Built in 2006, Ocean Villa is a 23 story high rise building with 125 units. There are 21 floors of condominium units, 6 units per floor, with parking garage decks on the first two floors. All units are beach front 2 bedroom/2 bathroom, with large oversized balconies overlooking the beautiful Gulf of Mexico. Each individual unit has approximately 1,200 square feet of interior floor space.
Ocean Villa also has a three-story parking garage across the street from the main building. There is a pedestrian skywalk bridge connecting the 3rd floor parking garage deck to the 3rd floor of the main building.

The view from the 16th floor is Amazing. The elevator takes a while, so be patient about that. Beds are comfortable but the pull out sofa was not. We went to Walmart and bought a full size air mattress to put on top of it. . The balcony is very spacious and has several seating options. Living room and master both have doors to balcony. Kitchen is well stocked. We did lots of cooking and had everything we needed. We enjoyed coffee and breakfast on the balcony overlooking the Gulf. The water was beautiful, clear and calm (yellow flag the entire week we were there). We took a boat snorkeling Tour to Shell Island, and went to Saint Andrews State Park. We also did a family sunrise portrait with True North Photography. Shopping is close, Uncle Ernies for dinner Kinda pricey but very good. Beaches are clean and so pretty, a lot of people though. Overall, recommend this complex and this unit.

This unit was very clean and well stocked. Furniture was comfy and there was plenty of drawer space, cabinet space, and closet space. The master shower water pressure was amazing! The dishwasher stopped working, so I reached out to the property owner. He responded quickly and had maintenance replace with a new dishwasher that same day! Excellent communication. We will keep this unit in mind for future vacations!

The condo was clean. No bugs or water leaks. I love the big balcony, the table, chairs and the lounge chairs. I appreciate the box fans in the bedrooms. I liked the regular dining room table and chairs and bench. My concerns: No nightlight in the bathrooms, no anti slip grips in the tubs. The towel holder in the master bedroom kept falling out of its holder. The Master bedroom bed was very uncomfortable and high. I’m 5” 2” Practically needed a stepstool to get up in it. And it was so soft I couldn’t even turn over. The sheets were kind of rough, and a couple of pillows did not even have pillowcases on them. There was only three washrags in the master bedroom, and there were no kitchen rags in the kitchen. The second bedroom is located on the roadside and there must not be very much insulation because you can hear everything that’s going on outside. Cars going up and down the road, etc. One of the two pizza pans in the pantry was dirty. There was not a lot of kitchen utensils. Also the Air conditioner is set to where you cannot put it below 70° . It’s nice to have it low when you sleep at night . But our main Gripe were the elevators. There were three of them which were being worked on all week long and every day only one was working Sometimes you had to wait in line 30 minutes to get an elevator And then it would stop at every floor even though there was nobody standing there to get on. It was very aggravating. We were there the nights of 5/18-5/24

This was our second time staying at Ocean Villa and it was a great week. We all used the new updated bathroom since the one in the master has very strong water pressure and with a sunburn it wasn't a good combination. Wish that bathroom could be updated eventually as well. The dishwasher is probably on its last leg. The beds were all super comfortable and the fridge is nice (the ice machine is froze up that's why it won't make ice). The pool was closed a lot in the rain and they said it was due to lightening and thunder but the pool at Ocean Ritz remained opened so that was a little disappointing. Also you do get 2 chairs but they are for the chairs in front of Ocean Ritz not Villa so we never used them since they were so far away. Elevators had some issues but never had to wait long. We would stay in this room again!

We loved it here! Great view, plenty of space for our family of 5! For the most part it was clean. You could tell that under furniture and behind things that it doesn't get cleaned regularly but overall wasn't too bad. The only thing I wished it would've had was a rug by the door to put shoes on. I think that would help so that sand doesn't get drug all over the apartment. Otherwise no complaints here! I would definitely recommend to stay here! would love to visit again!!!

