At our Modern Home, we have 2BR/2BA with 2 extra queen-size beds located inside of the unit to accommodate larger guests.
For the protection of our guests, our cleaning standards are based on the CDC recommendation for COVID-19. We use a professional third-party cleaning/ sanitizing our cleaning company uses during every checkout.

1. AGE: you must be at least 21 or older to book our home. All guests MUST submit ID verification before checking in. further to do so result in the cancellation of your reservation or you will not be given access and you will be refunded by the cancellation policy.
2. CONSENT: You understand and agree that refunds are awarded by our cancellation policy. If police are called to the property, The rental is terminated effective immediately without any refunds.
3. OCCUPANCY: There can NOT be more than the documented persons associated with your booking in or on the property at any given time. Parties are not allowed. Quiet hours begin at 10:00 PM and end at 7:00 AM. Guests in violation of these policies may be subject to removal without a refund and a $250 - $500 penalty. This includes vehicular noise, such as revving, honking, or swerving.
4. SELF CHECK-IN: This is a self-check-in property, you clarify that you are willing and unable to follow the instructions provided by the hosts throughout the house manual check-in guide. You will receive your check-in guide before your arrival. Guest agrees not to contact your host before reading your house manual. You will be required to download an app for door access, your correct contact phone number and email must be on file. We are available to assist from 9:00 AM to 11:00 PM EST. You must confirm that you have completed all steps and understand how to access our home before the time if you will be arriving outside our check-in hours.
5. FEES: Guests in violation of the housefuls are subject to the following fees:
A. SMOKING FEE: This is a non-smoking community. Smoking is NOT allowed inside or anywhere on the property. Guest in violation of this policy will be subject to a penalty of up to $500 and or immediate removal from the property without a refund. Tobacco (vapes, cigarettes, hookah) and/or any illegal substances a strictly prohibited. If the gas is found in violation and on the rental term the lease is terminated effective immediately without any refund. Tenant(s) shall not bring any dangerous or flammable items (including fireworks comma and incense and/or candles) that might increase the danger of fire or damage to the property.
B. LATE CHECK-OUT FEE: Check-out is at 10:00 AM. If the guest is not checked out by 10:00 AM will be subject to a fee of up to $100. Any guest that departs 2 hours after standard checkout time is required to pay the standard weekend-based rate however the guest will still be required to leave the property.
6. TOWED/ BOOTED: Parking is first-come, first-serve, and free in selected communities. Guests agree to read and follow the check-in instructions provide to them. If a guest does not follow the parking instructions and is ticketed or towed, we will not assume responsibility for their fees.
7. Liability: MLS nor the property owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The owner is not responsible for the loss of any belongings or valuables. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. To the fullest extent permitted by the law or statute, MLS, and their respective officers, directors, partners, affiliates, employees, agents, servants, successors and assigns,( collectively, the “Indemnified Parties”), from and against all liability, loss, cost, expense, penalties, demands, suits, actions, damages, legal fees and disbursements, cause of action and claims of any nature for injuries or damages to any person or property arising in connection with all acts or omissions of MLB and/ or its employee(s), agent(s), or occupant(s), regardless of whether such injuries, claims, damages, losses or expenses are caused in part by the Indemnified Parties(except if resulting from the sole negligence of the Indemnified Parties), and regardless of whether such injuries, claims, damages, losses or expenses are causes to the home, residents or occupants of other homes, property, or to common areas of the neighborhood. Indemnified Parties shall not be liable or responsible for and shall be defended and held harmless by anyone on premises during your reservation.
8. RESPECT: please remember that this is NOT a hotel, this is a residential community. Guest will respect the residents that live in the building and WILL NOT disturb our neighbors. Furniture and household items should be handled with care. The guest will not remove any items from the home. The guest agrees to inform the host of damages and/or maintenance issues as soon as possible. Guest WILL NOT flush anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clogged the plumbing system, you could be charged for damages. Guests agree to leave the property clean and tidy.
9. COMMUNITY/LEASING OFFICE: Guests will follow ALL community guidelines inside of the home or posted anywhere on the property. Guest DO NOT have access to the leasing office and WILL NOT request assistance from the leasing office staff unless otherwise notified. If you need assistance, please contact MLS staff members via phone through the booking platform. We expect that amenities are available to our guests from 10 AM -7 PM however things can change. amenities are not available during the archaic weather conditions. Please be advised that the community reserves the right to restrict the amenities at any time without providing advanced notice.
10. Packages or Mail may NOT be shipped to the apartment at any time.
11. The Guest must allow the owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice.) The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to subleasing the property or otherwise allowing anyone or more people to stay above the maximum permitted on the reservation or if not previously agreed

The apartment is absolutely gorgeous and comfortable the building staff are warm friendly and very accommodating we had very small issues such as the coffee machine and the living room television but owner was very responsive and addressed both. We enjoyed the pool and there was a pool party thrown by the building management which was great. The location is close to everything just a very short car drive. The neighborhood is transitioning so day time walks are ok. I would definitely stay again it’s a great property.

We loved this building!!
Check in was a bit complicated for me but the front lobby staff were all great & tried to help me but couldn't get the APP to work for us. We used the alternative method. The only complaint we had was no grocery store within walking distancestore

I booked this place on May 2 and on the day of the check in (May 24) I get a cancellation email at 4pm. It was a 3 day stay and we had to last minute speak with Vrbo for 5 hours to find us something for that night, then look for a new place again the same night for the next 2 nights.

This property is ok if you just want a place to stay, but I would not recommend based on the location. We drove with our children to the location and did not feel like it was a good neighborhood for them to spend time in. I would not recommend for families. The pool also wasn't working and the property owner was unwilling to provide any accommodations.

Imani, was an awesome host!
In fact, she went above and beyond to ensure we had a good stay. As we had several questions during check-in, she was very responsive and when an issue arose her management team addressed it very quickly.
If we're ever in Baltimore again, we'll be sure use her home again if it's available!

Upon arrival we were a bit skeptical about the neighborhood and the parking was a challenge throughout our stay. The building is secure, the attendants were very helpful and friendly. Our unit looked just like the pictures on line. However, the walls are thin and you can hear your neighbors. The twin beds weren’t steady and very wobbly. It would be nice to have a table instead of a desk. It was very easy to access the highways and get around. All in all we were very comfortable and would recommend it to others.

We enjoyed out stay, the property was very clean, comfortable, quiet and well equipped for simple cooking. Neighbors were friendly and parking simple. It's close to the U of M Medical Center, Pigtown and the stadiums. Property managers were helpful and very responsive.

We enjoyed our stay here. The space was clean and comfortable. It did just what we needed it to. The host was very responsive and was helpful with our questions. The only concern we had at first was the neighborhood, but it ended up being a pretty quiet block, everyone was very kind.

Nice place!
It was a very nice place, plenty of room for our family of 6 in a great location with ease of use! We enjoyed brunch at Miss Shirley's Cafe and the aquarium!
