We couldn’t stay due to the inside condition of the house. It was not messy but very dirty and had some safety issues. We immediately contacted Pat. He came over, we showed him the problems and he agreed it was bad. He as gracious and kindly canceled our booking for us. Pat is working on fixing the issues.

We had a nice stay at Patrick’s place and he was always available if we needed anything. I appreciated the fenced in yard as we had our dogs with us. There is a nice trail towards the end of the street that we enjoyed walking along. You can get anywhere in Boulder quickly from this location. Thanks, Patrick!

The house is a cute one. Would have been perfect had the hot tub not broke the day we arrived. The cleanliness of the place was a surface clean only. There was a lot of dog hair every where on the floor and all the bedding. Other than those two things the place was close to a grocery store, gas station and snarfs a great sandwich shop.

Clean, comfortable beds, plenty of hot water for the showers, and a fully stocked kitchen. Great location on Broadway to reach Pearl St or take the Bear Creek trail anywhere in Boulder.

Backyard some tall thistles, hanging pots with no plants, hot tub not working, wet clothes in washer and dryer, throw rug wet, strong smell, no room in closets or doors do not open. Retainer found in bathroom. Location very accessible to everything. Kitchen well stocked with appliances and dishes.

This was a great location for a family with 3 runners, easy to run to parks or college. Close to stores, Pearl St, mountains and parks. We loved using the hot tub in the evening. Great place. The owner is friendly and easy to work with.

We had a great stay at this home. Patrick was welcoming and very responsive to any inquiries. Will definitely stay here again when we return to Boulder.

Patrick was a great host. It was a good three bedroom with good space. It was dated with a few issues with air conditioning system that Patrick addressed. It was very convenient for all the activities we planned, and the hot tub was a hit with the kids and great for after the Ironman race. The main road that it is next too was noisy with traffic, but after a few days, we got used to it.

This was a great place for the three of us to stay the week of my daughter's wedding. It definitely could have accommodated more people. Pat, the owner was very responsive and provided some ideas for things to do during our stay.

Location was very convenient for CU graduation. We were not able to take advantage of the nice back yard including hot tub but the master bedroom and both bathroom were not very clean. House had a cooped up musty smell. Linens were not new or nice. To be fair the listing did not mention much about the condition of the home just location and view. It did not even have pictures. The other two bedrooms had old futons, maybe OK for kids. we presumed the place would be nicer I guess. Not what we were expecting. Host was prompt with info and getting in and out was fine. Master bathroom looked like a converted closet?

We loved our stay for the 5 of us - great location & Pat was a gracious host & helped during our Check-In & was responsive with his communication. Plenty of towels, comfy beds & a well-stocked kitchen. (We couldn't find a toaster, which would be a good addition, but we made do.)
A few minor upgrades would make this a top-notch property! Overall, I'd recommend it.

We loved the hot tub, the stores only a half mile away, and the bus stop to and from the airport practically across the street.
It’s a reasonably-priced property - not luxurious but comfortable. The manager was very responsive to the one issue we had.

Had a great time at the house! Very convenient location and the hot tub was a hit. However it was not cleaned very well when we arrived and we had to wipe down the counters before use. The owner also lives nearby and showed up at the house several times without warning, but he was very nice. Great time though! 🙂

Patrick's place served as a great home base for our trip to Boulder. Located in Table Mesa, south of town, we pretty much had to drive or take the bus everywhere we went, but we made it most places within 15 mins. The house was spacious and quirky, if a bit dated. The backyard was really nice for the kids and the dog. Only major downside is that the house is right next to a very busy road, with a lot of road noise.
Patrick is one the nicest VRBO hosts we've encountered. When we left, our daughter accidentally forgot her prized possession, a stuffed animal leopard. Patrick found it and shipped it back to us! I feel like this could be a VRBO commercial or something! We are so so appreciative!!!

The overall impression of this location is positive. It was easy to get to and was a reasonable distance to the activities we had planned. Also appreciated having a large dining table for meals, games, and hanging out gabbing. The property manager was very welcoming and made the check in process simple.

Everything about this property was easy—communication prior to our trip, checking in, and the actual stay. We were traveling with children and there was a travel crib, playmat, and double stroller provided. The property also had a bathtub for the littles. It was clean and comfortable.
8.0 / 10.0
We enjoyed staying at this house. We spent quite a bit of time inside because it snowed 3 inches while we were there! It was comfortable for hanging out, cooking and gathering around the dining room table. The hot tub was most definitely enjoyed, though we had to brush the snow off of it to use it!
One thing to note: we were there with a 3 year old and 1 year old and the house is definitely not child proofed, but we managed fine with 3 adults to keep an eye on them.
We would stay here again if in the area.
