About this house rental

Come enjoy this massive home that is just 20 steps to the ocean. Enjoy 6 large bedrooms, 2 living rooms, 4 full and 2 half baths, 2 kitchens, massive deck. Home is rented as either two townhouses (3/2.5 each side) or as one giant unit for large families. This amazing home is what beach dreams are made of. Located in Palm Coast-a dog-friendly beach, between Flagler Beach and St. Augustine. Enjoy the private beach feel while sipping your coffee for sunrise or cocktail at sunset.
We are here to help so please reach out to the property manager for anything you need. Please note we have someone on staff 24 hours a day, so please call main number. When driving on the private road please only go 15mph as the neighbors have kids and pets.

Provided: 3 rolls toilet paper per bathroom, hand soap, dish soap (small bottle), 1 roll paper towels, 1 trash bag per bin, 3 dish soaps and three laundry pods.

Guests will be required to provide a photo ID and credit card for security deposit ($500). Security deposit is a pre-authorization, not an actual charge, unless there is damage or missing items. Authorization is removed within 48 hours of check-out.

This is a non-smoking unit-we don't care what you smoke, just do it outside. Any smoke smell in home or evidence of smoking in home will result in complete loss of security deposit. If you smoke in the home, it both is unfair to the owner that is working hard to keep their unit nice and to the next guest that rented a smoke-free home. It's Florida, this is non-negotiable so please understand.

We have our cleaners thoroughly clean and sanitize the home between each guest. We also ask our guests to please do the following at check-out (note, if this upsets you then no worries, no need to do anything, we frequently have guests ask for early or late check-in/out and this is how we are able to make things smooth for all guests. Please note our check out instructions:
1. Strip all beds used and pillows and put sheets, pillow covers and used towels in a pile in center of room or on beds for beds used.
2. Turn off all lights, fans can be left on.
3. Turn off TVs, coffee makers and other electronics.
4. All dishes should either be cleaned or put into dishwasher and start dishwasher cycle. This is to avoid dishes getting crusty and attracting bugs.
5. Please load one load of towels into washing machine and start.
6. Return any books, games, beach items, etc (beach items should be rinsed outside to get rid of any excess sand).
7. Empty any outdoor ashtrays, clean up any cigarette butts.
8. Empty all food from refrigerator (you can leave never opened beverages and used condiments if you wish) put in outside trash and make sure trash is on curb Sun night or Wed night.
9. Wipe down countertops and leave home the way you found it.
10. Turn A/C to 78 degrees prior to departure.
11. Drive or fly home safely and come back and see us soon!

EVENTS: We will consider events but please note max guests is 25 ppl and an event fee, additional insurance and contract must be paid/completed (minimum event fee $500). Groups attempting to have events without these items in place will be asked to leave property.

The location can’t be beat. Right on the beach and not crowded at all. 5 stars for location. When we booked, it had a hot tub listed but when we got there, the hot tub was no longer there. It also wasn’t clear when we originally booked that this is a duplex, so that was a bit of a surprise to us. It was a bit annoying having to go back and forth between the kitchens to get ingredients for things. Parking can be a challenge on the property as it is soft sand. We had a boat on a trailer and it was difficult to handle parking, but we made it work. There is a neighbor that is very strict about parking and will threaten to have your cars towed if you aren’t parked inside the property. The house inside was clean but definitely had some issues. For example, a glass shower door was held up by tape which had folks nervous that it would fall and break. The lights in a bathroom didn’t work, other outlets on the property don’t work, one of the showers had a clogged drain so you were standing in a few inches of water while showering. Lots of other little things like this through the house, but it’s a beach house, so expected. That said, the mgmt company had someone out to fix any issues we wanted fixed right away. They removed the glass shower door for us and fixed the lights in the bathroom. So they were very responsive with our requests. I do want to reiterate how amazing the location is which totally made up for some of these minor inconveniences above.

We were 11 in all. My wife and I and the four grandchildren stayed in half of the property, the parents stayed in the other. We got a lot of time with the kids while they got to sleep in. The beach was perfect for the kids. We were close to both Marineland and the Alligator Farm. The manager was very quick to replace the TV that stopped working.

We had a great trip! I have to be honest, when I saw no reviews on the property after I booked it, I got really freaked out that it might NOT look as it did in the listing... (I've heard horror stories of other VRBO renters in the past) It DOES! Its super cute. Like the description says, this place is quirky but we agree it contributes to the charm. We had both sides, and it was awesome to have 2 kitchens, 2 living rooms, so if/when we didn't all want to do the same thing we still had places to be. The hot tub in the deck was 100%! We were in it every day, and it was nice to have since the evenings were still cool (and even some of the days early in our week). It was a very private beach, so if you are interested in restaurants / activity, know you have a bit of a drive to get to Flagler. Its about 30 minutes to St Augustine, so I highly recommend that as a day trip! There were a few things the owner could address to tighten things up, but nothing that ended up a huge problem. Some of the cabinet doors in one unit were not on the hinges and the oven didn't work well on that side (so we just used the oven on the working side!). We had 12 people at one point and if we didn't stagger showers, the hot water ran low. The outdoor furniture was a bit rickety so was uncomfortable to lay on for long periods of time. One other thing - the top level description says 6 FULL bathrooms - there are really 4 full and 2 half's. It does say that in the details but I didn't see that until we re-read. Host might want to change that description! We thought there were 3 full on each side. Note - the 2 "non-master" BR's have to share a hall bath. And also note ALL bedrooms are on the top floor, which is really a 3rd floor when you take into account the stairs from the driveway. (In case you have older people coming with you) We also brought a pup and she was in HEAVEN all week - very pet friendly house and beach - the deck even has a sliding door across so she couldn't wander off down to the beach or on to the dunes where a sweet tortoise lives and comes out to sunbathe every day! There were tons of pots and pans and silverware and plates and amenities. Overall we had a great stay and would come back if we visit the St Aug area again.

I debated on just what a fair review would be. I settled on 4 stars. We really enjoyed our stay: the Views,the Beach the HOT Tub, etc. The house was comfortable and mostly clean, there were amenities that needed attention, a couple were addressed while we were there, but there are many that will require lot of attention. This is why a 4 star and not a 5. Johnny
