SUNDAY TO SUNDAY RENTAL DURING SUMMER: This property is every kid and adults dream. Completed in 2021 - this brand new 5800 SF, 9 BR / 11 BA oceanfront home is loaded with everything you need to enjoy a stress-free vacation.
THE HOUSE : Take the elevator or stairway up to the 3rd floor where you will be amazed at the expansive water views. Almost seventy feet of sliders and large picture windows invite you out onto the partially covered oceanfront balcony. Imagine sitting with friends or family at one of four outdoor dining tables and watching the sunrise with your coffee in the morning or having dinner overlooking the ocean.
THE KITCHEN - The large chef’s kitchen has two refrigerators, two ovens, a 36” five burner gas range, two dishwashers, a built in beverage center/wine cooler, plenty of cabinets and storage and a ten foot island with stools. This kitchen is fully stocked with ample dinnerware, glassware, kitchen gadgets, appliances and everything you could need to cook for a large group – even spices! Eating indoors? You have TWO ten seat dining tables with spectacular ocean views to complete your dining experience. And, a built-in window seat with ocean views.
TWO THIRD FLOOR LOUNGING AREAS - Plenty of room to spread out on the third floor. The TV area has two couches and two chairs to gather around to watch the big game on the 65 inch HDTV. Or choose the social living room with 5 chairs in a circle for relaxing and chatting or playing games while taking in the ocean views.
SUNSETS? Yes - Enjoy sweeping views over the intercoastal. This balcony also has a gas grill and bar height table for four.
PLAY TIME: The grounds of this home are spectacular. Immerse yourself in the huge 18 x 40 heated saltwater pool. You will not find a private pool this large on the entire island! The pool is surrounded by plenty of seating for your large group including tables and chairs for outdoor dining, chaise chairs for lounging and reading by the pool, a gas grill for lunchtime cookouts and plenty of yard space to run around and play. The backyard features lawn games for hours of family enjoyment (bocce ball, corn hole, life size Jenga). You will not find a backyard like this one anywhere else! Convenient half bath located right off the lanai keeps the kids outside while they are wet and sandy.
LOOKING FOR SHADE? Enjoy a sixty foot covered lanai with ample seating still close to the pool. Did you say TIKI HUT! Yes we do! Close to the pool but set off to have a little adult time fun. Or, pop into the house to find a poolside rec room complete with a sofa and chair and HDTV for watching sports games and movies. There is a kitchenette in the rec room with a full refrigerator, sink, microwave and coffee maker. The garage also has a freezer to store extra food or ice to keep those poolside drinks cold!
OUTDOOR SHOWERS: There are two enclosed hot/cold showers and a rinse station at the boardwalk entrance for keeping the pool and house free of sand.
BEACHTIME: A quick walk down your own private boardwalk brings you to beautiful Crescent Beach. There are long wooden benches at the crest of the boardwalk- perfect for enjoying a drink and watching the kids or ocean waves without putting your toes in the sand! And we supply beach chairs, coolers, beach towels, and beach toys for all of your vacation needs.
GAME TIME: In an adjacent separate building we have created a kids (and adults) dream hangout! Complete with a quality foosball table and upright arcade machine (with 60 games), and seating for a large 55 INCH HDTV. This game room is perfect for rainy days or in between beach and pool time. The kids will be occupied for hours.
SLEEPY TIME: There are four King ensuite bedrooms on the first floor. No need to share bathrooms! Take the stairs or the elevator up to the second floor which houses five additional King ensuite bedrooms – four of which are direct oceanfront with a sixty foot covered balcony with amazing ocean views. One of the five bedrooms has a King bed and two double bunks.
CLEAN UP: The laundry room on the second floor has three stackable washer/dryers for convenience and shelving for additional linens.

For a family vacation this year we chose to take our four generations to this beautiful home in Saint Augustine. It truly was everything that the pictures showed more. Having separate bathroom suites in each bedroom was fantastic, and welcomed by us all. The well appointed kitchen was a great bonus. I never thought we would use all three sets of washer and dryer at one time but we sure did. We already have plans to come back next year!

We loved our stay here! We had 13 people and still felt like we had SO much room! The room layout is perfect! Loved the multiple washers and dryers and the massive 3rd floor with a spectacular view! Definitely would recommend this place is need lots of room, an awesome pool and close to the beach (right on the beach) with a short board walk to beach. The owner was very responsive and helpful. Definitely created some incredible memories while we were there:)

This was our second stay at this property and we had a fantastic stay. The house is absolutely beautiful and a perfect size for our 20-person extended family group (ages 13-72). The third floor open concept and huge porch allowed us to gather at mealtimes, but everyone could retreat to their own bedrooms/bathrooms as needed. Some of us needed to do a little work during the week, and we simply opened our laptops at the table and watched dolphins, surfers, birds and tortoises while we worked. During one rainy evening, we ended up in the game room and had a foosball tournament; bystanders took turns on the arcade game. The multiple refrigerators, freezers, and dishwashers gave us plenty of room for making our own meals, and we barely left the house - so relaxing! I do suggest bringing insect repellant so you can enjoy the evenings on the porches without being eaten; Florida mosquitoes love me.