We enjoyed our week at this condo. A few things needs attention. One of the beds in the double bed room did not have a top sheet. The master shower curtain was covered in mold. The tile in the hall bathroom became extremely slick after a shower because of poor ventilation. We even ran that ceiling fan aling with the main vent fan and it still collected condensation making it extremely slick. The master sliding glass door wouldn't unlock which was very unfortunate when trying to not wake up everyone to catch the sunrise.
We were unhappy that a curfew was put into place on the beach our last night. That put a damper into crab looking!! I know this is out of your control but unfortunately would sway our decision on location next time.

The condo was exactly as described. It was pretty clean, although the beds in the second room had a lot of sand in the sheets that made me wonder if they had been washed. It does lack kitchen appliances. We did a lot of cooking so had to improvise. There isn’t any “extras” of any kind. Blankets, trash bags, soap, etc we had to get. The location is good but not real close to a lot of stores within walking distances. Views were spectacular. The host doesn’t reply to messages, so you’ll have to call the emerald coast place that rents it out for him. Overall, I’d recommend staying here! We had a great week.

this was our 2nd trip to Ocean Villa's but a different room this time. The unit was very clean and i could tell the owner has made some newer updates. The kitchen was well equipped for our cooking in needs. there was plenty of seating in the unit as well as the balcony. the chair and umbrella service was a huge asset. only thing i didnt care for was you had to go down each morning to reserve a spot instead of being given a spot for the week to use. I would highly recommend this unit. we will definitely be back.

The location was great. The room was as pictured. The balcony was larger than I had expected. The cleanliness of the unit left a bit to be desired. The beds were all wrinkled when we arrived; we couldn’t decide if they were clean or not. The beach chairs with the unit were a great incentive for booking. Overall, we enjoyed our stay.

Just a few things to mention. The living room xfinity remote is missing buttons and should be replaced. The shower door in the second bathroom needs to be adjusted. You can’t open the glass door from the left side. Both sliding glass doors (living area and master bedroom) had smudges/finger prints. Maybe add some instructions for operating the TV in the 2nd bedroom. Other than those items it was a great condo, wonderful view and we would stay again.

One of the eyes on the stove didn't work and there wasn't enough cooling utensils and pots and pans but we went and bought what we had to have. I would like to see them make the parking garage there under the condo's handicap only! I had my 91 year old father with me and I would have to drop him off and go park across the street! The location was perfect, the beach was beautiful and the weather was absolutely perfect! I had no communication with the owner at all but I would like for you to let him know he needs to fix the stove and put more pans in there! Thank you and have a blessed day!

We had a great time and the condo is very nice. We would definitely stay there again. The only complaint we had was with the cleaning. We had to wash the sheets on one of the queen beds, there was sand in the bed. Also they had not vacuumed the living area, when we went to put down a blanket for the baby to lay on there were crumbs and dirt all over the rug. The other issue was with the free beach chairs. Instructions said to go in front of Ocean Ritzi and they said they didn’t have anything for Ocean Villa1604. We finally went to Ocean Villa and he gave us a set.

Beautiful property with a great view. Sadly towels that were dirty from the previous tenant were still on top of the dryer when we arrived. Aldo the kitchen cookware and spices needed updated. I would stay again regardless.

It's a nice condo. We had trouble getting the TV's to work. Also it wasn't as clean as it should of been. The rugs need to be replaced in master bath and entry they were dirty. When I reached out they were quick to respond and helped us.

Highly disappointed
We had high expectations upon our arrival at this property. Although the property manager (Jonathon Caldwell) was less than helpful, not emailing the check-in information or relaying the proper pricing for the rental, his staff was good at being proactive and getting us the information we needed (a big thank you to them).
Upon our arrival, the unit had been checked but clearly had not been cleaned. There were greasy "prints" of various body parts on nearly every glass surface. The bedding had to be washed prior to use, The floors had obviously not been swept. There was a lot of visible mold in the master bath/shower; both in the tub itself, on the faucet and all over the shower curtain. In short the place was filthy and we spent the first 1/2 day of our vacation cleaning the unit enough to be inhabitable, using cleaners we obtained from Walmart. We never felt comfortable in the unit and we did not stay there any more than we had too. Our family, due to our jobs, only gets one real, time-away vacation per year and this year will go down as a huge failure - no rest or relaxation was possible in this unit.
