Our condo is located in the Hilton Head Breakers complex, which is a small, quiet community with only 120 units. The complex is perfect for a relaxing vacation away from the hustle and bustle of everyday life. The convenient location means you won't have to move your car, as dozens of restaurants, shops, grocery stores, and attractions are within walking distance. We felt safe and the location was in walking distance to many activities. It has newer furnishings in an older building. Beds were comfortable. Condo was clean. Lacked closet space and the bathroom needs an update, but everything was functioning well. Also could use another mirror somewhere in the condo.

Our stay was ok. The property is in a great location and convenient to a lot of things. However, the inside does need updating and changes to have a more usable use of space.

Fantastic location and view. Cleanliness was sub par (dirty floors especially around the side tables in living area- I had to sweep the day we arrived, and truly unsure whether the bed linens were actually clean/ changed but it was 1am before we crawled into the beds and recognized the dirt/sand). Parking was limited and difficult. A bit over priced for what it was. Checkin was annoying. Never stayed at a VRBO (I've stayed at several) that requires so much paperwork before arrival and then checkin at an office not on the premesis.

We arrived and the check in process was pretty easy. It was a little out of the way to grab the car pass but otherwise the host made it really easy to check in. The condo was a clean and super convenient for us because it was close to the beach, pool, and local restaurants and shopping. It did rain the first two days so it was a little tough to fully enjoy the beach and pool, but there was still plenty to do.
The only things that were not great was the sliding glass door was super hard to open and close, the patio chairs were a little wobbly, and there was a light on outside the room/condo which was pretty bright in the bedroom overnight. I would definitely recommend the host put up black out curtains or guests bring something to block out the light.
Overall we really enjoyed the condo and would book again!

Great location!
Very clean and well appointed. It was stocked well with what we needed for kitchen, starter supplies and even beach towels! The drain needed snaked in tub due to previous use but was usable. The dryer will soon need replacement as well but we did get clothes/ towels dry with second cycle. Noise from upper floors was constant especially sliding door through the night. This was not property “s problem but a rude guest.

On beach, but not worth the money AT ALL
Firstly, this unit had around $800 in fees tacked on...no other rental I saw had that amount jacked up. Last minute rental so we did it anyway and hoped for the best.
Door code worked fine.
The elevator is under construction, fine for us in first floor, but ridiculous for 3rd floor.
As soon as you walk in it smells of mold and mildew. Extremely dark unit, and decor is dark as well, so it felt yucky. Small bedroom, lacking creativity with set up. Queen bed pushed against the wall, one must climb in and out. Nowhere to put clothes, there was a wicker bakes rack from the 80's in there, can't get to it because it's wedged behind bed. Closet with a few hangers was it. Put your phone, water, glasses in the dirty floor.
Bathroom water pr sure fine. Found a piece of trim that was supposed to cover a hike in floor in the middle of floor with a nail sticking out.
Hall bunk beds old and rickety, tried to store luggage there but so dark in hall and low, couldn't see clothes or get to them. Rusted out over the toilet shelf system for storage.
Living room (keep in mind this while place is just over 500 sq ft. ) 2 giant 80s leather chairs and a full size leather couch with no support in it whatsoever. You immediately sink, and leaves it so you don't want to r lax or so and any time there. Also in living room, an old wicker shelf with tv, a nightstand, and two lams, along with a small wicker/ glass table, and a didn't g room side chair randomly placed. Not to mention one additional leather chair. So 3 big leather chairs, full size couch and all other random items. It was sort of laughable. Kitchen was a big disappointment. Mist cabinets are locked, so if you grocery shop and need storage, don't stay here. There is not a full size fridge, even though there is room for one, so don't over purchase, it's an apt size fridge. Nice to have a dishwasher but, no oven.
Beware of the loose floorboards in the balcony, they have thrown a utility carpet over top of it but very loose and dangerous. The door to balcony is almost possible to open and close, so unless you have the strength it could really be an issue if you enjoy being outside. Chairs are ok out there, but they aren't the high ones, so if you are wanting to see the view, you won't see it, just the railing, due to lower chairs.
All in all, location is great, pool was clean, but this rental was frustrating to say the least. We left to drive home a night early, it just didn't feel good to be in it.

This condo was in an excellent location close to Coligny Plaza and Park. While small, it was comfortable. Loved the ocean-front balcony. Kitchen was small but useful. Bunks were comfortable but the bed was not. The sofa was old and we sunk in at the one end. Beach toys were a nice surprise. Great communication. Would stay again.

