ll be back!

The condo was perfect for our family with adult children, spouses and small children. Everyone had their own space. We loved the screened in porch! The kitchen was well supplied with dishes and cooking utensils. The king beds were very comfortable and there were plenty of towels. The location was great for lake activities. We were also very close to Silver Dollar City. I would highly recommend this property and we will be staying here on our next trip! The Friends theme is well executed and the little details were fun to discover during our stay.

This condo was adorable. Property manager was nice and sent me everything I needed to be able to access the property easily. Location is great and located on an amazing property that has a local fishing spot, hiking trail, pools, golf, basketball courts, tennis court and pickle ball court. Will book again! Friends theme was so fun and cute throughout the entire condo.

Our group was two couples and four total kiddos. Having two large bedrooms on the main level and the area upstairs was perfect. We loved the location, layout of the condo and decor. We watched Friends and pointed out all the little details all over the condo. We plan to be back!

This condo was perfect for our family of 5 adults and 5 children. Plenty of room for everyone and the third bathroom was a plus. The Friends theme is spot on. The property manager was in constant contact with us to make sure everything went smoothly. The location was great. Short commute to everything we needed. We will definitely stay here again!

It rained on our trip so having the indoor pool for teenagers was wonderful. Condo is so fun with friends theme. They have thought of everything in this particular condo. Great place to stay, lots of sleeping room, extremely clean. We loved it.

Brenda was the most responsive owner I have ever dealt with renting! The condo was extremely clean and stocked. It is just as shown in pictures. We were 3 separate families so we each had our own space with our own bathrooms. It’s also centrally located with no more than 15 minutes to one of the many things to do in Branson! We’ve already recommended this place to friends!

This property was absolutely perfect! I rented it to celebrate my daughter's upcoming 16th birthday and it was her 3 friends and the moms. The property was not only adorably decorated like the Friends TV show but it was clean, comfortable, and well stocked. The beds were so comfortable and the sheets were so soft. Perfect Friends touches throught! The communication was fabulous and it was just a perfect day!

“The One” rental was cozy and had everything we needed for a long weekend getaway. It was enough space for our 4 adults and 3 kids. The screened in porch was great for early morning coffee and upstairs was great space for the kids. We were close enough to enjoy several of the attractions that Branson has to offer. The Friends theme throughout the space brought a smile to this fans face. Lots of little details that reminded me of all the great episodes from the series but also made the space feel cozy and welcoming. Brenda is a fabulous host and recommend to anyone.

You can definitely tell that the owners took some time planning every detail. Our family loved the show and loved this VRBO. It was so much fun to stay here!

First of all, we chose this location as our home base for our Christmas vacation in Branson because the kids love FRIENDS. This place is decorated so cool with all of the memorabilia and collectibles from the sitcom. Everyone really had a nice stay, and the location is good for just about anything you want to do in Branson. We went to SDC and Dixie Stampede and both were less than 15 minute drives. Thanks for the superb accommodation!

We stayed in this property in September and loved every minute! The details were incredible and the space was even better than the online photos. Very clean - amenities were nice (we used the indoor pool). We did have trouble with our key code upon arrival but the property manager responded in less than 2 minutes and got us in and all set! Can’t wait to stay here again!
