Enjoy a spectacular waterfront retreat in Heathsville, Virginia, located in the Northern Neck, with expansive 270-degree views of the Little Wicomico River just off of the Chesapeake Bay. This gorgeous property has a small private sandy area perfect for young children, sits on four acres, and is surrounded by water. It is walking distance to the Sunnybank Ferry and within a short drive to Smith Point Marina.
This property is within ten minutes of many local favorite dining spots, such as restaurants, local wineries, and ice cream parlors. Bring your fishing gear and try to reel some in, or relax on the dock. The house provides gorgeous sunrises and has a stone patio with a propane fireplace and lots of room to grill. Strike up a game of volleyball, corn hole (provided) or bring your own sports equipment and play flag football in the extensive front yard.
The house is well-equipped to entertain with a game table, smart TV, and high-speed WiFi. It boasts 3 bedrooms and 2 full baths. The family room also includes a pullout sofa bed.
If you're bringing guests who want a little more privacy, the home also has a separate studio apartment with a kitchen, full bath, a sofa bed, and great views of the water for an additional $50 per night. Make your way down and enjoy all that the Northern Neck has to offer!

We experienced a few bumps that come with owning a house, like a capacitor going bad on the AC unit, but Debbie was right on it and went out of her way to help us and make us feel welcome no matter what we needed. We brought a boat and enjoyed tubing, fishing, water skiing, etc., only minutes from the bay by water! Fished from the dock, took the ferry over to the marina (very close if you bring a boat) and enjoyed hanging out in the spacious yard with the lovely view, a big tree provides lots of shade. Kayaking at sunset is amazing and watching the sunrise with morning coffee was a great way to start the day. This is a lovely, not busy, waterfront location for a reasonable price.

It was great except tv did not work in one house. We were disappointed. The add said paddle boats and they were not there. It was a lovely home and the view was breathtaking

Beautiful! The home was very clean, and fully stocked with everything you'd need during your stay. Had a lot of fun visiting the nearby towns--definitely had the small-town atmosphere. The cell phone service presented a challenge though. The three of us whose carrier was Verizon had no problem at all, but the other party who had another carrier was unable to get a connection unless we went closer to town. Something to consider. Also, we were unable to get local channels/cable on the TV. Used streaming. We loved the welcome goodies left out for us. We were looking for a place where we could just relax and chill out and we definitely got that. We really enjoyed sitting on the deck overlooking the water and watching the neighbors jet-skiing and boating. And everyone was so very friendly, both in the neighborhood and in the nearby towns. Would definitely go back.

We had a lovely stay. The house was clean, comfortable, and well-appointed, and the property is beautiful. The house has everything you will need for a great trip. The views were stunning and peaceful even in the rain! We had a fabulous time and will be back!

Situated on a point with water on two sides of the expansive property, the setting was amazing. The house is a mid-century ranch that has been thoroughly updated. We had lousy weather, so we did not get to enjoy the large water-side deck and firepit, but even the indoor views of the water from the kitchen-den area were wonderful.

Absolutely peaceful and a true slice of heaven. We totally enjoyed our stay and will definitely go back. The kitchen was fully stocked, just pack your clothes that’s all you need. Amazing sunrises and sunsets await you. Total privacy the entire stay.

Our family had an absolute wonderful time! The house is very charming and clean. The fire pits came in useful for the chilly evenings. The views of the river are breathtaking at all hours of the day and night. Such a treat! The only thing we would do differently is to be able to pick a time frame that we could enjoy the ferry right next to the house.

My husband and I had a wonderful stay. The house is spacious and beautifully decorated. Large yard that was perfect for our 2 dogs. Peaceful neighborhood and beautifulsunrises. I can't say enough, everything was perfect!

the home is comfortable, well stocked, clean, plenty of storage. When you arrive, you feel you are welcomed, the little treats, notes not rules, and just friendly hellos. the property is incredible. The view is awesome. had a perfect week. hats off to owner and all involved. we will be back.

Beautiful property and very responsive property manager. The only drawback was that there was no access for swimming. The property manager helped us locate a beach nearby, so all was well.

The pictures do not do justice to this property. The sunrises were peaceful and awe-inspiring. Several mornings we kayaked out to watch the sunrise on the water. Just beautiful. The ferry next door was fun to watch and the grands enjoyed riding it back and forth while we explored the area. Purchased a crab pot from a local bait shop and we enjoyed checking it daily. Jellyfish were too abundant to swim, but they didn’t stop us from kayaking. Enjoyed watching the boats and jet skis pass thru, we were cheering for a little boy learning to tube! All in all a very restful and enjoyable time. Small beach not far (7 mins) up the road gave the touch of sand we were missing. Nice trails, too.

From the moment we arrived, we were captivated by the serene beauty of the surroundings and the incredible tranquility that enveloped the area. This was truly a perfect getaway for anyone seeking a peaceful and rejuvenating escape.
One of the highlights of my stay was the opportunity to go kayaking in the river at the property. Gliding through the calm waters, surrounded by the untouched beauty of nature, was an experience that brought us closer to the elements. We also tried our hands at crabbing with chicken necks tied to threads. It was surprisingly fun and rewarding.

