Directly on the East Pemi River close to the Lady’s Bathtub swimming hole. Easy access to White Mountain hiking trailheads and just down the street from Loon Mtn entrance. Walk/bike to downtown Lincoln on the paved trail (less than 1 mile) for Black Mtn Burger, Common Man, One Love Brewery, Seven Birches Winery, shops and more. Minutes to Franconia Notch, Cannon Mtn…. and a short trip down the Kancamangus to North Conway. The possibilities are endless for an amazing vacation!

great place in the mountains. close to everything but far enough away to feel secluded. being riverfront was great. being able to hear the river flowing by was special. spacious condo with everything we needed available. pool was great after day of hiking. highly recommend!

We thoroughly e joyed our stay. The condo was immaculate. The beds were very comfortable! Loved the living room with the huge tv. But the best part was listening to the roaring river! The location is also great with lots of great restaurants & hiking spots! I wish we could have stayed longer!

We enjoy Lincoln area. Great bike, running or walking path goes right by condo. Nice swimming spot on the river and pools are a plus as well. Condo has everything you need and furniture is comfy. Would stay again. Don't forget to display a parking pass:)

Condo was clean, spacious, perfectly accommodating and close to everything we needed. We had a very enjoyable stay and the river was refreshing to swim in and relaxing to listen and fall asleep to. I highly recommend it!

This condo was perfect for what we had planned on our vacation. We loved the one level because we have a 1.5 year old and we were able to have him sleep in his own room on the same floor. A lot of our plans were in Lincoln so there was no beating the location and we utilized the river right behind the condo every day! The owner was very responsive and the place was super clean upon arrival. We would definitely come back and hope to next summer!

We had a very comfortable stay at Matt's place. The river view makes sitting in the balcony so rewarding. The condo is located just 5 min away from everything you need and is very close to the scenic kancamagus highway. We would like to stay here again on our next trip.

My friend and I fell in love with this property even being on the third floor (no elevator) getting our exercise in. Property was super clean and had great communication with the owner/manager. Will return to this condo when we visit there ares next time. Wish I could rate it higher. So relaxing.

The condo was outstanding and the view off the porch was relaxing in the evenings just listening to the sound of the river. Waking up to the sun through the trees was a delight. Just two items to point out - and both are ON the listing, but I figure others might make the same mistake I did and not read closely. 1) It is a 3rd floor unit. It's a good workout, but worth it. 2) There is NO AC. 98% of the time it is not an issue, but when it is the few days a year when it is the high 90s...it gets warm. The owner has fans, but plan ahead - otherwise you only have yourself to blame.

We (Two adults, one child) stayed here mid July, no complaints whatsoever. Great communication from the owner, and great location! Condo was a perfect "Home away from home", with everything one could possibly need. Location on the river sold me, spent some time each day in the river or the pool. This place is awesome. It’s about a 1 minute drive to Loon, 2 minutes to downtown Lincoln, and you can hop right on the Kancangus. The condo sits right on the Pemigewasset river and a short walk from a great swimming hole. It also has a pool right next to the unit. The condo was clean and comfortable. We didn’t have any issues but the owner did check in to see if we needed anything and was very responsive. Would highly recommend this place.

We came as a family to visit Franconia Notch State Park as well as the White Mountain National Forest and this location could not be better with easy and quick access to both. The condo provided ample space for my husband, myself and two teens to spread out comfortably. The space was quiet and comfortable, the pool was fantastic and right next door. Balcony was the perfect spot for breakfast and an afternoon coffee. We would stay again without hesitation!

If you love being on a beautiful river.. this is the place for you! Balcony and bedrooms overlook the pemi River. This condo was well maintained. Furniture was comfortable and clean. The king size bed was very comfortable as well. Kitchen was well stocked. Will definitely rent again. Home owner was very accessible and accommodating! Thank you Matt for sharing your place with us!

The Condo location to Hiking, Kayaking & Biking was perfect for us , After a full day of activities we ordered take out for Dinner( from in town 1 mile away) and just relaxed in the evening at the spacious Condo .From Start to finish the trip to Matts place was a success. THE GREAT Location: It's a minute out of town, so it's convenient to everything without all the noise. The balcony directly overlooks the river. I'm not a lifeguard or a lawyer, so use your own judgment with swimming. That said, my 10 and 8 year old boys were fine. Size: It's spacious. My wife, two boys and I were very comfortable. Six people could be OK here if at least two of you are children and you negotiate beforehand who gets the king bed and who has to work with the bunk and/or the couch. The dining table is big enough for six. Basics: The apartment feels homey without being cluttered, and it’s very clean. The mattresses are quality and comfortable as are the couches. It's the third/top floor, so no one is above you. We didn't hear anything from the sides either. Just the river. THE GOOD Televisions with cable in the main room and both bedrooms. The washer/dryer and dishwasher. Well stocked kitchen. Clean pool. The grounds are cared for. The balcony has plenty of seating. Solid wifi. TO KNOW We needed to bring sheets, towels and shampoo. This might change when pandemic restrictions do. You lose cell service about five minutes east of the condo, which is where most of the hikes are, and you don't get it back until you reach Conway 45 minutes later. So load maps, etc. before you leave. No restaurants deliver in the area. Only one that I found, the Chinese place, even lets you order pickup online. It can get chilly at night, even in July

My family and I had the best time at Matt's place! It was in a perfect location for exploring Lincoln and Woodstock and close to many other White Mountain attractions. I had a full itinerary planned but once we saw the condo it made it really hard to want to leave to do anything! The view and the sounds of the river from the deck were so peaceful and beautiful. The bedrooms also have a view and we all fell asleep to the sounds of the river each night. Lady's Bathtub was a short walk at the end of the property and we all had the best time sunning on the rocks and playing in the river. The couch was also amazingly comfortable! I can't say enough good things about Matt's place and we cannot wait to book again for next year and maybe even a fall getaway.

Spacious, very clean and comfortable. Can hear the River running just below. Good location. Responsive host. Unfortunately rained the entire time we were there so spent more time indoors than we would have wished. Condo does not have air conditioning although owner had provided fans for rooms. Cross ventilation not great so woke up to 77 degrees indoors this morning. Addition of mini-splits or room air conditioners would be beneficial if visiting in summer. Great condo for winter though. Close to slopes and wood burning fireplace.

Great find ! a great stay very clean ! very nice the only problem is there is no central air or air-conditioning so it is very hot there’s only fans but other than that no complaints .place is amazing location is great. I’m def going back the owners are great he was very nice
