Eastwoods is an impressive, traditional six bedroom, four bathroom property with a private outside pool for use in summer months. There are two reception rooms, a formal dining room and a cosy kitchen which boasts a large AGA. Accommodation sleeps up to fourteen guests (2 rooms are triple). Dogs permitted by prior arrangement only and with restricted access in the property and grounds.
Eastwoods is located on the outskirts of the village of Sway in the heart of the New Forest National Park and a short drive from the bustling and historic coastal town of Lymington.
The property is situated in a breathtaking forty-acre estate and is truly the perfect country retreat to host special time away with family and friends.
If you want to explore further afield, there is so much to do in this beautiful area from forest walks to days on nearby beaches. A trip across Solent to the Isle of Wight is only a short distance away.
As soon as you arrive at Eastwoods take a deep breath, relax and soak up the peace and tranquillity of your surroundings.

GROUND FLOOR:
DRAWING ROOM – large drawing room with French doors leading to the garden. The drawing room has a log burner, lots of squishy sofas for relaxing and a smart TV.
FORMAL DINING ROOM – a stunning room for a special evening. Large mahogany table which seats twelve. French doors onto the garden and decorative fireplace (please note fire is not in use).
LIBRARY - oak panelling, lots of books to choose from. French doors leading to the garden, smart TV and decorative fireplace (please note fire is not in use).
CLOAKROOM with WC
KITCHEN/BREAKFAST ROOM– traditional and rustic kitchen with French doors opening towards the garden and pool area. Large four oven AGA, integrated appliances include electric double oven, microwave and dishwasher. There are two large fridges and a freezer. A large larder for storing holiday supplies. A large kitchen table which seats fourteen guests. Plentiful supplies of vintage china to make meals and afternoon tea an occasion.
UTILITY ROOM - situated off the kitchen, washing machine and tumble dryer.
STUDY - situated next to the kitchen.

THE GARDENS, GROUNDS & POOL
The main house sits centrally on the estate. There is a large, gated outside swimming pool which is heated from the of May until end of September. The pool has a spacious terrace to enjoy lazy days. From the terrace you can enjoy the peace and tranquillity of the beautiful surroundings of paddocks, fields, lawns, woodland and of course the visiting wildlife.
We endeavour to maintain a comfortable pool temperature, however, please take into consideration that the pool is an exceptionally large volume of water which is significantly influenced by the great British weather.
For the summer 2024 season we found the temperature ranges from 22-27 degrees. In May and September this can be as low as 20 degrees.
* Please note that we are NOT able to accommodate requests to heat the pool outside from October to May.
*Please be aware this property no longer has a hot tub.
Please be aware that there is a large pond in the grounds. Young children must be supervised at all times as this is not fenced.
There is a gate from the side of the property which gives access to the forest, a short walk away.
There is plenty of parking at the front of the property.

Bed linen and towels will be provided in the cost of your stay.
Children and babies:
Cot and high chair available by prior arrangement. Bedding to be provided by guests.
Dogs:
Well behaved dogs will be permitted by prior arrangement only and at the owner’s discretion. Dogs are not permitted in the main area of the house due to the cream carpet. Dogs are permitted in the kitchen, play room and 2 bedrooms accessed from the 2nd staircase.
Dogs may be “off lead” however, they must be under your control at all times. This is due to the horses and wildlife that roam the estate.
You must clean up after your dogs and put any waste in the bins provided.
We ask that you do not leave any dogs unattended in the property if they are likely to cause damage, unless you have an appropriate dog crate where they can be left safely.
Security Deposit:
We do not request a security deposit; we operate on a trust basis. We know that accidents happen; however, if you break or damage something, we do expect that you will pay for replacement or repair. Excess cleaning will be charged at £17 ph and carpet cleaning will have a minimum charge of £60.00
Please make us aware of breakages or damage in order that we can resolve the matter promptly and cause minimum disruption to other guests.

