Be one with nature on this heavily wooded, 1-acre lot, nestled away in a quiet neighborhood. Float, kayak, paddle board or fish to your heart's content. Play games, watch your favorite sports team, or work out in the bonus room. Gather everyone for a movie night in the theater room. Lots of fun awaits the whole family!

Upon check-in, you will be greeted with a coffee bar, complete with traditional coffee maker and Keurig machines as well as a kettle for making tea. The kitchen is fully equipped and ready for your family or group meals. Notice the extra-long formal dining table that seats up to 10.
From about May 1 to October 1, the lake temperatures invite you in to float, fish, kayak, or paddle board (lake toys available for guest use). Just take the less than 1 minute stroll from the backyard to private lake access. Hot tub is also available for your relaxation.
Discover the ping-pong, air hockey, or foosball champion in your group; or, cheer for your favorite sports team in the bonus room. Gather everyone together for a fun board game or pop some popcorn and watch your favorite movie in the theater room. Living room, bonus room, and media room all have 4K TVs. Got young kids? let them entertain themselves for hours in their own movie/play room.
The home offers 2 masters downstairs, each with king beds and full bathrooms and an additional half bathroom. Upstairs, you'll find 3 spacious bedrooms, the media room, and an additional full bathroom. Outdoor shower is available for rinsing off before hot tub use and after lake use.
All mattresses and pillows are kept clean with mattress and pillow protectors, respectively. Washer and dryer are available in the laundry room.
Got young children? No need to worry. We have several items available to make your stay easier. Available items include but are not limited to: pack-n-play, baby gate, booster seats, sippy cups, kids’ cups/bowls/plates/utensils, and much more. Guests have access to the entire home and 1-acre property. The land backs up to Corp of Engineer property, which surrounds the lake. There is a short path there that leads to Lake Lewisville. The access to the lake is private and only shared with 2 neighbors (not open to the public).
House rules:
-House rules subject to change. Guests are required to abide by rules in the guidebook as well
-Must be at least 25 years old to book the property at 234 S. Hook St., Hickory Creek, TX, 75065
-First name, last name, and age of all guests must be submitted upon booking or within 6 hours of booking or reservation will be cancelled and refund may not be offered.
-Rental agreement and waiver must be signed by each guest within 48 hours of booking or reservation will be cancelled and refund may not be offered.
-Only guests with signed waivers are allowed on the Property.
-Guests may be required to pay a $500 refundable deposit prior to check-in or the booking will be cancelled without refund. The funds will be requested through booking platform or can be submitted through Venmo, Zelle, or PayPal. If the house rules are not broken and there is no damage to the Property or its contents, the money will be refunded after check-out.
-Bookings longer than 10 nights will require additional cleaning fees and security deposit.
-Stays of 14 days or longer will require mandatory regular cleanings every two weeks at a charge to the guest of $150 per clean. If cleaning is declined, guest will still be charged $150 every 14 days and the deposit may not be returned.
-If additional repair, replacement of property, cleaning or services are required after your departure, the cost of materials and services as well as lost income due to cancelled reservations will be charged to you.
-There is an additional charge of $25 per person per night for guest count greater than 10. This will automatically be reflected in the booking when the number of guests is entered.
-Any breaking of house rules may result in partial or complete forfeiture of the deposit and additional charges.
-Abide by all local, state, and federal laws.

-No guns, knives, or weapons of any kind allowed on the Property except for the kitchen knives already on the Property.
-No food or drinks other than water in bedrooms.
-No food or drink other than popcorn and water in media rooms.
-Do not flush anything but human waste and toilet paper. The septic system is sensitive and we don't want you to have to deal with a clogged septic system!
-No smoking inside the home or fines will be charged. Properly dispose of all cigarette butts.
-Do not drag or push kayaks, paddle boards, lily pads, boats, or any other lake toys on the ground.
-Please take a shower and rinse off any dirt, lotion, makeup, etc. before entering hot tub. This helps keep the water clean during your stay and for future guests.
-Clean up ashes in fire pit area (but do not put hot ashes in the trash!)
-Clean grill after use
-Rinse off lake toys and put them back in shed as pictured in the listing photos prior to departure.
-Keep board game pieces organized in the correct boxes.
-Put all kids toys back as they appear in the listing photos
-Run dishwasher and clean all dishes at the end of your stay
-Place all trash and recyclables in the respective bins outside.
-Please move the trash and recycle bins to the edge of the street near the mailbox on Wednesday night and bring the trash cans back to the rocky area on the north side of the property by the front driveway on Thursday night.
-Notify hosts of broken, damaged, or stained items immediately.
-Any damaged and/or missing items, furniture, electronics, etc. will be deducted from your deposit and an additional penalty may be charged.
-Remove all USED sheets, pillowcases, duvet covers, and towels (but not pillow protectors or mattress protectors) and place in laundry room at the end of your stay.
-Please leave the linens on any beds that are unused and clean.
-Start a load of WHITE towels on quick wash cycle with hot water at the end of your stay. Pour a half cup of detergent and a half cup of bleach in the designated locations.
-Leave the home in the same good condition it was in when you arrived.

