16 of us stayed very comfortably in this lovely house - it is well situated with shops and bistros around - ample seating, glasses, plates etc. bedrooms are nice and beds comfortable too.

We’ll equipped, comfortable, extremely clean and spacious property. The garden is great for young children with plenty of seating for adults. The area is lovely and interesting to explore. Nearby Whitstable is also great.

The Custom House was all I had hoped for, there were 16 of us staying on a Pilgrimage from Rochester to Ramsgate. It provided a welcome and comfortable place to stay after long walks.....very well equipped, clean and quiet at night.

We were a big family group celebrating a milestone birthday, and this was the perfect venue. Although the house could sleep so many, it felt compact and home-like. The arrangement of rooms worked really well, with a small sitting room to retreat to (or crowd in to watch the women's football) and the open plan dining/seating area for communal games and chat. The kitchen was pretty easy to use (just one pan that didn't seem to work on the convection hob!). Beds were super-comfortable, and Nicola was very helpful about linen for the sofabeds. The immediate area is quirky and interesting, and there are lovely walks along the creek or into town. We loved it!

Customs House was an excellent venue for our very large family of 20 - aged from 5 upwards. There were spaces for us all to chill out and plenty room to eat around the large dinner tables.
The setting of Customs House is just magical for an outgoing and sociable group - in addition to the creek with boats and a boatyard nearby there are cafes, quirky shops and a great pizza bar with tables outside and serving excellent pizzas which we all enjoyed.
We stayed over October half term and were so lucky with the mild and sunny weather but it would be great there in the spring and summer too and there are walks around the town and countryside that can be enjoyed all year round.
We really liked Faversham town and the markets and also our short trip to Whitstable and a totally different vibe.

Customs House was our choice for a special anniversary with our large family and it was a great success. The house is perfect for large groups with ten very comfortable bedrooms, and very spacious living and dining areas.
There is a pleasant garden and patio with lots of seating. Standard Quay where it is situated has lots of antique and bric a brac shops excellent for browsing, and a fabulous butcher whose tomahawk steaks we cooked on the barbeque! There are also restaurants and cafes.

Lovely house, excellent location we would certainly book again, a few little things would have made it perfect, cushions for outside seating, bbq tools and a few door knobs loose, which we notice had all been mentioned before.

Good for a large family gathering but needs attention to details/condition at this price.
One main bedroom wall paint peeling off in places (or damaged)
Areas of damp in basement
Many dining room chairs stained and need replacing
TV control incomprehensible but plenty of channels -either instructions or a new TV needed
Lots of paint peeling off the rails leading up into house
A few cups and glasses chipped when arrived
Overall could be excellent but needs some tender loving care
The 9am curfew is annoying preventing small children going out into garden but the next door neighbour makes sure you adhere to it by giving a lecture

Great location
Great location, ideal for family get togethers with restaurants and bars close by. Beautiful house - spacious bedrooms, nice dining area and clean, functional bathrooms. Could improve on finishing touches - living room furniture is a bit outdated and kitchen could be better equipped - e.g. only 1 functioning frying pan (2 others needed replacing), kettles furred up and family size dishwasher not really adequate for larger parties of 8 or more - we were 15! Door handles need fixing too - they have a tendency to fall off.

A shame as it could have been perfect
The location, cleanliness, comfort of the beds and size were perfect however due to noise complaints we had the owner storm in at 4pm on Saturday afternoon to tell us off and we were no longer allowed to use the garden which was a real shame as if was a lovely sunny day. This did really dampen the stay as other than that is was perfect.
The house really shouldn’t be for big groups as the neighbours are all very close and very sensitive to any noise at any time.

Family holiday
We hired Customs House for a family holiday over the October half term. We were a group of 17 and two dogs. The house was spacious and more than large enough to cater for the group. The beds were very comfortable and there was always hot water despite so many people in the house. Location was great with lots of restaurants and bars in Faversham to chose from. The quay in which the house is located on also had a couple of nice bars and antique shops to look around. Would definitely recommended for a family holiday.

Mixed!
The property was broadly as described although with less of the soft furnishings than in the pictures. It is a decent sized house, but slightly let down by the fact that there is nowhere to gather and sit beyond the dining room table. It is nice and the dining room is open plan. There is a room with a TV but no way you can fit all those staying into that room comfortably.
You must adhere to the no noise after 10pm rule. We forgot to do this on the first night and had a text from the property manager which we promptly responded to. However, the property manager then turned up at the house the next morning to remind us even though we had been in communication over the phone. This was fine but it felt like a slight invasion of privacy.
Some things to be aware of:
- It is really limited on some key items. The towels are tiny and I would advise bringing your own.
- We had no bin bags when we arrived. Some were dropped off but not enough and we could not throw all the rubbish away (more on this below).
- There was only one tea towel, so it is impossible to do all the washing up and putting away required over the weekend.
- There are no touches you would expect e.g. shower gel, some milk etc.
There were two broken chairs when we arrived which we were then charged for even though we were not responsible for breaking them, so if there is anything broken or out of place when you arrive you should send pictures to the property manager to avoid being taken advantage of.
It isn't made clear to you that you have to leave the house in the exact state you found it, this is hidden in the small print terms and conditions. We were charged an additional cleaning fee and the pictures they sent as proof were items that were washed up but not put away and extra rubbish we couldn't throw away because not enough bin bags were provided. We were tidying throughout the weekend but with a check out of 10am and those other things like not enough bin bags or tea towels it was impossible to leave it in the exact same way we found it and therefore got charged.
Overall, this is a nice place and good for gatehrins but the hidden extras we were charged for, the fact that this was expensive compared to the market anyway and the lack of acknowledgement of the mitigating circumstances, I would not stay here again.

Town is walking distance and a small pub, tea rooms, and a pizza place is a stones throw away. Bedrooms were all nice sizes and bathrooms all very clean.
Some of the rooms were not quite as pictured ie missing some soft furnishings such as scatter cushions etc. Very small living room area with sofas which aren’t very comfortable and without a TV which makes family time watching a movie etc quire difficult. The garden space and size is lovely with the sun on the garden almost all day. However would highly recommend the property purchasing some nicer/comfier garden furniture so that it can be enjoyed that bit more. Limited wrought iron seating is available whereas a comfier seating suite would mean being able to enjoy outdoor bbqs that bit more. We had a small toilet leak during our stay, as well as missing some linen for the sofa bed but Bloomstays were extremely responsive and had both resolved within the day! Overall a lovely experience with some minor details which, if resolved would make this a 5 star experience. Highly recommend Posilippo Italian.
