About this house rental

This is a real Mountain Retreat. A large home perfect for a family getaway or extended holiday. The home features exposed beams, spacious open areas for gathering, and a big fireplace. There is an extensive deck and a screened-in porch complete with a hammock. There is also a pond big enough to swim in or just to feed goldfish. Dogs are welcome! Near to Phoenicia Diner, The Pines, and the Esopus Creek.


*If you would like to bring a dog, you *must* add it to the reservation under the # of guests section upon booking. One dog is allowed per reservation unless otherwise approved by the host (please send us a message). Sorry, we do not allow cats. Please abide by our pet rules.

LIVING SPACE:
- There is a large open living room featuring a fireplace. It also opens to the kitchen and dining room area. There are sliding doors which open to the deck and screened in porch.

KITCHEN:
Modern kitchen with peninsula and breakfast bar seating.

BEDROOMS:
- Room 1: King bed with Ensuite bath
- Room 2: Queen bed
- Room 3: Full bed
- Room 4: Queen bed
- Room 5: Queen fold out

*There is a Tesla charging station down the street at the Emerson Resort & Spa - please use their charging station if you need to charge your car.

You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection.

With “all-risk” protection, all accidental damage from a guest is covered unless specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.

- Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings.
- Parking shall be allowed solely in the designated parking spaces
- Smoking is not permitted anywhere on the premises.
- Weapons are strictly prohibited
- Please adhere to safety instructions for fireplaces, firepits, etc.
- Due to the risk of fire, please do not charge your electric car on the property.
- We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm.
- Please do not trespass on property boundaries
- Ticks, bugs, and wildlife are a regular part of Upstate, NY. Tick prevention sprays for yards are very toxic to animals and pets, so we do not use them. Please be mindful of checking yourself when spending time outside.
- Tents, yurts, and other camping equipment are prohibited

We were there to celebrate a wedding. The house was perfectly located to our venue. Beds were comfortable and house was clean. More towels would be nice. Dehumidifier in basement wasn’t working because it needed to be emptied. Smelled a little musty for a bit. Overall, a great place to stay! Thank you!

Wonderful property that allowed me to disconnect and relax. The home was comfortable and clean. Although this may seem weird, the towels were hotel quality and the sheets were clean and fresh. I appreciate this because I’ve stayed at some rentals that the sheets and towels were very questionable. I had everything I needed. Would definitely stay here again. Great communication by the property manager. They were awesome!

The house was perfect for our family of 7 adults, 10 mo old, 3 yr old and dog. The weather did not cooperate (lots of rain 2 days). But, there was lots of space to spread out inside. Fall colors were beautiful; we took advantage of nearby hiking trails when the weather cleared. The house was very comfortable. It had everything we needed in the kitchen to prepare our family meals (the grill was waiting for us on the deck, but no one volunteered to cook out in the rain). The only issue we had was I failed to save the code to get into the house before we lost cell service, so it took us a while before we found the Emerson Spa and got on their guest wifi to pull it up. Once in the house we were fine. It was a perfect family weekend and in the end no one in our group had to do linens and towels or drive more than 5 hours to get there!

I celebrated my 60th birthday with friends and family. It was a great location for hiking and biking. You can walk to the Mt Tremper Trail Head and it is a 9 minute car ride to the Ashocken Bike Trail. Kitchen was well stocked and great for eating in which is always easier with large groups. I highly recommend riding your bike to the Dog House which is only 2.2 miles away for the best vegan hotdog and beer.

Wrong code given They don't inform of no cell service so had to drive around for service to text for a code to get in...mind you it's dark in the mountains Kitchenware is awful Only 1 pot...had to boil pasta in a mixing bowl Wireless router lowest grade...with such a big boast for housing 10 people a better router is necessary House shouldn't smell like dog...we are not animal owners so the distinct scent was overbearing at entry Stop neighbors from letting their dogs on property to use bathroom...common wildlife I get but the neighbor's dog...no Carpet should be upgraded...the stains definitely didn't make it feel like we were In a classy place Vrbo boasts better....we didn't get that

Place is very spacious. The hosts were very accommodating. My only issue with the place was that a few of us got wood splinters. The wood floor in the main bedroom is not smooth. However, besides that, the hosts provide almost everything that’s needed for the stay, also very quick to respond to any questions.

We had a great time on the property. There were a few minor issues (some power problems in the bathrooms, a non-functioning Jacuzzi), but the overall feel and design of the home was exactly what we needed. We'd be likely to visit again.
