Pros - place was really near the front, and the pier. Room was a decent size and clean. There was a dyson fan to help with the heat. Eye masks and ear plugs were provided FOC (nice touch), komedia 15 min walk away.
Couple of observations - there are a lot of stairs. My partners knee is not ao great and proved to be a little struggle. Fan was not enough at night when njghr temp was around 20C. I had some struggles in that code to get in did not arrive but i spoke to them on day and got it sorted.
I would stay again as it is better than a lot of brighton accommodation and accessibility to main attractions was great!

The entrance via a code worked really well and we received it with no problem in the day if our stay. The location was great close to everything we needed in the centre of Brighton. The room was decorated really well and had everything we needed. although it was small this wasn't a problem as it was well designed. We really enjoyed our stay.

This is not a hotel. It's a house with rooms. Tiny bedroom, directly by the front door, slamming closed every time someone arrived/left. The shower has no temperature control and goes from ice cold to scalding hot and back again every 30 seconds. Reported to the hotel owner and zero response. Expensive for very little

Basic but fine for what it was. No lobby or staff on site, so self-service. Beds were comfortable and room was good; we were at the loft on the top floor and one window was jammed partially opened, and rattled all night in the wind. Concerned about fire exit safety though from where we were situated; no escape whatsoever especially with jammed window on the roof! Other guests downstairs were noisy overnight.

The room was lovely and had a nice view from the window, it is super well located, it is about a 3-5 minute walk to the pier, and about a 15-20 minute walk to the lanes (5-10 minutes by bus).
There is no lift and the stairs are very narrow, so it is not a good place to stay for anyone with mobility issues or who struggle to carry their luggage and/or walk up/down the stairs. This is the second place I stay where there is no lift, and I do no think this is forward enough at the time of booking.
There is no possibility to leave the luggage before or after one's stay, as there is no reception or room for it.
It is well equipped, but unfortunately the microwave in our room didn't work and we had some troubles with the shower, there is supposed to be a digital guide on how to use it but I do not remember having seen it. There wasn't any hot water coming out from either the bathroom or kitchenette faucet, but hopefully this got fixed.
I wrote back and forth with the personnel who were very nice and helpful, and they also said they would fixed the microwave and hot water issues.

Myself & two friends stayed for just the one night. The accommodation is in an excellent location, right on the sea front within a few minutes walk to bars & restaurants.
The accommodation is super cute & was spotlessly clean! The beds were really comfortable & the bedding was all clean, fresh, white bedding.
I received a few texts from Jaqi & Michelle offering their services which was reassuring to know that someone was there to help if we needed them. Thankfully we didn’t need to contact them, but we really appreciated their messages.
My only criticism would be that the sink in the bathroom is just too small & even washing your hands means you get water everywhere. Other than that, it was great & I’d definitely recommend it.

Firstly a huge thank you to Michelle for being so understanding and helpful with our requests.Stayed in room 6 which overlooks an internal courtyard at the back. Didn't mind this as relatively quiet given the location which suited us.Earplugs provided if needed.Small room and bathroom but we knew this and it had everything we needed.Kept our clothes in our suitcase apart form a few we hung up.Very clean room,bathroom and kitchenette.Lots of stairs for the upper rooms due to the layout hence us changing rooms before arriving due to mobility. Perfect location...10 mins walk from main sights and shopping. 2 mins from beach.Plenty of bars pubs and restaurants nearby.Perfect for us.

I had the attic room - very hot in the summer. The fans were useless and just blew out dust.

The room was small but decent overall. The real issue was the shower which had rather poor water pressure and was either scalding hot or ice cold. It took about 10 minutes of constant tinkering to get it to a reasonable temperature and even then it would fluctuate on its own. We asked the hotel for assistance but they had no real solution

Unfortunately the Courtyard suite would benefit from an overhaul. The outside courtyard itself was unuseable as it was covered in bird muck, cigarette butts, an old chicken bone, and mould, and looked like it hadn't been cleaned in a long time.
The bathroom shower was mouldy, with a rubber washer missing from the shower head, so this leaked.
The throw cushions were covered in dust.
Overall would not worth the cost of the room.

The place is in a perfect location for The Lanes, the Pier, and Royal Pavillion and had everything we needed.
Sadly the plumbing is a bit annoying and we had to turn the faucet for ages to get water ... maybe a note in the welcome package would prevent any surprise on that front ;)
We stayed during the heatwave and thanks to its location and the big windows the temperature in the room did drop during the night (the fan provided in the room and the mutilple earplugs were a nice touch thank you).
I would definitely recommend this hotel for any furture stay in Brighton !

The best part of the property is the excellent location.
However, there were various issues with the room itself including a broken coffee machine, sink with faucets that needed 10 turns before going on, a shower that doesn't drain correctly.
On top of that, the owner walked in without knocking and the manager failed to give us coffee for our second morning even after requesting it.

Shower didn't work really well and cold water tap took forever to turn on.
Couldn't sleep as heard people coming in from a night out at 3am and talking untill 6 as massive gap at bottom of our door and walls paper thin. Unpleasant.
Only gave us £7 cash back despite the room being nearly £200...

Love the concept of this place, the rooms are small but so well laid out that they feel spacious. Absolutely brilliant to have a fridge and a microwave and kitchen sink. Fantastic place, will definitely use again.
A big shout out and thank you to the brilliant and helpful from Michelle at Hotels.com. I made the embarrassing mistake of booking the wrong night and turned up without a code and my phone about to run out of charge. I was in a bit of a panic as trvaelling alone, and was late and dark. Michelle was wonderfully calm and helpful and helped resolve my booking. She went above and beyond to help me, it was so much appreciated!

Lovely style to the rooms but attention to detail lacking.Our original room had a nasty smell coming from under kitchenette sink and the internal door handle wasn't properly attached and came on when we 1st left the room. Reported offered a new temporary room until repairs done, we asked for a permanent swap which was honoured. New room was smaller than what we paid for and had a shower that seemed to drain drip by drip. Fixed this ourselves with drain unblocked from local Morrisons.Ran out of toilet roll and had to source this ourselves too.We loved our stay here the previous year and being fair both the rooms were warm and the beds cosy, it's just a shame the smaller details seemed to overlooked.I even fixed the divan bed drawer in our first room as it was off its runner and found a cushion and some fake eyelashes under the bed ! A shame really.

We loved the eco-friendly, urban vibe of this lovely building. Couple of minor niggles - no shaving mirror light and a slow shower drain - didn't alter the convenience, comfort and cleanliness of One Broad Street. A great choice for a getaway hotel, and we didn't mind the self-service aspect at all.

The rooms were clean and comfortable and well designed. The main entrance and stairs area could do with maintenance but that didn’t effect our stay.
The house is 5 minutes walk to the Lanes and town centre and 2 mins to the sea front.
We would stay there again for a short break.

This is a cramped old building that has been broken into rooms for guests.
There is no staff on site. Corridors are like the catacombs, carpet filthy.
Our room for 4 was in the basement. Windows could not be opened because of security.
However cleaning staff was very helpful and receive HIGH marks.