Great location
As advertised. Great view of beach and pool. Clean. Good size for two. There is a small area with bunks in the hall. Kitchen is small with a toaster oven, microwave, two burner range top, toaster, coffee maker, dishwasher and small fridge. Fine for making simple meals. Not much storage for groceries though. Could use instructions for washer and tv roku. Loved Hilton Head.

Great location
Location made up for drawbacks. We were on 1st floor and family on 2nd floor were very noisy. Our condo had very little Closet space had to use the twin beds for clothes. 2 clocks in condo but neither worked plus several light bulbs burned out. Bedroom very small, hard to walk around the queen bed.

Nice place.
Nice place. Clean. Plenty of towels which came in handy. A lot of nice, helpful accommodations like that.
Just one hiccup; Got locked out one day and to say it was an ordeal to get back in is an understatement. Tried calling the property three different times but no one ever answered. Security was nowhere to be found. I exhausted a lot of options before I was able to get back in.
Other than that the place was great and we plan on coming back!

Average stay
Property was as described but the furniture and amenities are really dated. The condo needs an overall makeover. Shower has descent water flow and the air conditioning blows cold. The one dealbreaker for us is the insanely loud stomping that comes from the second floor unit. This unit is on the bottom floor. For that reason, we will not stay here again.

Perfect beach and entertainment access
GREAT location and lovely property! Just be aware all of the vacation rentals at Breakers are on the smaller side, but it is worth it for the convenience to beach, entertainment/restaurants and views! Also a great pool area. Home comforts such as kitchen utensils, starter supplies and linens is so helpful. Would definitely stay here again!

2019 end of summer vacation
Highly recommend staying here mid August like we just did. It was like having the entire resort to ourselves. Every day there were only 2-4 people at the pool. It was so peaceful and relaxing. No waits at the restaurants either

Property manager
Great location, Complex is old but clean and maintained well. The Condo needs new a sofa- its wore out and you sink down in it. and need a black-out shade in bedroom there is a bright light right over the window. Most of the kitchen cabinets have locks on them, The only shelfs have decorative crap on them taking the only space you should have to put stuff in the kitchen.
- The Condo was ok for 2 people, The problem is with Hilton Head Properties - We returned to condo at about 10pm on Sunday to find our door would not open. Called the after hours number of property manager. Tyler the after hour person said he would call maintenance, After a while Tyler called to say maintenance was not answering the phone that he would bring a key to bypass the code. He got there but they did not have a key for the condo. He called a lock smith that said would be there in 30 min -he got there a hour later. He did not know what he was doing. he drilled on the door lock until about 2 am then admitted he could not open it and was leaving. Tyler said they did not have another room for us. I took a screw driver from the lock smith and broke in thru the window, The lock smith crawled thru first to open the door but it would not open from the inside either. he started taking his tools in and Tyler told him to leave that he was done. My wife and I crawled in thru the window and went to bed. The next morning I called the office and they knew nothing about what happened . I told them we could not leave without crawling back out the window. (probably some sort of fire code about that)They sent a real lock smith over who replaced the lock.- we never got a phone call from the property manager. You would think they would have a least sent over a gift card for dinner or just called to apologize for what happened.- NOTHING- I understand things break but if their maintenance person had done their job and answered the phone it would have went a lot quicker than us sitting out-side of the condo from 10pm till after 2am -Let me say that Tyler tried to help but he was limited because nether the owner of Hilton Head properties or the maintenance person would answer the phone. DO NOT BOOK ANY THING THRU HILTON HEAD PROPERTIES REALTY AND RENTAL

Great location, would try a different unit
I'll try to summarize the pros and cons of the stay.
PROS: Excellent location. Coligny Plaza is right across the street, so shops, restaurants, groceries, and bike/beach rentals are within walking distance. The beach itself is also a 30 second board walk away. This is usually our main priority. Close proximity to all biking paths, which was great.
CONS:
In spite of the great location, I would not rent here again. We have stayed in some tiny rentals, including a studio, but this was a really frustrating layout. Not worth the cost at all based on the following issues, due to the high cost of the management fees you will see tacked on.
PLEASE UPDATE LISTING and remove "oven" from the amenities. There is not an oven, which may be hard for people who want to cook-in. Really nowhere to store dry goods. We kept ours in bags on the floor or the counter.
The bedroom contains a queen bed pushed against the wall. The person on the R side of the bed must crawl over their bed buddy to get out of bed. There is no dresser and there are no nightstands. You will need to place your nighttime goods (glasses, phones, etc.) on the bedroom floor. There is no where to put your clothing, as there is simply no room in the bedroom and no dresser. We had an open suitcase on the living room floor all week. We tried putting it in the bunk beds, but it was too dark and hard to open the lid of the case.
I also ended up covering the bedroom window with a blanket, as the panel blinds moved occasionally, and you'd be directly exposed to the outdoor walkway while in the bedroom. Adding some curtains would be very helpful for privacy.
Two people cannot be in the kitchen or bathroom at the same time. We aren't large people, but it's an incredibly tight space. Nothing can be done about this, but should you have a couple and a child or two, this would be very frustrating.
Noise. Bottom floor rental. We thought this was a plus as there aren't any elevators, but the people above us were incredibly loud (music, moving furniture, who knows?) This may not be an issue for some people, as it's the luck of the draw.
Location may be a con for some as well. If you prefer a quiet beach, I suggest renting farther south toward Sea Pines. It was much less crowded when we rode bikes down that way. At Breakers, you're near public beach access, so it's just busier. It's not as dense as Destin, but it was pretty packed.

