About this house rental
Great Higham Barn: Sleeps 18 (+ a further 8 with fee) 7 bedrooms, 1 family bathroom, 4 en suite bath or shower rooms and 1 WC. Outside there is a private garden with large patio area and seating and private off road parking for several cars on the driveway or undercover. Use of shared outdoor swimming pool and tennis courts. A further 8 guests can stay for an added supplement of £475 (on 2 sofa beds and 4 futon beds in reception rooms)
The property is entered via the double height barn door which leads into a double height glass walled atrium.
Main dining area seats 18 with French doors leading to the rear patio area.
Ground Floor
Kitchen: split into three 'rooms' - the main cooking area, with sink, double range electric oven and extractor fan, two dishwashers and a large fridge. A second dining area overlooking the garden seats 12.
The utility room has a washing machine and separate dryer.
Upper Floor on via stairs over the glass mezzanine:
Snug / Sofa areas for 6 / 8. Plus TV and DVD and playstation (no games)
Main sitting area: seats 14 with beanbags, TV / DVD
Georgia (sleeps 2) king size double bed, en-suite bathroom with bath and integral shower.
Penney (sleeps 2) double bed, en-suite shower room.
Regina (sleeps 2) twin beds (can be pushed together to make kings size bed on request)
Stela (sleeps 2) twin beds (can be pushed together to make kings size bed on request)

This is a carbon neutral development and all heating is supplied by the estates own coppiced woodland at no charge to the holidaymaker. In addition, much of the electricity comes from a renewable source.
All logs for the wood burner are provided free of charge.
Guests use the hot tub and pool facilities at their own risk, and due to harsh chemicals used for maintenance purposes some skin types may react. Please note the pool is heated, and available from Good Friday to 31st October, but is weather dependent.
Pool towels are provided.

Pets are welcome. Please note additional pet charges are £35 per pet per week (or part of) will be charged.

We all absolutely loved this barn - from start to finish the booking process, organising key collection and return was super easy and friendly.
We had our ten year anniversary party here with friends and family, we loved the tennis and swimming and the hot tub being exclusive was an added bonus!
There are so many utilities included we only needed to bring food and drink! The only other thing we needed to get way foil and kitchen roll but dishwasher tabs, tea and coffee all provided which we loved.
We would come back in a heartbeat.

Review Great Higham Barn
Our family spent a memorable five days at Great Higham Barn which was the perfect accommodation for our family gathering. Our party consisted of 8 adults and 9 children and my only concern beforehand was that 6 grandchildren would have to share one bedroom. The cousins loved it and after the first night when everyone was far too excited to sleep, with some careful organising of bedtime by age, everyone got some rest. Excited children early in the morning was slightly more problematical but it worked well for us.
The barn is spacious with plenty of room for everyone, comfortably furnished, clean and amazingly well equipped. There are masses of glasses, plates (all sizes), cutlery and every cooking aid you could wish for. The main problem was finding everything, remembering where it was and then remembering where to put it back. I’m not sure we succeeded there.
There are two of every appliance – cooker, microwaves, dishwashers (constantly on the go), three fridges and two freezers, masses of saucepans and serving dishes and a washer and tumble dryer. All bedding is supplied as well as towels both for bathrooms and the swimming pool and hot tub.
Downstairs is laid out for mass dining and games on the two dining tables. The main one is huge but the smaller – only seats about 12 - was ideal for breakfast and smaller card games. Me and my family stayed here over the New Years Eve period and we couldn't have asked for anymore! The Barn is huge and so cosy with lots of areas to relax, a huge table to sit round, lots of bedrooms, and all appliances you would need are already there for you, an all round great place to stay, we didn't need to leave once! We will definitely be returning!

From the moment we arrived and even before the house manager was extremely helpful and did everything that they could to help us. She replied to any pre arrival contact with helpful answers and helped us to prepare for our arrival.
Once there we quickly realised the house had absolutely everything you would need for our stay and there was a lot of space considering we had 26 people.
We managed to even get 26 round the big main dining area table (with a squeeze).
There were adequate bathrooms and the place was very tidy and clean.
We were able to get Indian delivered while there and paid for a chef to come in.
There were two large fridges, one smaller fridge and a tall freezer so we’re easily able to store everything. There were two dishwashers and the tablets were already there, along with oven gloves, washing up liquid etc.

We had a group stay for thanksgiving in November 2022. A lovely house that comfortably slept out group of 18. The house is well stoked, great big table which fit everybody and a lovely location and view from the house. One complaint from the group was the pet fee, at £30 per pet per week whether you stay 3 days or 7 days seemed a little steep, but that is the only complaint from an otherwise lovely weekend.

We celebrated an 80th birthday at the property and it was the perfect place for our family.
Communication with the property manager Mandy was excellent and they were flexible where possible.
The property itself is kitted out for large groups so cleverly - from the layout, to the crockery and glasses and even 26 pool towels, they had thought of everything.
We were thoroughly impressed with the property overall and would highly recommend it for big families of all ages.

Amazing Stay for a hen party
Where do I start…..Great Higham Barn is more than we could have asked for. We arrived as a hen party of 23 people believing we may not have enough room for us all BUT the barn is outstanding, an amazing use of space and you get a real country feel. The hot tub was brilliant too and although we didn’t use the pool as wasn’t open we could see it would be a fantastic edition to a summer rental. The staff at Bloom stays were really helpful when I needed questions answered beforehand and we even had a recommended chef company (The Kent Kitchen) arrive and cook a 3 course meal for us all on the Saturday, they also were outstanding.

Beautiful Barn
We had a lovely weekend in this beautiful barn. It is very well equipped in the kitchen with plenty of everything including glasses and having two dishwashers was a real bonus. The huge table was amazing and 20 of us fitted round it easily, great space for socialising. The hot tub was well enjoyed by all. All in all great accommodation for a big group and we thoroughly enjoyed it. Thank you.

Wow!
We have rented a large number of properties over the years to be able to bring our growing family together. Everyone agreed this was the best place we've stayed. I can't think of anything that would have improved it- everything we could possibly need was supplied-and then some! The staff we met or spoke to were friendly and professional. I would thoroughly recommend this property.

Really nice place, such an attractive barn
Really pretty place, lovely big master bed and great space for lots of people to gather. Kitchen has everything you’d need for cooking for that number of people and so good to have two dishwashers. The hot tub was a great addition and the pool was fun. A shame the other people didn’t put the cover back on so it was a little cold. Only downside some of the towels were stained and we got a call at 9am from the supervisors which wasn’t ideal considering we were obviously on holiday having lie ins. But all in all great stay thank you for having us!

Incredible space with brilliant pool and tennis court - perfect getaway for a group
Great higham is a really special place. Beautifully renovated barn with hot tub and everything you could need - the pool and tennis court are the icing on the cake. The only down side is that the beds are slightly uncomfortable- it’s a small downside!

Fantastic
Highly recommend for all ages. Hot tub and pool were fabulous. Plenty of room in the house and outside. Lots of kitchen equipment etc. Mandy and The Bloom Team were great. Some sun beds outside were be an added bonus as outside chairs are a little uncomfortable. Everything was spot on - we will be back.
