Our room had no windows at all and was not as advertised at all. No garden view, no view at all due to lack of any windows. No private patio, no separate bedroom. Hotel bar and restaurant closes at 7:30. Pool area small and in need of cleaning. We were unable to stay with no windows and they would not offer any refund. Terrible hotel but friendly staff, even if they were unable to help.

When I booked with Expedia it said that there was free airport transfer, which is one of the reasons I booked this place. However, when I emailed to confirm pick up, I was told that there was no such service. When you enter the hotel, there’s a sign for the restaurant, but no sign for reception or lobby. So I wandered around the property without guidance. the site says that there is a multilingual staff, but they only know a few phrases so they can’t help. The staff is out of sight at all times, there’s no one to ask questions too. I ordered a bottle of rose…250 baht a glass, but they charged me 1490 for the bottle. Makes ZERO sense. But they don’t understand what you’re trying to say so you just suck it up and pay for it. I found a huge cockroach in my room. The property is very secluded from other establishments. To get around you have get a Grab. The beach sand is very muddy and virtually impossible to get into in the late afternoon as the water recedes far out from shore.
The breakfast service was good. They did come into my room and make it up every day. I did appreciate that they provided bug spray and an umbrella plus beach towels.
I wouldn’t stay here again or recommend this place.

This simply the best hotel I have ever stayed. There rooms are spectacular, the service is fantastic, the restaurant is delicious and at a great price. The pool is nice and the location is perfect if you are looking for a relaxing time yet 5 minutes from all the action.

Royal Villas is a Great place to stay and I highly recommend it just manage expectations. It is a remote quiet place from the busier rawai area but then with that comes the fact that it’s not really in walking distance to anything, and you have to take a quick 10 minute taxi to places, like rawai seafood market and nai harn beach, It is somewhat harder for the taxis to find but they will eventually find it. It’s just small streets closer to the water way so the first time in there your taxi driver may need to ask around for the specific side street to go to. The place is quiet, but then with that comes the fact that there is not the abundance of staff and in-house restaurants so just expect that besides the free breakfast, you probably will have to book a taxi to go to local restaurants and things to do. So expect a very peaceful and scenic place to stay with amazing views, but be aware that you will not have staff to hand hold you with things to do on site or offsite and the staff do not even show up to the premises until about 8:30 AM and so food is not available until about that time as well, which was fine for me. Enjoy.

The staff, management and owner were absolutely Grrrreat!!! The friendliness and helpfulness was fantastic! The room was exceptional and felt like we were living as royalty. We would definitely recommend staying here and will come back again soon but stay longer the next time. Thanks Royal Thai Villas!

If you are a first timer,this is not the place to stay in Phuket. The property has old style charm,beach infront is totally dry and super quiet and if you are a writer, poet, this stay may be able to get your creative juices flowing.The decor and old style villas attracted me to this property but i was disappointed to see that on bedroom windows there were no curtains/screen for privacy or to keep the mosquitoes out neither a canopy around the bed.Room was all wood everywhere and pretty dark and warm.2 aircons needed to keep the room cooler and those were not strong enough.Sitting area does look at the sea and has glass on windows but once the bedroom door is closed, no sunlight comes into bedroom as the windows had to be kept closed.There was no pick and drop provided by the hotel despite request and hotels.com mentioning it.Number of property is wrong at hotels.com and it is too far from actual Rawai beach and city.Area around it did have a 7eleven store, laundry, massage and tour desks and even halaal restaurant all across the main road.Besides the annoying dogs barking at you and chasing you from nearby properties in the evening or hearing dog barking at night, there is no disturbance.Thai staff is very nice and helpful.Beach is dry,dead and area around this beach is under development and dirty.Garden of property is really beautiful though.I got bored,checked out early,lost 2 days deposite as website had charged me for fully at booking.(not cool if you changed plans)

If you want to chill, this littke gem is the garden of Eden. This small complex is a traditional Thai wooden palace, suitably de orated. The dias beside the pool can be a treatment room, the public salon, nice to chill in, but the villas each have their own wet rooms/dressing room with private bath, a/c and fan, comfy bed with Egyptian cotton bedding, tv and a mini bar. So traditional, but so comfy. The staff dont speak much English, so that can be a bit of a problem but they are helpful and discrete. Five choices for breakfast ti have in the salon or by your villa. The mossie coils were helpful in the evening when the breeze dropped. No restaurant, but there is a brilliant coffee shop on the main road for lunch (hocklee....until 5.30pm) and the muslim restaurant across the road is good. Kay, the manager, willgive you other tips. All in all, a great place if youre looking to chill out in a peaceful, beautiful garden with a pretty amazing view. If Kay can get breakfast or lunch picnic baskets going for trips, thatd be great.

Traditional Thai architecture makes this a special place for a stay. Teakwood buildings surround a lovely pool area and well maintained gardens. Quiet, relaxing, and picturesque. Nearby restaurant is easily reached in 2-3 minutes walk on the beach. Great place to chill amidst luxury for a few days.

Didn't get breakfast for 2 days. No manager reception. No robes in the unit. No pricing information i.e on services in the room. Thai staff were great though.

This place was amazing. Great staff and the Villa itself was breath-taking. The traditional style structure of the place is what I enjoyed. Very quiet area for relaxing. Shout out the the owner for the free upgrade to main suites. Will definitely stay here again!
