The room we stayed in needs to be updated. The bathroom was extremely small. The bathroom could not have possibly met safety standards. The bedroom floor was extremely slanted to the right of the room and also toward the entry of the room. We moved the bed in an attempt to make it level without much success. There was not an adjustment to the heat system making this room quite warm. We were led to believe that breakfast was inculded in our stay which it was not.

Good location with good views. But...room was almost uninhabitable at 78+ degrees and no way to lower temp. If it weren't for removing the window that was screwed shut (as it then fell out) and the cold temps outside, would've had to vacate. Staff was largely disinterested in helping. Also - shower head made it tough to shower and there were ~10 flies in the room when we arrived,

This is a beautiful, old place with wonderful views of the mountains. Close to a few restaurants and towns.

Very disappointed as I noticed this highly rated in a travel guide. The room was sparse.. the bathroom was a closet and the mirror above the sink would work if you were 6 ft tall…
The really horrible part was the mattress. When we entered the room #304… was sunken in…hard as a rock to sit on as there was only a tiny chair w sucken seat…sleep was almost impossible!
I actually used 2 pillows to sleep on. Both of us woke w backaches.
I would like to challenge staff to take a nap!
Only food service was a burger bar.

Noisy but good

Such an adorable place! We lived every minute there!!

Beautiful location, not a lot of staff, but the people there were lovely.

Wasn't told about the dining room and lounge being closed the whole time we were planning on staying until the day before. It was to late then to make outher plans.

The scenery and mountain views from the property were beautiful.
The room was disappointing; it was a basic king bed room. A $300 per night room should not have a stained carpet that smelled like a wet dog. There were no amenities: No coffee maker, no complimentary water, no mini frig.
I wasn't made aware that the Pub and bar would be closed for a private function until several weeks after making the reservation. We definitely felt ignored since we weren't part of the private function.
The room price should have been adjusted by at least $100 considering the lack of an open restaurant and bar.

Mattresses as old as building.Drinks at bar good but expensive.

Staff was terrific. Our stay was relaxed and comfortable.

1/2 filled pool . Heard couple all night in room above . Entrance to Inn worn & tired needs repair.. Room nice but one bed side lights did not work out. Only one other & over head bright light.

Great staff, quiet, very small bathroom.

The hotel is a quiet, historic place that is a nice contrast to corporate hotel chains.

Wonderful historic property with lots of charm, but revival/maintenance is still in progress. Wonderful staff that really elevated the experience. The views are absolutely breathtaking. The upscaled pub menu had some fun options executed really well, and that are worth a visit even if not staying at the inn.

We arrived after hours and no one was there. They did leave a key. There was no information on breakfast at all or where to locate a restaurant. The place was old and looked like a boarding house inside - creaky floors and you could hear everything through the walls. When we left there was no one at the desk again. There was only a spot to leave the key.

Nice location

Positive: Beautiful location, high quality bed sheets and towels, great views, coffee and tea available at all hours. Negative: Morning staff not super friendly. Furniture in room needs improvement. Kind of like yard sale furniture Shower head was garbage and suited all over. TV was the size of a laptop screen. Hotel needs new carpet in hallways. Just overall a bit amateur and tired looking but was good for the money.

I really enjoyed staying at the Sunset House. It's a beautiful older building that has been well taken care of. The staff we met were super nice and the burger bar was great for dinner. The property is beautiful and well-kept, too. The room was beautifully but minimally furnished. I would have liked to see a small refrigerator in the room.

Second time visiting (first in 2017). Staff are accommodating and welcoming - made you feel right at home! Would recommend curtains for mountain side rooms, sunrise was very bright! No hook for bathroom hand towel in our suite, otherwise the room was perfect! Golf was a lot of fun - a lot of bugs (it rained the day before), some of the greens need a little work but it was a great time regardless. Our honeymoon was something we’ll never forget, we can’t wait to be back for our anniversary!

Nice rooms; excellent burgers; great staff!

We were in the Hill House part of the property & the bed was awful. It was practically folding up on itself when you sat on it. We grabbed the trundle bed out of the closet so one of us coukd get decent sleep. After we left we got an unexplained $35 charge added to our stay.

Sunset Hill house is old. It is not handicap accessible. I was on the third floor. I had to climb two flights of stairs, and I use a cane. The room I was in was a little slanted shower door wouldn’t stay closed because the floor was slanted.

Nice place in the mountains. I was raining during our stay so we didn’t see the whole property & grounds.

Nice historic hotel, well managed with a great view of Mount Washington.

The views are phenomenal.

We loved the charm of the old inn. It was comfortable and lovely. Unfortunately, we were too early in the season for food service, but the gal who greeted us made suggestions for dinner in Littleton (The Little Grill at the Depot) and it was great. We would stay here again!

Staff were so nice, food at Boo’s Burger Bar was delicious and interesting, views were absolutely breathtaking. The 9 hole course was relaxing and fun, and completely silent!! Awesome stay overall.

We stayed in the adjacent building Hillhouse which we loved. Room was spacious, bed comfortable. Awesome view!!

Amazing view of the white mountains. Friendly staff. Very clean. Bathroom was tiny, but the water was hot and the toilet flushed, so who really cares!
4.0
The views of the White Mountains from this site were stunning! The place was interesting given the history of it. The staff were very nice and dinner was really good. Due to the age of the building there were some aspects less desirable like very small bathrooms, and that you could hear people move above you, but overall enjoyed staying here

My daughter and I stayed here for the solar eclipse and it was fantastic . Don’t miss the restaurant - the burger was the best I’ve ever had !
4.0
I decided to stay here to observe the eclipse. The staff for check in was very pleasant. the bartender, who also served as a waitress was also also very excellent and friendly. I briefly met the cook who was also very friendly. the property has two separate buildings, the larger one which has the office in the restaurant, and a smaller building next-door. The rooms are very clean and have a lot of beautiful old character. Overall, this place was very pleasant to stay at the only downfall was it was very easy to hear your neighbors in the other rooms but everyone was respectful and was quiet at night.

Charming, cozy and pet friendly.
Our stay of choice in Franconia.

Great location and venue. Very well maintained classic New England inn. Staff were very friendly, inn was very clean.
5.0
This is a very old beautiful building so be prepared for quirky things. But this is what is lovely about this old inn. The views are spectacular, and the lounge a bar area are fun. We had a lovely stay.
