BOOKING PROCESS:
PLEASE DO NOT REQUEST TO BOOK until we are sure we are a good fit. Please let me know the answers to the questions #1 and #2 and let me know that you agree to #3 and #4 below. Please ask your questions prior to booking and tell us a bit about you and those joining you.

1. Will anyone be bringing an animal?

2. Will you be inviting anyone else even just for dinner?

3. Agree to sign a rental agreement. We will send you a filled out contract after booking, BUT you MUST read it before I accept a booking. Please see a template in the rules and polices for what is in the contract. Once booked we will fill it in and send to you to sign after you send us 2 cell phone numbers, your address, and the names of those who will be entering our home.

4. Send us a picture of yourself holding your Drivers License (you can block out the numbers but make sure we can read the rest) and pay with your credit card that has the same name as your Drivers License.

If you request to book, I have 24 hours to accept or decline. If I choose to accept, you will still need to sign a contract and send a selfie with Drivers License. If you do not, I will cancel and it will take 4-6 weeks for you to get your money back.

*** CANCELLATIONS as long as we can re-book minus $200 cancellation fee. With enough time, re-booking a prime-season week is pretty easy. ** Refunds will be given ONLY if there is a ban on rentals during your reservation. Refunds will not be given for bad weather, algae blooms, or any illness including Covid, etc. We strongly recommend you purchasing insurance.

WELCOME to our beautiful lakefront, knotty pine and log-style home with spectacular views! This family oriented home has 3BR and a very large LOFT plus 2 FULL baths!!

There is a washer and dryer in the basement. The well equipped kitchen is big enough to comfortably allow several cooks in the kitchen at once with lots of counter space and a big DR table to very comfortably seat 8.

Our home is lakefront, located on Lake Wallenpaupack in beautiful Hawley, PA which is about 2 hours from New York City. Look out the wall of windows to beautiful views of the giant lake. We also have drapes if you wish to close them at night. Lake Wallenpaupack (15 miles long) allows powerboats and jet skis, unlike the smaller lakes in PA which only allow non-powerboats. Bring your own boat or you can rent pontoon boats and speed boats for the day and park them at our dock (there are 3 large cleats but please bring your own ropes). There are public (Mangan) and private launches (Seeleys) nearby.


AIR CONDITIONING

Although the window air conditioner and ceiling fan in the loft kept the whole house cool if the doors were kept shut, we had CENTRAL AIR installed in the spring of 2022! We have vents throughout the first floor. We are keeping the window air conditioner in the loft window as a backup and leaving fans in each room as well for your comfort.

FURNITURE
A new blue couch and love seat arrived in April 2022 along with an end table with Boo Boo holding onto the end table. We added Winnie in 2023 (another end table).

The whole back of the house is windows so the view of the lake is great! Cook in the kitchen or watch TV in the family room or eat at the DR table large enough for 8 and see the lake - all living areas and a Queen BR upstairs has wonderful views! On the deck there are views in front and on the side of the house of the lake. Enjoy a game night on the DR table or outside on the deck or enjoy the fire pit down near the water.

Easy, gentle and short /path to the patio with firepit (new 2022), lake and dock. We supply several chairs for your use on the patio and dock.

Relax and/or dine on the very large deck with a new large 64 inch square table with seating for 8. Order in or cook on the new Weber grill (August 2020) A picnic table for your use is also included as are two lounge chairs.

Bring your streaming apps id/pw. We have a 50 inch ROKU TV in the family room for you to enjoy in the evening if you desire with lots of apps loaded for you to use with your own id/pw. (Netflix, Disney Plus, Hulu, Youtube, etc.). We also supply some board games and books for your enjoyment.

FIRST FLOOR
Nice entryway to leave your shoes, jackets, etc.

Good size kitchen where you can cook your family meals with each other while staring at the beautiful lake or see family members in the family room if you are sitting at the counter. There is a cabinet and a pantry for your food. The family room has an extra small room next to it. Relax in the recliner or work at the desk facing the lake.

Bedrooms on first floor:

1. Queen bed, two small chest of drawers for your clothes. Hangers and hooks behind the door.

2. Bedroom with a full size bed, dresser and closet.

Between the 2 bedrooms is a Full bath with tub

SECOND FLOOR

Queen bedroom with a large linen closet with extra blankets, pillows, sheets, etc. and empty drawers for your clothes.

Full bath with a shower

Very Large Loft with two trundles. You can make 2 king size beds one from each trundle. Two small dressers for your clothes.

Basement with washer and dryer.

Outside is a hammock to relax and enjoy during the summer time. Feel free to use the tubes and noodles. You may wish to bring arm floaties and life jackets for young children or those that can't swim.

Also is a firepit on the patio. Bring your own wood/kindling, matches. In the winter, cozy on up to the propane fireplace. Turn on with a press of a button. It gives off a good amount of heat and has a nice ambiance.

We put out one set of bed linens on each bed. Make the beds you need but no need to wash them at the end of your stay! You are on vacation - leave the bed unmade and we will take them off and wash them! Leave the folded sheets on the beds you didn't use. There are extra sheets and blankets and pillows if you need them in the linen closet in the upstairs bedroom.

Sorry but we do not supply any bath or lake or hand towels.

Lake Wallenpaupack is owned by Brookfield renewable, a hydroelectric plant powered by the water. The level of the lake varies. In June the water level and the beginning of the dock usually start very close to the property. As the water level goes up or down, the dock gets moved out away from the property or moved closer to the property by the marina.

The water level changes, thus the location of the dock changes as well.
We recommend water shoes especially for kids.

We are also at the mercy of the marinas as to when the dock gets put in and taken out and adjusted for the water height. We are told the docks are usually in by the 1st week of May but no promises and may not be in until closer to Memorial Day weekend. They are also taken out at different times each year. The dock will be taken out anytime after Labor Day weekend but usually not until Oct. We are at their mercy, but we ask for our dock to be in by May 1 and not taken out until Oct 31.

This is a family oriented area. No parties, no events! Do not have more people over, even just for a day visit - they must be on the contract and total number of people must be 8 or less per our HOA, the town and our septic. This is a no tolerance policy. You will be evicted with no refunds including your security if the neighbors report excessive noise or we find out there are more than 8. THIS PROPERTY HAS EXTERNAL CAMERAS FOR THE PROTECTION OF OUR PROPERTY. No street parking. A maximum of 4 cars are allowed on the property. A car with a trailer is the equivalent of 2 cars.

Garbage is not allowed to be stored outside or it will attract bears nor should it be stored in any room of the house so it does not attract bugs. It needs to be disposed of in a dumpster just down the road a bit.

Cancellation policy: We will only refund if we are not allowed to rent our home. Please get trip insurance in case you or anyone in your party gets ill including from Covid and cannot come or if there are travel restrictions from PA or your own state. Once we remove your dates from being able to be booked by other parties, we will only refund your money if we can re-rent with no loss to us.

Some requirements to rent our home

1. To protect us from stolen credit cards, we require a picture of yourself holding your Drivers license (you can block out your numbers). Please be sure we can read the DL.

2. A signed contract. What will be in the contract can be viewed in the rules and policies area of the listing. No refunds for cancellations after booking unless we can re-book minus a $200 cancellation fee. Booking means as soon as my calendar is blocked for others to rent.