Quick getaway
Wife and I stayed for four nights and really enjoyed the location. Pool area was nice and ocean view was great. Sandy beach just steps away. Rental group was incredibly responsive and wanted to make sure our stay was excellent.

Nice location with limitations
The lack of space in the kitchen and no full oven was disappointing. Nearly all of the kitchen cabinets were locked, except for those containing dishes and the like, this left no space for dry goods, cans and other cooking essentials. There was a small space available but it was filled with cutsie nicknacks. There was a toaster oven only. I wish the lack of space and lack of a full oven was mentioned in the description. There was also no dressor in the bedroom for storage.
We had some minor bumps regarding WiFi that were resolved. The location was excellent the view was good. Next time, if these is one, we’ll stay on a higher floor.
We had some storm concerns, tornado warnings etc. and some cold/flu symptoms during the week but all-n-all a nice get away. I have a new list of questions to ask before reserving the next time... live and learn. Reservations, check-in and check-out was easy.

Fantastic location! We loved it!
The property was located with an oceanfront view. We looked to the right off of the balcony and there was the pool. With the kitchen and amenities we were able to cook our breakfast and eat on the patio each morning. Then eat out at the abundant amount of bars and restaurants right across the street. There is even a grocery store. We didn't have to move the car all week unless we wanted to sight see! We absolutely loved our experience at Hilton Head and this property. THANKS.

Location, location, location - will not be back though
We almost gave it a 3-star because the average was 3.2, however it seemed unfair to rate location equal to decor. So we applied a weighted criteria which brought it up to a 3.6. Here are the 10 things we rated in order of importance:
Location - 5/5 (Walkable to Coligny Plaza, awesome restaurants, jogging path)
View - 5/5 (Breathtaking sunrises!)
WiFi/TV - 1/5 (There is no WiFi and the TV's are very small-only matters if it's raining)
Cleanliness- 3/5 (Ceiling fan in the den was very dirty, carpet on the balcony is too)
Supplies - 3/5 (no iron, only a board, too much furniture for the den space, nowhere to put your luggage, we used the bunk beds; plenty of towels and kitchen supplies, hair dryer included)
Noise level - 3/5 (can hear every step of the upstairs neighbors, pool was closed but realize it is overlooking the pool)
Amenities - 3/5 (Pool, hot tub and free parking, no gym, tennis court or bicycles)
Cost/price - 3/5 (Shows as $142/night but additional fees brought it up to $240)
Ease of Reservation - 5/5 (no issues, very responsive and timely)
Decor - 1/5 (Who cares while you're at the beach? However, the furniture is very dated with a black kitchen and geese pictures, just not "beachy" at all)
We had both gorgeous weather and a day of all rain, which gave us time to "enjoy" the lack of "beachy" feel in the small space. We rounded up to a 4-star because it was what we wanted for this trip and hopefully we provided enough data to assist you in making the decision for your needs.
We would not rent this place again, for $240 we could get newer accommodations in the same area.

wonderful location
we loved the location of the Breakers ...will definitely book again. The leasing agent was very easy to work with. (Thanks Darcey and Debbie) The unit was extremely clean and the air conditioner was GREAT! The furnishings are a bit outdated, but regardless, met our needs.
We also loved being on the first floor and the morning view of the ocean and pool are perfect.
Coligny is a great area. The only word of advise: Unit 135 does not have a blow dryer and no WIFI. (so pack your own and plan to use data) Those additions would have made the unit awesome and I would have given 5 stars.

Location is everything at the beach!!
The property was just as described. Furnishings are a little older but very well-kept and clean. Absolutely great people to work with on the rental The only downside was no Wi-Fi. But the shops with wifi and good places to eat were within walking distance and it wasn't terrible to take a break from technology. What can I say Hilton Head is the best!!
