We were very pleased with our stay at this cabin and with the Rental Group- Bear Tracts. We are a family of 5 with 3 children 16,13,11 and they were busy the entire time with the awesome swim spa, jacuzzi, video games, theater and pool table! We had a blast playing and staying together. The views from the living room porch are beautiful especially at night to see all the lights in town. Beds were comfortable, linens were very nice and we had lots of complimentary soaps ,shampoo, and conditioner. The Firepit out back is amazing , we loved it so much were putting in one at our house :) The ease of cutting on it as a well as the gas logs was a cinch. The location of these cabin units is great, your out of the hustle and bustle of downtown Gatlinburg but only a few minutes back to town and grocery store a quick 7 mins away.We had a few issues with the maintenance of the house, coffee maker carafe missing and pool and jacuzzi not heating properly. Both items were gladly taken care of quickly. With the stay we also received some free activities or coupons/vouchers, this was a nice touch. We would stay again in a heartbeat.

Great location, large home in quiet area. Gatlinburg just a short drive, very easy to get to Pigeon Forge. Love that every room had their own bathroom! Awesome for 12 adults:). Some of features could use some maintenance, the skirting and covers for pool/spa have seen better days and the stream was not operating. Didn’t stop us from enjoying the place. If you like bears, plenty to see and never a threat. Very nice place!

Gatlinburg Overlook cabin was amazing! My family (6 adults, 5 children) stayed in January and we had the best vacation. We were a little concerned about the location since snow was expected but we had no problems driving to and from the cabin with snow on the ground. The game room was the best and kept the kids occupied. Game room is on the bottom floor and it didn't heat up as well as the rest of the house but none of them complained because they were so busy will all of the games. Did find a space heater in the closet on the day we checked out that we could have used. Got to enjoy popcorn and a movie in the theatre room with all of my grandkids. The cabin was super clean when we arrived and the property was well maintained. Kitchen was well stocked and had plenty of non stick pots and pans. Loved having the 2 dining tables so we could all sit together and eat. We did walk around the neighborhood and to the GreenBriar Restaurant, letting the kids play in the snow. It was honestly a great cabin and we do plan on going back!

OMG!!! We absolutely LOVED our stay!!!! The cabin was spacious and beautiful with all the amenities we needed. We even got to see a mama bear and her 3 cubs. This experience was unforgettable and has everyone ready to plan a return trip.

I had brought with me 16 members. the house fit everyone perfectly. The arcade, pool table, swim spa and fire pit were more than I could have expected. The beds were so very comfortable. The only negative I can say is .. so many stairs and the swim spa/jacuzzi had a mind of its own. 1 day the jacuzzi was hot and spa cool. The next day it was opposite.

Everything was great with no bad surprises. Only issue was hot tub which did not have the right cover and kept blowing off. Maintenance came and attached bungy cords but it was a haphazard job. One cord was too short and they forced the connection. When trying to take off the cord it broke at the bottom and came up and smacked my adult son in the forehead. Just missed his eye. He was not happy! Maintenance came out the next day and made the proper connection using eyebolts and longer cords.

Stayed at this property for my 29th birthday along with 7 friends. Pictures don’t do it justice, it’s a really fun, spacious property, perfect for a gathering. The hot tub is MASSIVE, and the smart TV outside was so fun for movies. The property was immaculately clean, great location if you’re spending time downtown Gatlinburg. This is managed however by a company, so know that communication regarding the property will be a bit different than individual owners. For example, when you review the contract you’ll see it says you need to bring your own hand soap which is a bit different (it turns out this is incorrect, you’ll only need hand soap for one of the six bathrooms). You’ll need to download an additional app of theirs vs using VRBO to communicate. I asked leading up to the stay if the TV’s were smart or would require DVDs and they weren’t 100% sure but said they should be smart (they’re smart and they hooked up to wifi just fine!) So just a bit different but a GREAT place to stay and would absolutely rent this spot again.

