About this bed and breakfast
Welcome to your home away from home! This guest house private, with it's own entrance, and is attached to our house. We recently re-decorated the place. It sleeps 4, with 2 in the queen bed, and 2 on the queen sofa bed. We provide WiFi, toiletries, linens & towels, clothes iron, hair dryer, full kitchen, beach essentials, coffee & tea. Watch waterfowl while sitting by the serene backyard creek, or go on an adventure to Folly or downtown.
Centrally located for your beach getaway, or business trip. James Island is close to everything, and very easy to get to.
Please note, our dining room shares a wall with the guesthouse bedroom. We never hear our guests, but guests do hear my four kids occasionally, during daytime hours. If you are not ok with this, you may want to stay somewhere else. If hearing kids play is ok with you, I guarantee you will love the comfort, decor, extra touches, location, and cleanliness of our place.
In addition to the bedroom, full bath, full kitchen, and living room, our backyard is a wonderful place to hang out. We have large picnic table, a gas grill, a basketball hoop, a large garden, and a fire pit. So much to enjoy as you are waterfront. You are even welcome to fish in the waterway (catch & release), or use our canoe for a jaunt down the estuary.
We have a smart TV with many apps to enjoy.
If a need for a washer or dryer arises, please just let me know, and we will work something out so that you may use our laundry room.
We can only accommodate two guest vehicles. We give you a code to enter on the keypad a few days before you arrive. You can check in anytime after 3pm. We charge a $50 early check-in/late check-out fee, and can only guarantee we can accommodate it on the day of arrival/check out.
We love interacting with our guests, but we also respect privacy when guests want to be alone. We are always available by text, phone, or a knock on the door for any needs or questions you have. We are a homeschooling family, so my kids are often home, and love making conversation with others in the backyard. They can also respect your privacy, if that's what you prefer. It's all up to you.

There is a creek behind our house. If you let your children into our backyard, please be aware that the creek is attached, and be water safe.
We like to turn the WiFi off while we sleep. It will be off from about midnight to 6am (it is on a timer). If you would prefer to have it on during those hours, please just text me, and I’m happy to accommodate.
We have a small, hypoallergenic dog, an indoor cat, and a tiny, indoor bunny, whom you may occasionally see my kids holding outside. All our pets are quiet and friendly, and you are welcome to pet them. We also have some laying hens, whom you will see free ranging around the backyard.
My teenage daughter is a Certified Safe Sitter babysitter, and is available to babysit, should you need a sitter while you're here. Please message me if you will need her services.
We provide a bag of beach essentials, which includes beach towels, an umbrella, beach chairs (4), and sunscreen, which you are welcome to use during your stay. Does not include snorkeling gear.
If you are bringing an infant and you practice Cry-It-Out, please don’t book our place. While we’ve sound-proofed the walls, we have, on occasion, heard babies crying in the bedroom, and it is upsetting for my children to hear. This is not a judgement on your parenting choices, but just a request that you don’t do it in our home. Thank you.
We are centrally located on James Island, about 10 minutes from Downtown Charleston, 15 to Folly Beach, close to historical landmarks, restaurants, museums, plantations, and tons of fun things to do. The closest beach is about five minutes down the road. We are close to shops, museums, restaurants, and entertainment. There is a grocery store one block away (with a Starbucks inside).
One thing to note: We are on a busy street. Please do not book if being on a busy street will bother you, as there is nothing we can do to change this, and bad reviews are unfair based on our location. Most of our negative reviews have been because of the busy street, which we cannot control. All we can do is be very clear about it, and request that because our guests know this before booking, that they do not leave a negative review based on something we cannot control or change. Thank you for your understanding with this. Most of our guests have given us glowing reviews "The best place I've stayed in for my entire 3,000 mile road trip," etc. I promise you will love our place, including our peaceful and serene backyard. But if busy streets are an issue, please don't book our place.
Uber or Lyft are your best bet if you don’t bring a vehicle. It is about a $10 Uber ride to downtown. Feel free to use our grass to turn your car around on. Being on a busy street, it’s easier to pull onto the street when facing forward.

This place is very cozy. Our grandkids age 12 and 8 loved it. Sarah provides everything you can think of to make your stay comfy and relaxing. There are all kinds of extras. We accidentally left our grandsons hoodie. Sarah was very accommodating in shipping his shirt back to us. We definitely recommend a stay here!

The guesthouse was charming. The location was perfect to get to Folly Beach, Shem's Creek, the Angel Tree and downtown Charleston. A very enjoyable place. We will return soon.

What a great find for my family of 4. The location was within a 20 minute drive or less of everything we had interest in doing. The price was right and had everything we needed during our stay. I was concerned about it being a smaller space with 2 kids, daughter (6) and son (10) but we LOVED and fully used the backyard areas. My son loved playing with Sarah's sons. They were so well behaved and that was a highlight of the trip to get back to hang out with them on the trampoline or playing basketball. My daughter loved the trampoline and feeding the geese in the canal in the back. I loved the mini chicken lesson when Sarah let my kids collect the chicken eggs and some of the tidbits they learned about chickens. It was such a unique experience for a rental to have but it was just want my family needed. The hot tub was waiting on a part so we were bummed about that. The queen bed in the master was super comfy. The kids slept on the twin air mattress which was the tallest thing we've ever seen, and there was a twin fold out for my younger one. There was enough room in the bedroom to finagle the 2 twin mattress so we could all sleep in there together. They added a desk to the main room which was not part of the original posting when I first reserved so that was a nice add for me to do some work at. We would definitely consider coming back and staying.