This was the second time we have stayed at this fabulous beach home. Everyone in the family (all 17 of us) loves this location. It has everything you need for a relaxing stay, a beautiful house on a stretch of perfect beach. We hope to be back again!

It was the best vacation property ever! The views were amazing, the pool wonderful, loved the outdoor showers, the short walk to the beach which would have been perfect if there had been no stairs --but understandable. The elevator was perfect for our 97 year old mother in a wheelchair. Kitchen was awesome, fully stocked to cook anything you wished. Wonderful porches on all levels. Sunrise and sunset views. We lucked out with the weather in mid-April and could swim in the ocean as well as the pool. Just loved, loved, loved it. If it wasn't so pricey we'd likely rent more often, but for us it was a very special family reunion!

This property was everything we hoped it would be....comfortable rooms, huge gathering area on the 3rd floor, well-equipped kitchen and situated right on a gorgeous beach. A bonus was to find games, pool toys and beach chairs in the garage. We used them all! Kelly was great to work with right from the beginning. This was our second vacation to Riley’s Retreat. It really is the perfect place for our family of 15. There was plenty of room for everyone. The kitchen has everything you could possibly need. The swimming pool was a great space to gather and the beach was only steps away. The garage housed every possible outdoor game and plenty of pool floats and beach chairs. The host Kelly was very responsive to any question or need. We are so looking forward to our next visit there!!

The layout of this home is spacious and comfortable. It has an open floor plan with gorgeous views both towards the beach and the Intracoastal Waterway. The house is well stocked with supplies and kitchen tools. It has every amenity for a comfortable stay. The pool was well suited for all our ages and the beach was easy to access. There were plenty of pool and beach toys as well as books and games to entertain the children. We enjoyed every moment of our time spent in this gorgeous rental property.

Our family loved this home! We cannot describe how well this home fit our family and the time we spent there. The rooms for sleeping were fantastic....large showers! We did not know if the third floor kitchen and eating facilities would work but we loved it! The views were awesome...to see the ocean from the balcony were picture perfect. And a well stocked kitchen made eating there a pleasure.....double fridge, double dishwasher...lots of cutlery! Our grandkids lived in the pool! Walks on the beautiful beach enjoyed by all. Overall

Our extended family of 13 thoroughly enjoyed this extraordinary rental for 5 days beginning on Christmas Day to celebrate my mother-in-law's 80th birthday. Our group consisted of three generations... seven grandchildren, ages 15-25, five children/in-laws, ages 48-56, and our matriarch. SHE WAS OVERJOYED to be at the beach, surrounded by family.
The house is BEAUTIFUL! Having 9 bedrooms with en-suites gave everyone the privacy and comfort they needed. The top floor gathering space with kitchen, dining and living area was the perfect place to enjoy meals, puzzles, games, movies, football games, sunrises, and rocket launches! Even in December, the pool was enjoyed by many.
The grandchildren battled it out on the PacMan machine in the game room. (Our 19 year old is the newest high scorer.) We had three rental cars that all fortunately received free-upgrades due to holiday demand, so we enjoyed beach-driving in a Jeep. There is an access road several miles down the road, and it is legal to drive four-wheel drive cars on the beach in a designated path. Super fun!
The beach is gorgeous! You can walk for miles! The shells are bountiful and we even found a shark tooth. The sand is so compact that you can ride bikes on it. Rentals are available in the vicinity.
We shopped at the nearby Publix for breakfast, lunch and grill items. The kitchen is incredibly well-equipped.

The pictures don’t do this property justice. The top floor looked small for the living room area when it was actually expansive! We had plenty of space for our family Christmas celebration. I was worried that I’d have to pack serving platters, kitchen tools, pots and pans, etc. they had it all! The kitchen is well stocked with everything you would need for preparing and serving a dinner party. Absolutely stunning ocean view! We would definitely rent this in the summer…great location and very clean!

This home is both stunning and functional. From the well equipped chef’s kitchen and main living area with breathtaking ocean views to the 9 large in suite bedrooms. It is the perfect layout for a family gathering or group of couples wanting to gather together and enjoy. The quiet beach is beautiful- we never left the house. This house is perfect for anyone. This was our 20th family reunion (20 of us from grandparents to adult grandchildren) & this was by far the best house from the west coast to the east coast (I try to book different states)
The furnishings were impeccable--there were plenty of towels & kitchen was very well supplied. The garage code made for easy entry (we never used the keys)
We did not use the elevator though my son & I tried it once to see how it worked (it worked perfectly). The beach was peaceful (we were there during Thanksgiving week) There is golf & pickleball near the house (we participated daily in both & did not have time to use the great pool)
Communication with Kelly was great! Everything was exactly as pictured (I loved the dimmer switch for out dinners) For a remarkable vacation, book this house!!!!