It was extremely easy to communicate with the property owner via text message when necessary. They were very responsive and helpful. The location of the cabin can’t be beat for getting to either Gatlinburg or Pigeon Forge quickly and easily. Golden Tee was a huge hit and tons of fun for our family. It’s nice to have such a large swim spa but our time in it was limited, we got to watch a bear hang out in the back yard instead. He was foraging for acorns before hibernation. The sound of the creek water was really great and the gas fireplace were also favorites of ours. We go to the area a lot and have stayed in many cabins, this was very nice. Nice view of fall tree colors as well.

My husband and I spent five relaxing, fun-filled days in this cabin with our three adult children & spouses and three grandchildren, ages 5, 3 and 1. Our stay was one of the best we have had in Gatlinburg. The cabin was very clean and the kitchen was well-stocked, even plastic plates and cups for the little kids. One suggestion is a second coffee pot for the size of our group. With 8 adults and the generous size coffee mugs, the coffee pot was used a lot! There were four barstools for seating at the kitchen island as well as two large tables with bench seating. The tables were large enough that all of us could sit at one table for a meal. The bedrooms were roomy, the little guy slept in a pack-n-play and that bedroom was not crowded with it. One of the big attractions to this house was having a bathroom with every bedroom. The downstairs was perfect for my son and his family; with a bedroom for the adults and a large bunkbed for the two kids in the game room, they were all happy. We were there during one of July's hottest weeks. We spent a lot of time in the backyard watching the kids play in the little creek/fountain that runs across the back yard. They were well entertained, sitting in the water and playing with their toys. We visited area restaurants and attractions a couple days and were content to spend the other days at the cabin. We had no complaints about anything, never had to request repairs or assistance. We will most definitely consider this house again. And if you are wondering about bears, we saw a bear three mornings as it walked across the ridge by the driveway.

The property description was accurate and did not disappoint. We enjoyed the arcade games, movie theater, hot tub, backyard/firepit, amazing view, and the spacious house. The covered hot tub was a great feature for protection from the sun and rain. The property was clean and well maintained. Matt and April were great communicators and responsive to any questions we had while at the property. We enjoyed all that Gatlinburg had to offer: scenic views, hiking and nature, Mama's Fried Chicken, dinner at the Greenbrier (walking distance from property), donuts and ice cream from Mad Dog, Dollywood, Country Tonite show, and mass at St. Mary's! Gatlinburg Overlook provided the most breathtaking views, a place of respite for our family, and plenty of room to breathe and enjoy a moment of solitude. The kitchen was fully stocked and clean, each bedroom boasted high quality beds for the best sleep, all of the games worked and provided a healthy amount of competition, the theatre room was perfect for a movie and Xbox games, the shared living spaces were the perfect gathering space. The outdoor space is like none other. Kudos to the landscaper and designer. From the gas fire pit, to the nice and hot pool spa, to the swing, to the trickling water we spent a lot of time just being one with nature and each other. This is one of the most amazing cabins we’ve experienced in the 35+ years we’ve been visiting the area. Thank you for the quick response on the breaker and the hospitality.

Perfect location with being close to Gatlinburg but separated enough by the mountain it seemed you were away from everything ! The overall experience was wonderful. There were a few things that could have been a little better. The outside water feature (waterfall) was not working. We saw a neighbor cabin with there’s running so we were not sure why ours wouldn’t run. It seems like there was an issue with the pump. Also, we had a large party and 1 towel per person was allotted. It would have been nice to have just a bit more towels. Shelves in the bathroom or coats hooks would also help - maybe a bench to sit on in the entry way for shoes. A broom and dust pan would also help - we had 4 kids in our party so I was able to make do with cleaning up the crumbs, but a broom/dust pan would have made things much easier. The hot tub was wonderful and the location of the cabin was perfect. The Xploria app was awesome for booking activities! They were so easy to work with. All in all it was a wonderful experience.