Great experience from communication before, personal show around the house which was fabulous as it meant you knew how everything worked to the actual lively house. We lived the pool and the outside surroundings. All we could possibly need in a house for a big family. Definitely recommend

We're a bunch of friends who have a weekend away each year and this was definitely one of the best. The house is beautiful and spacious, the location is idyllic and you have the added bonus of a fabulous swimming pool. Just perfect, thank you, we might be back.

We booked the house for my mother’s 70th birthday celebration - so her partner, her 3 sons, their partners and grandchildren could stay together for the week.
The amount of open space was brilliant for the childre; the pool was well used, as was the croquet lawn. We enjoyed the different living areas which could fit us all in or provide quieter spaces when needed. As a base for walking in the new forest or exploring Lymington, it was perfect.
Helen was really great, she was helpful in the lead up to the holiday, attentive to our questions during the stay and provided a thorough handover at the start.
I highly recommend the property and we all had a fantastic stay.

Eastwoods is a beautiful house in a lovely verdant setting.The pool was the best I have ever swum in.
All the family enjoyed it immensely.

Eastwoods was just perfect in every way for our annual family holiday.
We were highly impressed by the setting from the moment we first drove up and, once inside the house, by the sheer space Eastwoods has to offer (Ample space has been provided for storing coats, shoes etc as well as groceries in the kitchen area and there is plenty of wardrobe space in all of the bedrooms) The tasteful decor and beautiful soft furnishings made it extra special. The kitchen had everything we needed: the huge table was a delight to sit around for leisurely breakfasts, the Aga was well used for cooking and, on more than one occasion, for warming up locally baked bread and scones! The bedrooms were incredibly comfortable and it was wonderful to wake up to such lovely views of the grounds and the wildlife. The pool is a good size for the number of guests, the steps make access easy for all and once you're in it is lovely and warm! We used it every day and eveyone- young and old+ had great fun.
Everything about the property, including cleanliness and provision of fluffy towels was of a very high standard.
Helen the property manager was very friendly and helpful throughout: during the booking process, showing us round and explaining everything we needed to know on arrival and checking in with us during our stay.
We can't fault Eastwoods in any way and we highly recommend it for a perfect stay in The New Forest.

A wonderful place to stay - so much space inside and outside. Beds were super comfortable! Great location too - the little ones enjoyed being outside in the Forest. Helen, the property manager, was excellent - nothing was too much trouble.

One of the friendliest and most hospitable properties we have ever stayed at. Beautiful grounds with their own heard of Deer!! Lovely big house with fantastic views. Perfect for family holidays, close to the coast and the forest.

Lovely house in a beautiful area. Clean with super comfy beds and plenty of bathrooms. Well equipped kitchen.
Fantastic pool with beautiful views around the forest. Deer roaming and two cute goats, apple and crumble to visit everyday.
The staff in the equestrian centre were super friendly and took time to show us around a fantastic experience for all of us.
Would recommend, thank you especially to Helen who met us at the house showed us round and sorted out a small problem with the Wi-Fi quickly.

The perfect house for a family looking for peace and quiet as well as the opportunity to visit good restaurants, beaches and local wildlife.
Big, comfortable beds; generous with towels etc; so much space in the house; a great Aga to cook meals on: great bathrooms; croquet; cricket; rounders; the huge incredibly clean pool (with steps which were great for little ones); amazing uncrowded beaches; super restaurants nearby (Noisy Lobster; The Haven; The Lighthouse); huge forest and grounds; horses to watch during the day; Swifts to watch swooping in the evenings; wild deer visiting; adorable pygmy goats to feed and play with…and wonderful, friendly and warm Helen who arranged everything, made great suggestions, responded to every questions (even inane ones about the wildlife) and brought her puppy to meet the children.

A long-delayed family celebration, Eastwoods suited our needs perfectly. A lovely family house, lots of room for everyone, plenty of places to eat and relax. Us grandparents really valued the master suite tucked away at the quiet end of the house. The pool was a strong reason to book Eastwoods, and it was used a great deal - lovely to have a pool of considerable size for a private home. Lots of walking within the grounds, wild deer and domestic pigmy goats. We had a very interesting visit to the stables next door too.