We hosted my company’s Sr Leadership Team here for our annual strategic planning retreat and it was amazing! I will definitely be back, whether it is for another work retreat or a family reunion.
Also, we hired a private chef, Chef Josh, owner of Routes Culinary Travels and the food experience was fantastic. And Diana from Madd 4 Massage came and did onsite massages for us.
Couldn’t have had a better experience overall. I highly recommend!

WOW!! Where do I start? We have a large family, and planned a 80th birthday for my mother-in-law. From the beginning discussions with Kelly I knew this was going to be the perfect place! It filled every hope and desire! We had our family in from several states, the house was very professionally and eloquently decorated and set up for everything! We ate most of our meals, breakfast, lunch, and dinner at home on the beach, unbelievable fellowship time game time and family time! If you are looking for a place to stay to make memories, look no further! Kelly, thanks for making our trip fantastic and memorable! We have had the opportunity to spend time with many properties. Your hospitality, professionalism, and over-the-top customer service makes a difference! We will be back!!!

Beautiful location and lovely accommodations for our family. We are very interested in staying here again as the property is located near my mother and is one or the few VRBO properties in the area that sleeps up to 22 people.
We used the elevator for grocery transport and followed the instructions closely. It still failed and we called repair. Repair claimed this happens and that we did nothing to cause the failure.

Took our family of 18, 8 adults and 10 grandkids for a beach vacation. Can not say enough about the house. Everyone loved the layout. Lots of space to spread out and enjoy the house, pool, and beach. The house was well stocked in the kitchen with everything you need for cooking and serving 18 people. The three washes and dryers were a hit with everyone. Will be back next year

Our family just finished our second dream vacation week at Paradise in this beautiful home. Our grandchildren refer to this home as, “Papa and Mimi’s beach castle! Our family of 20 has found the best vacation retreat ever; the house has everything you might need and a beautiful beach view from almost every room in this 3 story beach house. This home was absolutely gorgeous. There was everything possible included. We have stayed at many homes over the past 8 years and this was by far the absolute best. Whatever we needed was there! We are a family of 21 people and there was no problem with privacy. The pool was the most popular place for everyone. They all said the beach was not even necessary! I would recommend this property 100%

This was by far the best property we have ever rented on VRBO. We had a total of 20 people, and having an ensuite FULL bathroom for each of the 9 bedrooms meant everyone was thrilled with their accommodations, and allowed for privacy (a week with 19 family members means sometimes you need privacy).
I cannot overstate how wonderful it was to have 1) a hose at the boardwalk gate to rinse the sand before walking across the yard, 2) TWO outdoor showers (with hot & cold!) so you could get ALL the sand out of your suits before hopping into the pool, and 3) a sink and toilet bathroom accessed FROM the pool deck. This meant there was no sand or water tracked into the house and if you've ever vacationed with children, you know the hell I am talking about.
The pool area is resort-quality, and that includes the stash of inflatables in the garage. With the lounge chairs, tiki hut table, and outdoor dining, there was seating for EVERYBODY to be together. Although we did not fully use it, there were also beach chairs, umbrellas, and coolers in the garage if you wanted to make a whole camp at the ocean's edge.
The top-floor kitchen was a favorite hangout at morning and dinnertime, and again, there was tables and chairs for everyone to be together indoors AND outdoors. (I do suggest bringing some insect protection if you sit outside at sunset, as the Florida mosquitos do not play.)
VRBO is limiting my characters so I can't fully describe it all, but our vacation was amazing.

I found the renting process to be easy. We daily enjoyed the beautiful sunrises and sunsets. We enjoyed the lovely beach many times a day for walks, the water, building sand castles and playing football depending upon age.
The kitchen is well equipped and easy for many to work in at the same time. We ended up cooking all of our meals in as it was easy and fun! The ocean views from the third floor entertainment level are splendid as are the same views from most of the bedrooms and their decks. We enjoyed the beautiful pool either swimming in it or lounging around it. Highly recommend this house. We would definitely return again!!

Our group of 8 ranging from age 5-75 truly enjoyed our stay. The house layout was great for our group and the setting and views were amazing on a quiet stretch of beach. The house was close to shopping, restaurants, and golf courses. We hope to have the opportunity to stay at this property again! Really great experience from booking to checkout.

We rented this property for our mother’s 80th birthday/family reunion. It was perfectly situated, beautifully appointed and pristine. For a group of 20, there was ample space and amenities that ensured everyone enjoyed themselves whether aged 10 or 80! The pool and beach really made the experience exceptional. In terms of kitchen, towels, beach gear etc. it was extraordinarily well equipped. It had a design focused feel that made for a very enjoyable stay.
