This property has two living spaces, a fully equipped kitchen, beautiful dining area, two private decks, and gorgeous views from every window. The Summit Stage can take you directly to any Ski Resort (Keystone, Breckenridge, Copper) and many other places throughout the County. This is a perfect way to travel throughout town without a car or worrying about parking for a day on the mountain. This property is less than a mile from the closest Summit Stage Stop- located at the Keystone Lodge and Spa.
Almost half a dozen festivals make their home at the resort as Keystone daytime events. First up in June is the annual Bacon and Bourbon event that serves up thousands of pounds of this smoky delight and the cuisine it inspires. The Keystone Wine and Jazz Festival educates its participants about nuanced flavors and food pairings, while the River Run Village Arts Festival showcases the works of 80 or more creative professionals to help you find that perfect new wall hanging or pottery set. A Bluegrass and Beer Festival and the much-anticipated Mountain Town Music Festival bring out everyone’s rhythm so there’s no need to feel blue.

Agreement: 5 Diamond Lodging, INC (“5 Diamond Lodging”), the Owner and Guest agree as follows: Above Guest is an adult over the age of 25 and will be an occupant of the property during the entire reserved period. Other occupants will be family members, friends, or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories and as a result will have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.
2. Cancellations: Cancellations 61 days or more will receive a 50% refund. Any cancellation within 60 days of arrival: Deposit is forfeited.
3. Security Deposit: The signer of this Agreement agrees to Pay 5 Diamond Lodging the full rental price, which includes a security deposit/damage waiver. A security deposit will be collected for all stays in our executive properties, which must be paid separately and in full by Credit Card approval 30 days prior to check-in. Any damages, losses or excessive cleaning charges incurred by the signer or anyone in signer’s group will be withheld from your security deposit. The security deposit will be refunded after a routine inspection of the property has been made and no damage has been discovered. Agreeing to these terms you alone agree to accept responsibility for full payment of your reservation and the integrity of the property rented.
4. Check In: Check-in time is 4:00 PM. Early check-in times are allowed only when the property is cleaned and ready for occupancy and prior approval through 5 Diamond Lodging is required.
5. Check out: Check-out time is 10:00 AM. Prior approval by 5 Diamond Lodging is required for a late check-out. Please leave all keys, remote controls and garage door openers (if issued) at the location. A replacement fee will be charged for each lost key, remote control or garage door opener if misplaced.
6. Cleaning: Each property will be inspected and cleaned after your departure. The rental fee you have paid will provide for a normal cleaning so that you can enjoy your vacation right up to the last moment. You are required to leave the property in the same general condition in which it was received and follow the checkout checklist at departure.
7. Sleeping Capacity: Guests and all other occupants will be required to vacate the premises and forfeit all fees paid for any of the following: a. Occupancy exceeding the sleeping capacity b. Using the property for any illegal activities including, but not limited to, the possession or consumption of alcohol by persons less than 21 years of age.
c. Causing damage to the premises rented or to any neighboring properties. d. Any other act which interferes with your neighbors’ right to quiet enjoyment of their property. e. Guests will obey the HOA rules and regulations and follow quiet hours from 7am-10pm. No parties or events, loud outdoor music or loud voices. If for any reason law enforcement is called
due to disturbances emanating from the property or grounds there will be a minimum of $250 charged to your credit card per incident. If the short term rental disturbance line is called for any violation of these terms during your stay you may be subject to immediate eviction.
8. Hot tub and Patios: Guest hereby acknowledges that, if the property they have reserved includes a hot-tub, they are fully aware that a hot-tub and the surrounding patio / deck can be dangerous. The deck / patio can be slippery when wet and that injury is likely to occur to anyone who is careless. Guests should observe and adhere to all rules and policies posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and patio areas.

Excellent site for an outing for 10+ adults in Summit County. Large kitchen and multiple living rooms were put to excellent use. The hot tub worked great and is conveniently situated near bathrooms and bedrooms for changing. Winter location back by Keystone golf takes a bit of time to reach from the highway - but well maintained and easy to reach. Good times.

Nice property and location. My only complaint, the driveway had a substantial incline with many patches of ice when we arrived causing hazardous conditions to both vehicles and individuals staying at the location. The situation worsened during our stay as we received 6-10 inches of snow. Since the property owner didn’t clear the initial ice and did not attempt to clear the additional snow during our stay, we purchased two snow shovels and ice melting supplies, the same type as the empty container in the owners garage. Needless to say, we spent several hours during our stay clearing ice and snow ourselves. NOTE: We should not have to call and ask for snow and ice to be cleared. It should be included as a service to ensure the safety of those renting the property. We did see a white pickup truck on one day clear the excess snow from the very top of the driveway only caused by the folks clearing the streets.

This house was perfect for our group. We had 3 couples and each couple has 2 kids, it was the perfect size and gave everyone plenty of space. The 2 living rooms were great and made the place fill huge, especially with March Madness we were able to have a couple games going on at the same time. A short drive to and from the slopes at Keystone, and the fact that Keystone was not busy AT ALL for spring break, made for a fantastic experience.

We absolutely loved our stay. The house was so clean, spacious, and well equipped with everything we needed for our large group (towels, kitchenware, bedding). It was the perfect location too. We had the privacy and views that made it feel like we were way up in the mountains, but with the convenience of being close to Keystone, Dillon, Breckenridge, stores, restaurants, etc. We loved coming back to the comfortable house and hot tub after a long day of skiing! Very responsive host too. Thanks so much.

First, the home is located in an awesome gated community on a golf course and within walking distance of our favorite and restaurant in Keystone - Keystone Ranch. We love to hike and there are tons of trails accessible directly from the neighborhood. We loved spending time in River Run, going to Dillon Reservoir, and golfing at Keystone Ranch & River. The house was perfect for our family with 2 master bedrooms with full bathrooms, then another room with 2 beds and a room with 2 bunk beds and a loft. We had more than enough room! The house was immaculate and had everything we needed and more. The weather was beautiful so we grilled out twice. And we really loved the private fenced back patio with a hot tub. We can't wait to come back during ski season - it's a quick drive to Mountain House! Lovely views from the living room of Bald Mountain. We also spent a day at Breck - a quick 15-20 min over Swan mtn.
