About this house rental

If you are looking for a relaxing weekend in Kings Beach, this cozy home is perfect for your family! You'll be just 7 miles from the Northstar Resort and 1.5 miles from Downtown Kings Beach. You'll be close to both winter and summer activities like swimming, boating, snowboarding, and skiing!

The living room is furnished with comfortable seating gathered around a Smart TV (Netflix, Hulu, Disney+, etc.) and a wood burning fireplace. Get cozy around after a long day with some hot cocoa and turn on your favorite shows! From here, you can access the private balcony with seating and forest views.

Dine out at one of the numerous lakefront restaurants or cook in the comfort of your own home. The kitchen is equipped with a drip coffee pot, toaster, toaster oven, and more. There are 4 seats at the dining table and additional seating can be found at the breakfast bar for 2.

The main bedroom is on the 3rd floor and has a Queen bed with en suite bathroom. The en suite bathroom has a shower/tub combo. The 2nd bedroom is on the ground floor and has a Queen bed with a crib, great if you're traveling with any kids! There is a shared full bathroom on this floor as well.

There is a washer/dryer for your use and 2 parking spots.

You will have access to Kingswood Village HOA. This will allow you to access the steam room, tennis court, basketball court, bocce ball, and pool (Pool and sports complex are seasonal amenities, available from Memorial Day to Labor Day).

It sadden me to not be able to stay at this cute cozy place but we unfortunately had an unexpected death in the family & tried everything we could do to get the dates changed so we could enjoy this place at a later date. Grand Vacation & the host of this place would not allow us to change this reservation. In fact the host didn’t even acknowledge our numerous emails & the few message I sent directly to the them through my booking reservation to see if we could reschedule to a different date. Never received response from the host AT ALL. It’s hard to understand why in the world they would not allow us to change the dates of our visit to other open dates, they were already paid for! No compassion with the host of this place or Grand Vacation which is the party we booked through which is affiliated with VRBO.

Overall the unit is very clean, nice and reasonably well equipped. Too many barbeque tools and few sharp kitchen knives. But enough cookware and plates and cups and glasses. The upper open bedroom is a double sized mattress on a Queen frame. Which you bump into every time to you try to walk around the oversized frame, because space is tight up on the 3rd floor. The lower bedroom is normal sized and has a queen bed. The lower bathroom was missing the vent fan which allow flies to fly into the bathroom and congregate in the tub (getting water?). You'll have to keep that door closed to keep them out of the unit. The TV works, it has Google Chromecast. you can access various streaming services, but you'll need to sign into those. Which is extremely difficult because the remote is worn out and old and doesn't work most of the time. We called the management company to report those problems and nothing happened. They said they would send someone over to fix things, but no one showed up. I'd stay here again, but make sure a replacement remote is in place and programed to work with the TV, and a fan/screen is installed in the lower bathroom. Oh and adjust the price for 1 double/1 queen.

The stay was nice. A few suggestions include to check the thermostat because it did not get warmer than 66. Also I recommend having some spices to encourage cooking in the updated kitchen. Thanks for a nice family vacation

All the "one stars" above are because of "Grand Welcome," the company handling this listing's booking. Do NOT rent a VRBO from Grand Welcome. A promised refund for the first night offered to me directly by a Grand Welcome representative (I have the digital proof and they know it) was NOT honored. I have tried contacting them several times and keep getting the run around or no response at all. Though they asked me to delay my first day arrival due to weather, and though the house was not cleaned at all and I had to wait for the cleaning crew to be done around 9pm, I was still willing to accept the honest mistake and the offer of a compensated first night and happily move on. Buuuutttt, Grand Welcome, again, has not come through with their promise. Communication is DIFFICULT to NON-EXISTENT with this company. I am sure they will reply below my message with some kind response of "appreciating my concerns," but as of today, several days since I checked out, I have heard nothing from them. I work hard for the money I choose to spend on outings like this. It is a big deal for me. Grand (NOT) Welcome has willfully ignored their own promise. Do NOT book a rental with them if you expect to be treated fairly. I feel badly for the homeowner because, though rough around the edges, the house was fine enough and what I expected for the price. Too bad Grand Welcome is being so negligent.