Albert saved the day! We had booked a different VRBO and the host of the OTHER property never sent us check-in information, leaving us completely stranded. Albert was very responsive and helped us check-in to his property that same day. There were only 4 of us, so we didn't even come close to using the entire house -- it is huge! The property has everything you could possibly need for a large family gathering. The location was awesome and so relaxing. We took several walks down to the lake and watched the sunset -- so very peaceful! Highly recommend this property and the host!

THE BEST VRBO we’ve ever stayed at! Perfect room confirmations for multi families. Plenty to do for both adults and kids. Best host quick to respond with any issues we may have encountered with speedy resolution. Game room and nightly movies were a hit with the kids. Remote workers had plenty of wi-fi speed to complete their work prior to holiday fun. An overall fantastic experience for our family.

Great house for our extended family of 12! We loved being a short walk to the lake. The grandkids and adults both enjoyed the foam water pad, kayaks, and paddle boards in the cove. The kitchen was well stocked, and it was nice having an extra refrigerator in the garage area. I would stay here again!

We absolutely loved our stay at this amazing house! It was so well-designed for multiple families, and we couldn't believe how thoughtful and helpful the hosts were. They had literally thought of everything to make our stay unforgettable. The kids had a blast with all the fun activities available, and we all enjoyed taking a short walk to the serene lake. We even got to hear some lovely bird calls and unwind in the peaceful backyard. We highly recommend this place and can't wait to come back next time we're in the area. Thank you so much for sharing your wonderful home with us and making our stay so special!

The house is huge and easily accommodated our 12 person bachelor weekend. It provided a great place to get away and just spend time together while also being close to grocery stores and restaurants when needed. Plenty of sleeping space with large kitchen, dining, and sitting areas. Albert was very responsive and was easy to work with. For a group this size, I highly recommend this home!

We loved our stay, and it was exactly what we were looking for - close to our home in N Texas, lots of fun stuff for teens to do, in a relaxing rural setting. House is incredibly equipped with almost everything you might need. Hosts are great communicators and very responsive. Teen girls enjoyed hot tub, whole family enjoyed movie room, all sat around fire pit where we also grilled hot dogs and s’mores, skipped rocks on the lake….. very enjoyable time! Would definitely consider returning.

We were pleasantly surprised when we found this listing with so many amenities for adults and children, and it did not disappoint! They really have thought of everything and provide more than enough amenities and basic necessities for you to enjoy your stay. The movie/playroom was perfect for us to relax while the kids played. The backyard was amazing, and the walk to the lake was enjoyable. The bedrooms and bathrooms were more than accommodating and comfortable. And the hosts were excellent with quick and efficient responses. This may have been one of the best VRBOs we've stayed in! We will definitely be coming back!

I would highly recommend anyone staying at this house. All of the beds are very comfortable, and the house is very spacious. This house is perfect if you have a family as well, there’s so much to do. I have stayed at many VRBO locations, and I have never stayed at a house that was so well put together and organized. The lake is very close to the backyard, and the water toys were amazing.

In Texas for a memorial. The house was perfect for several families to be together. I think the house outdid the pictures. Everything was great. Well stocked with everything we needed. Clean. Gracious hosts. No problems with any part of the house. We did not use any lake toys so can’t comment there. Only tip I have for future stays is maybe bring a couple of extra dish and hand towels. In Texas for a memorial. The house was perfect for several families to be together. I think the house outdid the pictures. Everything was great. Well stocked with everything we needed. Clean. Great property and awesome communication from the owners! Everything was in perfect condition and my family loved the home. We were in town for my son’s wedding at the Olana so the location was only 10 minutes away. I would recommend this home highly.