Fantastic stay
We rented this property to celebrate my father’s 95th birthday with the whole family. Helen, the manager, couldn’t have been more helpful in answering our pre-arrival questions and giving us a comprehensive tour of the house when we got there.
The house is beautiful, well-appointed and very spacious. The gardens have lovely views and the pool area was a huge hit with all three generations of the family.
There is everything you need in the kitchen and the beds are extremely comfortable- we stayed 4 nights and all wished it could have been longer.

Utopia
What an amazing property this is within some fantastic grounds. Helen was excellent from the moment we clicked add to basket to book the holiday until departure; she is an absolute credit to her team and to the equally lovely Jo the owner who we did not recognise unless she was on her horse! The grooms within the grounds were also so very friendly as were their woofers who visited us on a regular basis and were most welcome. Fab holiday had by all; thanks again to Helen for being you!

A golden golden wedding!
Celebrating our golden wedding at Eastwood’s couldn’t have been more perfect with all the family at the weekend and friends in the week.
Greeted by Helen who gave us a very comprehensive tour of the house and left us with scones, cream, flowers and wine.
Eastwood’s is so impressive and spacious that I spent lots of the first day getting lost! So much space for everyone to find a spot to read a book in peace if they wanted too.
The surroundings are stunning and so peaceful with a mile walk round the grounds. The pool was the star of the week with the grandsons in and out like yo-yos and so many comfortable chairs to watch the fun. We couldn’t have been luckier as the weather was just perfect it felt as if we were in a microclimate.
I would thoroughly recommend Fi’s afternoon tea from Lymington and the takeaway Tuesday night fish menu from New Forest Fish and Shellfish in Sway

My family and I had the most perfect stay at the Eastwoods property. The property manager Helen was incredibly welcoming and kind to us all. The house was clean and absolutely beautiful and it really made for a great trip for us.
It’s location is perfect for exploring the New Forest and the grounds are beautiful. We were able to visit the horses in the Equestrian next door and the staff there were also extremely welcoming and friendly.
We will definitely return and couldn’t recommend it anymore.

We arrived and was warmly greeted by Helen who made us feel so special. The house is beautiful and the pool was such a lovely addition to the property. Having the deer visit every day and to watch the world go by was exactly what we wanted. Couldn’t think of a better place to have a family weekend away. Can’t wait to go back!!!

Easter Weekend
My family and I had the most perfect stay at the Eastwoods property. The property manager Helen was incredibly welcoming and kind to us all. The house was clean and absolutely beautiful and it really made for a great trip for us.
It’s location is perfect for exploring the New Forest and the grounds are beautiful. We were able to visit the horses in the Equestrian next door and the staff there were also extremely welcoming and friendly.

Eastwoods - Fantastic
A fantastic house, so much room there were 12 of us, and we could easily lose each other in the house, was also a great base near lots of restaurants/ pubs and activities.

Eastwoods was perfect for our family reunion - brilliantly laid out house with plenty of room for 12 of us or all different ages, wonderful grounds and location and great weather so we were able to use the pool every day.
The welcome from Helen and Jo the owner couldn't have been better, and the children loved being shown the equestrian centre, ponies and watch the jump training.
We wouldn't hesitate in rebooking and totally recommend the property and whole experience.

A high calibre property in beautiful surroundings
We have enjoyed the most wonderful long weekend at Eastwoods for a family celebration with 4 generations and a dog! The house had everything we could have needed. Spacious, well equipped, incredibly comfortable beds, endless hot water, a great welcome pack and good internet - and all in the most beautiful surroundings. Helen was in hand to welcome us and show us round and we’re only sorry that Storm Arwen stopped us from visiting the equestrian centre. We very much hope to return in the summer months when we can use the pool!

