Reasonable location just off Princess St. Facilities fine. Room a bit on the warm side with no obvious thermostat and TV a bit far away from the bed for ideal viewing. However I'm only there to drop my bags off and to sleep.

Great location! Very comfortable! Nice staff! Highly recommend. There are pubs nearby, as there are near all hotels in Edinburgh, so you will hear some night owls outside on the weekends. This is normal. Just be prepared, bring ear plugs or noise machine if its going to bug you. Also, the shower/tub is on a platform. Be aware & careful when stepping out.

Property was average. Location was convenient. Breakfast was included and at a restaurant across the street - that was enjoyable. Parking was at a garage 20 minute walk away. Staff was average - not the friendliest.

The hotel is like a boutique hotel with nice amenities and cleanliness. It's also a short walk to the Princess street, and about 15-minute walk to the old town and the castle.
The overall stay was good but I do have two concerns. First, our room faced the street. Even though we're at the third floor, we could still hear all kinds of noises till very late at night. It's not even the weekend. Second, the way they store the luggage is a bit unsafe. They simply asked us to bring the luggage to the basement with a key. All guests did the same with the same key. We were worried about the safety of our luggage.

The location is unbeatable, walking distance to most of the attractions, train station, Edinburgh castle, etc. the only downside is that my room had no view, it was located on a basement level so I had zero view. The people at the reception area were outstanding and they helped me storing my luggage and were always nice and helpful.

Location is very good (but some other hotels offer this too), small room, basic service and facilities. Waited almost 10 minutes to enter after the main door is closed, no one answered on outdoor bell ring. For charged price you will expect room card reader for entering, or at least 24/7 reception staff.

Excellent location in the heart of Edinburgh and only a stones throw from the Royal Mile. Lots of going out options, pubs, bars, restaurants, shops etc. Would highly recommend and would definitely book again if in Edinburgh.

The Hotel was fine but the dining is across the road which is rather inconvenient also the room in the hotel had a bath with a shower rather than a shower cubicle.

Everything great, but if you are a single, make sure you are not put in the rear room (3) on the ground floor. The refrigeration unit may keep you awake.

Hotel is in a really convenient location and was only a 5-10 minute walk away from the station.

Desk staff are friendly and helpful. Gave some recommendations and like that they have a partnership with two restaurants that offer discounts to those staying in the hotel. You can hear everything in the hallways, but I didn't find guests loud or hear noises throughout the night. I'm not a fan of firm mattresses and the bed was too hard for my comfort. I even used the extra blanket to try and cushion but it didn't help. All beds are full size, and rooms have a good amount of space comparatively to other hotels in Scotland.

The location is really excellent. Easy to walk everywhere and rather quiet. Furthermore, the house is absolutely beautiful. The staff was very helpful and friendly.
The doors to the rooms are old and do not block out noise from other guests walking by. The cleaning was decent most days but not all. The carpet seemed old and worn.
But - I would probably stay here again, mostly due to the location and the helpful staff.

Stayed mid week for business trip and it was quiet, super convenient central location (nice area and 10 min walk to station). Beds comfortable, luggage storage, fridge, cold water dispensers. Only downside no breakfast on site but Coop is 2 min walk or fancy places across street. Would stay again.
