About this farm stay rental
Gorgeous, 5000 square foot, seven bedroom stylish farmhouse on a country road with a wrap around porch, 40' living/dining room, 12' dining table that seats 16 comfortably, chef's kitchen, high speed wifi, four large TVs, board games, books, outdoor seating, fire pit, 500 acres for hiking, is perfect for a family get together or a big chill weekend with friends.
Just 90 minutes from NYC, escape to bucolic country surroundings. Hike in our woods, visit our nearby farm and feed the animals, pick blueberries, sit on the wrap around porch and watch the world go by, cook gourmet meals in the chef kitchen, fish in nearby streams, swim in the lake or pool in Mountaindale Park, 1/2 mile away. At night visit the local village of Mountaindale for drinks/dinner or bbque at home on our charcoal grills, cook smores over the firepit, and lie in the grass and watch the stars.
This farmhouse previously was a boarding home. It was lovingly renovated with luxurious modern comforts. Central air conditioning, 8' windows, 10' ceilings, modern bathrooms, and a chef kitchen will all make your stay easy and comfortable.
First Floor:
Walk up the stairs to the front of the house, on to the grand, wrap porch. On one side there are beautiful benches, perfect for conversation or reading. In front of the house, to the right, is a 10' table, where your entire group can enjoy outdoor summer meals in the shade. To the left is more seating, perfect for hanging out overlooking the enormous, 5 yard front and side yards. Tucked under the benches are outdoor games for your enjoyment, such as footballs, Frisbees, and bocce.
The entry foyer has a seating nook and an elegant wide stairway leading to the second floor, illuminated by an old stained glass window and a modern Sputnik chandelier.
Afternoon sunlight streams into the 40' living/dining room, which is lined with 8' tall windows. The room has a comfy but elegant vibe, with 11' ceilings and three enormous farmhouse modern chandeliers. Your entire group can comfortably hang out together on the two leather couches, 5 armchairs, and 6’ x 4’ ottoman, enjoying conversations, watching TV, and playing board and card games.
A sliding door leads to a very large deck (15') with outdoor seating and an outdoor ping pong table. The deck has a ramp, making the first floor of the house wheelchair accessible. Next to the deck is an outdoor charcoal grill and a fire pit area, for evenings cooking smores and watching the stars.
The large chef's kitchen has beautiful quartz counters, a stove with 8 burners, two ovens, a dishwasher, and plates/serving platters and bowls/silverware/glasses sufficient to feed 24 people. The kitchen is well stocked with appliances, cooking and baking equipment.
Tucked in a corner of the first floor is a handicapped accessible bedfroom, with a twin and trundle bed, right next to a full bathroom, with floor to ceiling marble tile, and a walk in shower with handrails.
The first floor also has an elegant half bathroom and stairs down to the basement, where the laundry room is located.
Second floor:
Walk up the beautiful wide wood staircase, lined with paintings, to the third floor, where there are six bedrooms, two full bathrooms, and a half bathroom. In total, the second floor bedrooms have 2 king beds, 3 queen beds, two twin bunk beds, and a fold out futon couch. All of the beds have duvet covers and the bedrooms have full closets and USM dressers.
Third floor:
The third floor is a large lounging room with sectional couches, a daybed with a pull out trundle, a large television, games, bookshelves with a wide selection of books for both kids and adults.
Basement:
The basement has a washer and dryer. We also store extra chairs in case you need them.
We charge $50 per night for each person in excess of 16 people staying in our home. We allow pets but charge $100 extra per pet. If you desire, we can attempt to arrange a housekeeper to come and clean for you, at your cost.
Things to do:
The Catskills are an outdoor paradise . 1/2 mile down the road is our family farm, with sheep, a goat, donkeys, horses, and chicken that you can feed. Next door to our home is a field filled with blueberry bushes (if you visit in July, feel free to pick to your heart's content the wild, delicious blueberries). There are multiple hiking trails through our 300+ acres of woods.
The country roads in the area are perfect for bike riding (but very hilly), the hilly area makes for great sledding spots in the winter, and world class hiking in the Shawangunk Mountains is just 1/2 hour away. There is a lake and an outdoor community pool in the town park 1/2 mile from the house, and many local streams are stocked in the spring with trout for fishing. (NYS fishing licenses are required, can be done online). There are many additional mountain lakes nearby, such as Morningside Lake in Fallsburg (which rents paddle boats and row boats and also has a new community pool), or Starlight Marina in Monticello (which rents platoon boats). Public golf courses are plentiful. If you tire of nature, Legoland, the Katrite Water Park (NY's largest indoor water park), and the Resorts World Casino are all just1/2 hour away, while Woodbury Commons, with hundreds of outlet stores, is 45 minutes away. Go river rafting, canooing, tubing, or kayaking on the Deleware river with Lander's River Trips. The town of Moundaindale, 2 miles down the road, is an increasingly trendy destination with great food and live music on weekends at the Dale and at High Voltage Cafe, an outdoor bar and restaurant by the creek, a wine/cheese and produce shop, a thrift shop and a herbal shop, a yoga studio, art studios, and a monthly outdoor market. Bethel Woods (45 minutes away) has concerts throughout the summer, the Forestburgh Playhouse in Forestburgh has musicals and performers in its bar, while Shadowland Stages in Ellenville has plays.