Lovely home, well decorated and on a gorgeous piece of land with amazing views and breezes. Sadly, swimming was not an option because of jellyfish but that is not the owners fault. The property manager was very kind and responsive. We had some small suggestions to make the house even more comfortable than it already is! We enjoyed our stay and will consider returning!

We were excited as a family to be so close to the water since we love to swim and all kind of water sports but an invasion of jellyfish made it impossible for us to really enjoy our stay. House is really great and comfortable but for 3 active teens it was not the greatest option.

The whole family (13yr and 15yr kiddos) loved our 4-day stay at this property. It is exactly as the pictures show, if not better! We loved the outdoor space - which is even better in the flesh than in the photos. Plenty of outdoor seating/eating areas. The kids made great use of the kayaks, and the dock was a pleasant place to sit early evening as the sun set. Ospreys were nesting in the pines during out stay which we enjoyed watching. The property was immaculately clean, plenty of linens and towels, and many little 'extra's' like paper towels, soap and TP. Kitchen was more than well stocked with every utensil you could think of. Appliances were all spotless and worked well. Games/dining area was a bonus for the kids to use in the evening and there were cards and games available. Beds were comfy and a/c was appreciated. Very quiet property and area, the river is not heavily utilized, with small boats/jet skis occasionally seen and heard. The Sunnybank ferry runs adjacent to the property but is not loud or intrusive and makes minimal trips per hour, we enjoyed watching it going back and forth across the river. We were more than happy to spend all 4 days relaxing at the property and only left for necessity of grocery shopping - overall a wonderful place to unwind. We all agreed we would love to return.

We really enjoyed our long weekend at your home. The property is beautiful! We had fun kayaking, fishing, and enjoying the beautiful views. We even took the ferry beside the property to Reedville for lunch. Communication from Debbie was great. We look forward to our next visit!

Spending the holiday weekend on Ophelia Point was just what we needed. The home is located on the Little Wicomico River with views that would take your breath away. Watching the sunrise every morning on the front deck was perfect. If you are looking for a place to relax and unwind, you need to stay here. The kids enjoyed the new Kayaks, they tested their skills at cornhole, which was pretty comical, they rode the bikes everyday and spent the evenings playing board games. The Sunnybank ferry is next door and the kids enjoyed riding across the river on the ferry. The yard is massive, perfect for walking your dog or just checking out the property.
The home was equipped with everything we needed. The beds were so comfortable, so much so that my husband went online and bought the same mattress on the 2nd night we were there- LOL. There is an Osprey nest on the property and we had a family of Geese come visit us in the mornings. Everyone is so friendly in Heathsville/Reedville area. We had a delicious dinner at The Crazy Crab and the kids had to check out the ice cream shops. The boutique owner at Forget-Me Knot suggested that the kids start out at T&J’s Dairy Barn and by the time they finished the ice cream they would be at Chitterchats for a 2nd helping of ice cream. They did this every day we were there. The only thing I would recommend would be a pair of binoculars at the house. Thank you Debbie, we will be booking again

We had a very relaxing few days at this house! The house is very clean even though it’s pet friendly. The outside area is perfect for water activities and socializing. We made the most of the fire pit and kayaks. We would stay here again! The cell service is very poor/non existent in the area. Just be prepared for that and of course get the house WiFi when you get there.

The views of the river are so amazing from this home. We were there in December and enjoyed the quiet peacefulness of the area, the firepit, and just gazing at the water. The sunsets are charming and the sunrises are breathtaking. I woke up early one morning and couldn't believe my eyes!
The house itself is very well appointed. Nice furnishings, good bedding, and a very well-equipped kitchen. We loved the coffee service area and having snacks to eat upon arrival!
Plenty of room in the main house, and next time we come, we will bring friends for our kids and we can spread out into the guest house area.
Communication with the host was great - she was super responsive before and during our stay. We can't wait to come back in the summer so we can enjoy the kayaks and spend more time sitting outside in this perfectly peaceful place. THANK YOU!

It was beautiful
The overall experience was great. I was a little bummed about the little beachy area that was talked about in the listing and that it was great for young kids. We don't have a boat so that wasn't an option but we did find them a spot for swimming down the road. Still a great place and definitely perfect get away if you have a boat. We would definitely go back!!

Fabulous Getaway!
Everything was there for us! It was the perfect little getaway! We really appreciate opening your home for us! We brought our boat. We boated! We fished. We crabbed! We met the neighbors Mr. Steve & Mrs. Judy. Such wonderful people! and met Mr.Robbie from the ferry! Such a wonderful little getaway! The kids had a blast! The house is charming. We didnt have cell service, but we didn't really mind!! Thanks again!

Gorgeous river views
Our stay exceed expectations. The location was perfect for our July 4th weekend getaway. Lots of lawn to play games and relax. Kayaks were a great bonus for the kids to get on and a enjoy floating on the river. We are already planning our next trip!