We travel pretty often and have been to many VRBO properties, but this one truly blew us away!! Everything was so clean, organized, prepared, and well thought out. We had an adorable s’mores kit waiting for us upon arrival. I cannot say enough how grateful I was for all that was available for small children. My 5 year old screamed with excitement when she saw the playroom & toys. I was also super grateful for the high chair, pack n play, bibs, sound machines, and even a baby monitor to use!! This made nap times so easy. The whole group really enjoyed the use of the kayaks and Lake toys. There was so much to do! This house has it all and every detail of your stay has been thought out to make it as enjoyable as possible. If we are back in the area, we will for sure be staying here again!

This is a comfortable house close to Dallas and D/FW, with access to the lake. We were a group of 7 adults on a mini-family reunion and had plenty of space to spread out, both inside and out. The house is very well-equipped for children, which we did not have in our group, but we could see it would be wonderful for them.

For babies they’ve got PnP’s, high chair, baby bath, and sit-up seats with trays, baby gate, baby monitors. My children travel with lots of baby items, but were able to leave the bigger items at home. We brought a folding play mat for the babies in the living room. (viewable from the kitchen)
Toddlers have their own playroom, and tv. Our 2.5 year old grandson practically lived in the playroom. Our 5.5 year old granddaughter enjoyed the playroom some, but especially enjoyed the movie room. They enjoyed the teeter totter in the front. They would have enjoyed the playhouse as well, but I wasn’t made aware of the spiderwebs that made them afraid to play in it until the day before we left.
Teenagers would enjoy the movie room, the game room, or the many yard games, and water toys for the lake in the shed.
The lake access is a shared space, but we were the only ones using it when we went down to the lake. The house has beach towels, and a washer and dryer if you need to clean them for the next day.
Five bedrooms all spread out gave every individual family their space. Three and ½ baths with multiple sinks were sufficient for people to get ready. Plenty of hot water since the property has two water heaters.
The walk-in pantry kept the groceries for the week stored out of sight, but easy access. Two refrigerators allowed for food in one refrigerator, and cold drinks in the other. The kitchen was well equipped. Be careful using the thinner oven mitt it does not protect from hot pans. I will advise the owner of this issue. Once I located the grill mitts I used those for the kitchen, and the kitchen mitts for the outside grill. The fire pit for smores is nice. We didn’t spend much time doing that since the heat was still high at 8-9pm in the evening. If you enjoy a hot tub at night to relax before bed, they have that too.
This house is also great if all you have are adult couples traveling together.
The owner is very responsive. If you have any questions, or issue, don’t hesitate to contact. There is so much more I could share about this wonderful property, but it’s Monday and my real life has begun.

I booked this property for a weekend getaway with extended family. We had 12 people on the property and the size was perfect! I would highly recommend this home, especially if you have children. The media and play rooms were huge hits with the kids (ages 5-13). Although we didn't need it, they had everything you'd need for smaller children as well (PNP, high chair, etc). The home was very clean. We all enjoyed hanging out in the back and around the firepit. The owners have all the lake toys you could need and we took advantage of them. The private lake access is great! It's not really a swimming area right now but the kayaks were perfect. There was an issue with some of the lights in the back not working, but Albert came right over with a latern for us. I have no doubt that if the previous occupants had told him about the lights, they would have been fixed prior to our arrival. He was extremely responsive and a wonderful host. We loved the home and are already looking forward to booking it again!

Wonderful getaway!!!
We had a fantastic time at this property!! Albert and Joy were great hosts and the house was perfect for our two families (4 adults, 4 kids under 7). Wonderful long weekend
This home is very well maintained. The kitchen was well-stocked for cooking. There was coffee and smores supplies left for us. Beautiful and relaxing back yard - we really enjoyed our time here!

Above and beyond....the owners literally thought of everything...aside from the home being amazing...I appreciated the extras from soap to first aid kit to smores waiting for us on arrival. I wouldn't stay anywhere else at the lake.
