FURNISHED TO THE HIGHEST STANDARD, IT IS NESTLED IDEALLY BETWEEN THE LOVELY 'PROMENADE DU SOLEIL' LINING THE BEACH & THE CHARMING HISTORIC CENTRE OF MENTON.

The apartment is a tranquil haven while being right near the beach, a superb choice of restaurants, 4 supermarkets, the 19th century daily covered market, an artisanal bakery and a cinema.

Newly decorated and furnished, the apartment is air-conditioned throughout. It boasts a spacious 28 m2 south-facing terrace which overlooks the sea and is surrounded by roof gardens.

Bright and beautifully appointed, the apartment has a large bedroom with an ensuite shower room, a separate toilet, a living room with a comfortable sofa bed & an open plan kitchen. The bedroom & living room have their own separate direct access to the terrace through sliding doors.

- THE SAINT ROCH RESIDENCE: A PRIME LOCATION

The residence's entrance opens straight onto the boutique shops of Felix Faure street, leading within seconds to the charming pedestrian street of Saint Michel & the pastel colours of the Old Town. The nearest beach is 1 minute walk away.

The apartment is on the 1st floor of the residence, accessible both by lift or stairs. Entry into the residence is via two security doors, with an Intercom.

- A SOUTH FACING TERRACE WITH AN IMPRESSIVE VIEW

For a such a centrally located apartment the spacious south-facing terrace is impressive. Being slightly set back from the bustling coastal promenade, it has the rare advantage of offering sea views and tranquility. A landscaped roof garden - only accessible to the gardeners - enhances the views from all sides .

The terrace boasts a dining area & separate lounge area. It is comfortably furnished with rattan furniture, a retractable awning, electric sockets & lights. The wifi is ultra fast over the entire terrace.

- AN AIR-CONDITIONED BEDROOM WITH A KING SIZE BED MADE PRIOR TO YOUR ARRIVAL - BABY TRAVEL COT ON REQUEST

The spacious bedroom is air-conditioned with wooden parquet flooring & direct access onto the lovely terrace through sliding glass doors. There is a 160 cm wide king size bed which is made prior to your arrival with good quality bed linen. The bedroom is bathed in light thanks to the double doors & the additional window. For a lie-in, there are 2 electric black-out shutters.

- A LUXURY SHOWER ROOM WITH A HEATED TOWEL RAIL - TOWELS PROVIDED + SEPARATE TOILET

From the bedroom, there is en suite access to the shower room and the separate toilet. The shower room and toilet are also accessible from the living room without entering the bedroom.

The shower room is furnished to the highest specifications with a 30cm shower head, a wash basin unit & a heated towel rail. Quality bathroom towels provided.

The separate WC boasts a remote-controlled Japanese toilet for the full 'no hands' experience. For the less adventurous, rest assured: the traditional manual flush function is also available ...

- AN AIR-CONDITIONED LIVING ROOM WITH A COMFORTABLE SOFA BED - BABY HIGH CHAIR AVAILABLE ON REQUEST

The bright, air-conditioned living room has parquet flooring, broad double sliding doors leading to the terrace and electric shutters. There is a comfortable sofa bed (sleeps 2) & a dining table (2 to 4 people). A baby high chair is available on request.

The open Provençale kitchen is equipped to the highest standard with a farmhouse sink, wooden interior-lit glass cabinets, a Miele fridge freezer, a Smeg oven with a 4 ring induction hob, a large Smeg microwave, a full size Miele dishwasher, a DeLonghi coffee machine, 4 slice toaster & kettle, and a generous supply of crockery, cutlery & utensils. There is also an AEG integrated 8kg washer/dryer.

- ULTRA FAST FIBRE OPTIC WIFI, SMART TV & TELEPHONE

Unlimited ultra-fast fibre optic Wifi is included. There is a Sony flat screen smart TV offering French, English & other international channels. A landline is available for incoming calls.

- YOUR ARRIVAL AT 'LE SAINT ROCH RESIDENCE'

Our representative or her assistant will welcome you, show you around & hand over the keys.

IMPORTANT: you will need to give her (or her assistant):

(i) 70 €uros in cash to cover the obligatory end-of-stay thorough cleaning service. On request and for a fee, additional cleaning services can be organised during your stay (subject to the availability of the cleaning team).

