The townhouse has 3 suites, each complete w/ full bath & king bed. 2 of the 12 pools are easily accessed at the end of the driveway.

*Guests should always turn thermostat to 88F degrees when vacating the property in the summer or during extreme heat
*Guests won’t be able to set the AC thermostat below 74F (cooling) since this would freeze and damage the system

This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.
**We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergency only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

A private/rental car is the best form of transportation. In addition to Taxi service from the Palm Springs airport, both Uber and Lyft are in the desert.
ATTENTION! Home has tile floors. Be careful with wet feet and when wearing socks.

*All bookings, especially Festival Weekends (Coachella Fest & Stagecoach) have special requirements from the HOA that include a Rental Tracking Form filled out with names of all occupants and guests (day guests too). Form must be returned at least 4 days prior to the check in date. If forms are sent in late it may delay your check in process.
*NO LOUD talking, unnecessary noises or boisterous conducts is permitted AT ANY TIME. This includes, but is not limited to, televisions, radios, audio/video players and/or other sound emitting devices. Common courtesy shall be observed at all times. Consideration of your neighbors will enhance the enjoyment and tranquility of all.
*There is ABSOLUTELY NO PARKING in the driveway per HOA rules. Guests can only park in the garage, or on the street or other designated parking spots within the community.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am
-Primary renter must be over the age of 30, have a fully verified profile and previous positive reviews inside Airbnb.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay.
-Absolutely NO PARTIES or LOUD MUSIC.