Sara‘s house was meticulously clean, very conveniently located (10 minutes to the beach, 10 minutes to downtown, restaurants within walking distance), the “busy “road was never an issue, it was dead quiet at night. We had a great time in Charleston, and at Folly Beach, and will definitely be back!

We enjoyed our visit to Charleston and surrounding low country. This house location is just across the river from Charleston and also 15 minutes to Folly Beach (without traffic). The house was clean, the kitchen was well equipped with oven, toaster oven, microwave, full size fridge, and big sink. We walked to the nearby grocery store and grilled one night. The house has a fun backyard with lights, canal-like waterway, fire pit, gardens, gas grill, and even chickens. Sarah, the host, was very communicative about everything.

We had a mini family vacation in Charleston with our 18 month old son. It was so nice that there was a pack n play and portable high chair and we didn’t have to pack ours. It wasn’t too far from downtown and it worked well for our visit!

Loved this sweet spot. Perfect for my family of 4. The little extras like coffee, tissues and fresh eggs made the experience extra special. It’s nice to travel and not have to pack everything single thing. The backyard was a little oasis.

Sara’s property was perfect for our stay! We had all the amenities we needed and more! She even left fresh eggs in the fridge for us to have breakfast with. Snacks and water were also provided! We enjoyed being close to Folly beach and all Charleston has to offer! On our next stay we hope to enjoy canoeing in the water in the back yard. Stores, gas stations, and restaurants were also located on the same street! We wish our stay could have been longer. We hope to be back again soon.

I booked a quick beach vacation with my 3 boys. The space was just the right size for us and very clean. They enjoyed doing the dinosaur puzzle and discovering the toys and books. They enjoyed the backyard as well! Sarah was just a quick text away! It was great!

Everything was wonderful and as described. The location was ideal, the host was extremely accommodating and accessible.. There were nice amenities like Muddy Waters coffee and Baguette Magic, coffee and croissants, and grocery store options, all close enough. The property is a renovated garage portion of a ranch home with separate entrance, so just know that the bedroom wall is shared with the tenants. As a light sleeper, it was a tad noisy and some road noise, but otherwise a great location and comfortable bed for your visit Thank you Sarah!

Me, my husband, and our two kids (ages 1 and 3) stayed here for 3 nights. We were in town for a wedding but had one day to do some sight seeing. It's about 15 minutes from every area we wanted to go (downtown Charleston, Folly Beach, and Johns Island). The location is not only great because it's center to many of the main sight seeing areas, but also because it's very close to the grocery store/starbucks and some local playgrounds for the kids! The house was very clean, the extra amenities came in handy (high chair, pack n play for our 1 year old) and when we had some down time we hung out in the cute backyard with the chickens (my kids got a kick out of them!)
If we go back to Charleston, we would definitely consider staying here again!

We loved having the host family close and enjoyed meeting the family/animals! The only thing I didn’t like was the couch. It wasn’t comfortable but that’s personal preference, nothing sarah did wrong! Everything was clean, it was nice having everything we needed for the beach!

Enjoyed all the amenities including the enjoying the chickens in the backyard and enjoying their eggs in the morning. 4 stars for location, due to proximity to downtown, beaches, fine restaurants. Sarah truly planned this vacation space so well- it was a perfect stay for our family of four. It is updated and fresh- unbelievably clean. We made breakfasts in the nicely equipped kitchen each morning (really enjoyed the fresh eggs- so good), and being on James Island put us around 10-15 minutes from EVERYTHING Charleston has to offer. It was a perfect place to “come home to” after long, full days exploring the city & surrounding neighborhoods- and the backyard is an oasis. We will absolutely come back! this place was so perfect for my 2 friends and i. it was our first time going away just the 3 of us and sarah was so so so helpful when we needed her. the place was so clean when we got there. the backyard was such a great place to chill. the family left us alone until we needed them. we couldn’t have asked for a better experience. and our favorite part was definitely their super friendly cat that would come hang out with us :). would 200% stay here again.

This is the perfect location for many reasons. Visiting downtown and Folly Beach from here are super convenient and there are so many restaurants nearby. The host (Sarah) was so accommodating. She provides recommendations of things to do in the area, restaurants to visit and even I will certainly be staying here again for any future visits to Charleston.

Lovely Experience
The home was peaceful and relaxing. Everything was very organized and welcoming. They had plenty of extra accommodations that we personally didn't get the chance to use, but were wonderful additions to the home. The hostess was very kind and a fantastic communicator throughout our entire stay. There was one small detail (minor, easily fixed detail) that could of made the down time in the home a little more enjoyable, the wifi provided doesn't reach the Tv fantastic so shows tend to cut out often. Like I said small detail. Overall, my partner and I had a lovely stay and are so grateful for all the tips and locations they recommend.

Great stay for family vacation
Overall process of booking the property and checking in was great. The host Sarah was very responsive and provided details on everything we needed. The house was located close to Charleston downtown and folly beach. Other beaches were within 30 to 45 minutes drive and routes are quite scenic