(ii) a breakage/damage deposit of 300 €uros or £300 British Pounds in cash, which will be fully refunded on the morning of your departure provided the apartment is left reasonably clean, tidy and undamaged and that you have not lost any keys.

Nice airport is a 35-40 minute drive to the apartment. On request, we can give you recommendations regarding booking your transfers from/to the airport.

- PARKING: PLEASE NOTE THAT OUR GARAGE IS ONLY SUITABLE FOR SMALL CARS AND CONFIDENT DRIVERS:

The apartment comes with its own lock-up garage under the residence itself. However, due to a very tight corner on the steep access ramp, it is only
suitable for small cars and confident drivers.

- THERE IS ALSO THE OPTION (WHICH WE WOULD RECOMMEND)TO PREBOOK A SPACE ONLINE AT NEARBY PUBLIC COVERED CAR PARKS:

The nearest public covered car park, 'Parking Saint-Roch' (managed by Interparking), about 3 minutes walk from the apartment, can be pre booked online. About 4 minutes walk from the apartment, there is also the 'Parking Hôtel de Ville', another public covered car park where you can pre-book a space online.

- EXCELLENT TRANSPORT LINKS

A car is not essential. From the apartment one can easily walk to any part of Menton & even to Italy (about 35 minutes walk to the border).

Menton has great transport links. The apartment is about 9 minutes walk from Menton's train & central bus stations which provide regular bus & train services to the surrounding mountain villages (Roquebrune Village, Saint Agnès, Gorbio, Castellar) & along the coast in one direction: Monaco, Cap d'Ail, Eze, Beaulieu-sur-Mer, Villefranche-sur-Mer, Nice, Biot, Antibes, Juan-les-Pins, Cannes; and in the other direction to the Italian town of Ventimiglia, famous for its market and linking to the rest of the Italian Riviera.

From Menton:11 minutes by train to Monaco, 14 minutes to Ventimiglia (Italy), 29 minutes to Villefranche-sur-Mer and 40 minutes to Nice.

- MANY ACTIVITIES IN & AROUND MENTON

Deservedly nicknamed 'The Pearl of France', Menton is the sunniest town in France! Sheltered on 3 sides by mountains, it is an excellent all year round destination due to its exceptional micro-climate.

Nestled between Monaco & Italy, Menton also benefits from a clear blue sea, exotic botanical gardens, good restaurants, culture & entertainment, stunning scenery and architecture, a variety of water sports and scenic walks along the coast or in the surrounding mountains.

Next to the apartment, a great variety of restaurants line the beach, the marina, lanes & little shaded squares of the Old Town. Al fresco dining can be enjoyed all year round. At the top end of restaurants, the 3 star Michelin 'Le Mirazur', is ranked the number 1 restaurant in the world!

A stroll past the shops along Menton's main pedestrian street, across little squares, up its winding Medieval alleys and under its arches, reveals Old Menton's architecture steeped in history.

Some 5 minutes walk from the apartment is a picturesque 19th century daily market selling produce beautifully displayed by farmers from nearby villages.

Menton is also famous for its exquisite botanical gardens with sub-tropical & temperate flora - a delight to visit: Val Rahmeh, Serre de la Madonne, Maria Serena, Fontana Rosa & Palais Carnolès.

With the Alps dropping into the sea, nearby walking trails offer some of the finest views of the French Riviera. Some start directly from Menton & others from the surrounding charming perched villages such as Roquebrune Village, Saint-Agnès, Gorbio & Castellar.

Italy and its pretty coves such as Balzi Rossi is only about a 35 minute walk along the coast from the apartment as is, in the other direction, the departure point of the spectacular 'Promenade Le Corbusier', the footpath hugging the coast around Cap Martin and leading to Monte Carlo in about 2 hours.

Land based sports facilities are aplenty, including the local tennis club and horse riding club in close-by Monti.

- A VARIETY OF BEACHES & WATER SPORTS

Menton is blessed with a variety of beaches. On its west side (1 minute walk from the apartment) is a continuous 3 kilometre stretch of beautiful open, pebbly beach spanning the bay from Menton's old bastion to Cap Martin. A promenade runs along it, lined with restaurants & cafes with outdoor seating facing the sea.

On Menton's east side, an 8 to 10 minute stroll from the apartment, are the sheltered sandy beaches & coves approaching Italy where there is a diving centre & sailing/windsurfing centre offering lessons & a variety of water sports including rowing, kayaking, windsurfing & sailing.