This was our second time staying at the property, and loved it again. The hosts are easy to communicate with and very helpful! This was a great place for our large group to gather, with the spacious kitchen and main seating area. Plenty of bedrooms and bathrooms for everyone, and the kids loved sharing the bunks! The grill and fire pit were well stocked, and the yard is great for games and running around. The best part may have been coffee in the morning on the deck watching some deer pass by. I definitely recommend this location!

The house was the perfect size for my extended family to stay for the weekend for a family wedding. Everyone was impressed with the accommodations and there was more than enough room for all of us. The kitchen was perfect, the house had everything we needed. The covered front porch was a hit as well. Thanks for a great stay!!!!

This house is the best!!! We had a combined bachelor / bachelorette party of about 14 people and we had an amazing time on this property. Everyone fit super comfortably, the rooms are clean and cozy and there is a TON of common space for everyone to share. We had a great time using the fire pit, grills, third floor game room and especially the amazing kitchen and huge tables for group meals, it’s hard to find such a well-appointed kitchen in a rental and we wanted to do a lot of cooking. Bonus for the farm animals down the road that you can go visit.
Double bonus for the coolest bar and coffee shop High Voltage just a couple minutes down the road.

Nicely renovated/decorated house that was very clean and set up well for a big group. The beds were comfy and there were plenty of good thick towels. It seems like the surrounding outdoor area is in a transition of some sort, but we enjoyed the ping pong table on the deck, the fire pit and a visit to the farm animals down the road. Owners were very responsive to a couple of little things that came up during our stay. The only thing I would recommend would be to put some blinds/shades on the third floor windows since it is billed as sleeping space. It was a good place for our group of 5 families to meet up and hang out together, thank you!

We gave thanks! Blueberry Manor was the perfect house for our family of 18 (12 adults and 6 children, aged 9-17 ) to celebrate a multi-generational Thanksgiving. The house had plenty of space to gather and quiet nooks for time alone. Having a dining table that accommodated all of us was a real plus. The third floor is a perfect space for the teens. The kitchen is well stocked with dishes, cutlery, glasses, pots and kitchen tools. It is large enough to have many "chefs" working together. The outdoor fire pit is lovely and the night sky was perfect for star gazing. There is a large lawn that lent itself to football games and some soccer action. Our puppy thought the deer strolling through the lawn were waiting to play with him. That didn't quite happen! The farm was an easy 1/2 mile walk and everyone enjoyed meeting the chickens, geese, donkey, horse, miniature horse and bunnies! Breakfast with farm fresh eggs was a nice way to start the day.
We had a pizza party one night with pizzas which we ordered and picked up from The Dale. They were excellent. We also bought food from Forage and Gather Market which had a nice selection of pies and other holiday foods. They ordered pasture raised turkeys for us and we cooked them in the house.
Susan and Joseph were responsive hosts.

Beautiful home for large groups. Great space in the living area and the kitchen was well stocked with all the needed essentials! Plenty of bedrooms and bathrooms and it also had a great outdoor firepit! Definitely recommend and would stay again!

We had a blast during our annual family weekend getaway at this carefully appointed, magnificent, and modern farmhouse. Susan and Joseph were very helpful. They have paid careful attention to the needs of a large group. We plan to visit this pristine place again!

The house was great for our group of adults and kids. Lots of space to spread out and use. The fire pit was great, the large kitchen super useful, and you can never have too many bathrooms! The hosts were also very gracious at their farm, providing some food for the kids to feed the animals. Lots of fun!

Beautiful, spacious property
Susan's house is beautiful - a large, newly renovated farmhouse. The area has great outdoor activities. Our group spent a day hiking (note - many nearby places require parking permits that have to be reserved a day in advance) and then a day around town and exploring the farm. The house was spacious and had lots of space for the kids to run around.

House was very accommodating with plenty of space. Great for multiple families and very fair with bedrooms being all similar. Clean and provided many amenities.

Group stay
Beautiful, spotless property with lots of little things that we have not found at other properties of the same size: generous coffee, PT, utensils, wine glasses for a large group of ~20. Owners are very quick to respond and helped immediately with anything we needed. Mountain Dale has a couple of cute places to get pizza and coffee, too. Strongly recommend.

Our group of 20 loved staying at this property. It had all the amenities we needed (and more) and very considerate additions provided by the owners. The communication was flawless from the owners, and everything was as good, if not better, than expected.