Fantastic home, beautiful grounds and great location
Rented the house for my sisters 40th birthday. Helen and Jo were fantastic hosts answering all my questions leading up to our stay. All of us couldn’t get over how large the property was and how it catered to all our needs. It was very comfortable, with a mix of modern and old decor. The fire in the living room was an added bonus, all sitting round the cosy fire with a glass of wine in hand.
Each bedroom is very large and the beds the best we have ever slept in. The bathrooms blew us away and bigger than we expected.
We all fell in love with the Master bedroom and the walk in wardrobe.
The grounds are perfect for children, so many things to do and see.
Sadly couldn’t use the pool, as out of season, but it looks fantastic.
We walked to a local pub called the Hare and Hounds, using Helen’s directions and it only took 40 mins and it took us through the forest. The pub served a fantastic roast dinner.
I highly recommend this property and my only regret is we didn’t book an extra day.

New Forest holiday home
The house is perfect for a large group with an excellent kitchen/diner seating 10+ and plenty of relaxing space and six large double bedrooms with bathroom ensuite to master and several other bathrooms to share. The gardens are private and extensive with a large swimming pool which would be great in the summer months.
Helen the house manager was very professional and replied to emails immediately and was present when we arrived to show us the property and answer any questions.
The house is in an ideal location being close to Lymington, the Isle Of Wight ferry, and nearby beaches. The local Hare & Hounds public house is definitely recommended!
We thoroughly enjoyed our stay and would recommend this holiday home for larger groups.

Lovely old home, stunning grounds
Our group had a lovely time. Helen is kind and helpful. The property was gorgeous, with stunning horses. The home is absolutely more than spacious, with a few adorable quirks, as all older homes do. We would stay again. One warning, the white carpet is daunting however! It will pick up lint from your bare stocking feet and make you think you've tracked dirt when you haven't!

12 good friends who meet regularly to share books, stories, wine and laughter, arrived at Eastwoods for a long weekend.
What a fantastic place. Large, well furnished, stylish bedrooms; huge kitchen-diner where we could all gather over leisurely breakfasts.
2 gorgeous living rooms and a classy dining room- all perfect for our needs. Then to cap it all a large, outdoor heated pool set in beautiful gardens! The weather was just right to take the plunge and work off a little of our indulgences.
Within 24 hours of leaving we’ve booked again for 2022. 👍👍💕💕💕

Perfect for family reunion

Excellent stay
Beautiful house in peaceful well located area in the New Forest. The house had everything we needed and so much more e.g. swimming towels, welcome pack with yummy goodies. We were given top tips for sightseeing, eateries, local caterers which made the stay even better. We highly recommend staying here!

Beautiful House in a stunning location along with a very helpful host
We arrived at the house and was met by Helen, she was extremely welcoming and showed us round the property. The house is a very good size and there is plenty of space for groups or individuals to enjoy their own space. The house was immaculate and had everything we needed to function as a family, it was like a home from home. Helen kept in touch with us in the week and she was always available when we had a question or needed referrals for places to eat etc. Thank you Helen for being a great host!! We stayed for a week in July and Helen made us feel welcome before we had even arrived. The extra touches on arrival such as gifts for the children and freshly baked scones were an added bonus.
The house itself was perfect for us, giving us plenty of space as well as being well equipped for large groups and a beautiful place to stay. The grounds and the pool were stunning and absolutely made the holiday, especially with the Equestrian Centre next door. There was plenty of outdoor seating which was much appreciated. We even spotted some deer in the field! The house was loved by adults and children alike. We would love to return in the future!

Firstly Helen’s communication was fantastic and she quickly responded to any queries. We met Helen at the property on the day of our arrival and she took time to show us around the vast property and grounds which was great. The bedrooms are all very large as is the whole house so plenty of space to move around and large grounds for walks. The pool is fantastic and as we were fortunate with the weather, we made great use of the pool. We would highly recommend this house and will almost certainly return in the future.

Brilliant stay
We had such a lovely stay. Everything from the little touches on check in, to the pool & location made it a fantastic break. The rooms were nicely spaced apart so the babies didn’t wake each other up if they stirred in the night which was a bonus as new parents! Thank you so much, we’re looking forward to coming back.