From Menton's old port 6 minutes walk from the apartment Christophe the owner of the wooden boat the 'Brigantin' offers excursions along the coast to Italy or Monaco. Catamaran trips & jet skiing also available at the port.

Menton is not only about beaches, gardens & walks. The cultural events are impressive. Designated 'City of Art & History' by the French Ministry of Culture, Menton enjoys a varied cultural life: fascinating tours by accredited guides, museums, the fabulous lemon festival & the classical open air music festival.

What can I say, this apartment is absolutely beautiful! Situated in a perfect location literally steps from the lovely shops and restaurants in the old town but once inside, it is so quiet and peaceful with a stunning view of the sea. The beach is also very close by and we thoroughly enjoyed swimming in the very warm sea! The apartment is exceptionally well appointed and equipped with everything you could need and the terrace is wonderful to sit out on. All in all, we had a fabulous holiday and fell in love with Menton. We definitely hope to return and would love to stay in this apartment again.

We had a delightful stay at the St Roch apartment. It is beautifully decorated, spotlessly clean, set up with all the comforts you could want, well located and has a lovely view from the spacious terrace. The hosts have prepared a detailed binder with instructions on how to use all of the appliances, details about local shopping and restaurants and suggestions for outings in Menton and the vicinity. They have truly thought of every detail! The hosts were readily available for any questions as was their on-site team. We look forward to staying here again.

We just had the most wonderful stay at the RARE FIND - STUNNING SEA FACING APARTMENT IN HEART OF MENTON, FANTASTIC TERRACE. The quality and decor of this apartment is unrivaled and is the best equipped apartment we have stayed in over many years of travel. Great location with plenty of good restaurants and shopping very close by. Excellent communication from Sandra and Mark (the owners) as well as Aveline (the on-site representative). Book it!

Avelina greeted us outside the building and showed us the codes and our place! She is so kind! The apartment has everything we needed, a beautiful kitchen with dishwasher (and pods),, a washer and dryer that we used a lot (with pods!), a cute living room with access to a magnificent terrace, a big beautiful bedroom with access to the terrace (with good automatic blinds), and a beautiful bathroom and shower! We spent a lot of time on the terrace! The view is phenomenal! There is a good market close, a walking street with shops, and restaurants every few feet in the area it seems! We took a train to Monaco one day! Easy trip (get on the hop on hop off bus!). Yeah we went to the beach every day except going to Monaco. Buy a €14 umbrella

Five stars really isn’t enough for this property. The apartment itself is beautifully furnished with a kitchen outfitted with everything you could want. Linens and towels are of a very high quality and the hosts provide small bottles of shampoo, body wash, etc. , just like a hotel. The apartment is very quiet, as it is set back from both streets that parallel the building. The location is excellent. A block to the beach; a grocery store, pharmacy and fruit stores are within a half a block. The superb daily market in Menton is just a few blocks away. Upon booking the property the hosts provide a wealth of information. Recommendations for their favorite shops, restaurants and day trips are offered. This information plus detailed guides to all the appliances is in a 3 ring binder when you arrive at the apartment. They have a local representative who meets you on arrival and reviews everything with you, and is available to offer additional recommendations and suggestions for your stay. I would have no hesitation in recommending this property to friends and family.

We spent 9 days in this fabulous apartment and didn’t want to leave. Fantastic terrace with sea views, everything close by, and really easy , friendly and professional check in service. The apartment is beautifully equipped and furnished - it feels more like a home than a rental. Hope to be back soon!

As world travelers we seldom encounter a property that ticks all the boxes as Sandra and Mark's apartment in lovely Menton does. There is an upscale interior with top-of-the-line appliances in the kitchen, all color coordinated. A comfortable bedroom with blackout curtains was a plus for a good night's rest. Each morning, we enjoyed the large terrace and the sea view as we sipped our coffee and read the news on our iPads. Within a few blocks are at least a dozen excellent restaurants. Menton is a walking town. We strolled to Italy in about 45 minutes and also to Roquebrune-Cap Martin, all along the sea. The owners provide a level of competence and organization not often seen in the rental market. We firmly recommend this apartment and will return.

One of the best VRBOs my wife and I have stayed in. The host has created a warm and inviting home away from home with comfortable bed, excellent shower and well equipped kitchen. We especially enjoyed sitting on the terrace listening to the sound of the waves. We highly recommend this property for anyone visiting Menton.
