Customer service is lacking. They are at the desk to check you in and that is a very small window of time. The bed was comfortable and sheets clean. The bathroom was clean. the ceiling had some kind of splatter on it as did the walls near the windows. The internet access was a joke. We were able to connect to the Wi-Fi and had a very good connection but the internet was slow, at best when it did work. Pictures would not load on Facebook and at times nothing would load. It was so poor that I couldn't even do a speed test. In my experience, it is likely that the router and access points were not configured correctly as I received an error message at one point that indicated an issue with the channel. I would have spoken to someone at the location to maybe help them out with this and inform them of the condition of the room we were issued but they were never around to talk to. This location, I am sure was a very nice place to stay at some point in the past but currently they lack in customer service and cleanliness.

The hotel was very organized, our key was in the lock box and we had easy access to our room. Instructions were very clear. Beds are tiny, more like a full bed and there was a set of stairs taking up half the square footage of our room. Staff was very polite in the morning.

Check-in was a nightmare. The key was in a lockbox because the front desk closes extra early. The code on the lockbox didn't work and a couple phone calls were necessary to get a code that did work.

Pleasant stay... the bed was comfortable and clean. Television wasn't working but that didn't really matter, it's just a 'nice to have'.

We had a most pleasant stay. A bit difficult for an old geezer like me to navigate certain things and I sorely missed not having a window. Still, the room was spacious and the bed very comfortable. Looking forward to visiting again. Thank you all.

The hotel was along the expected lines for the price paid and good for the short stay. Old school in that there were actual keys to the room and the front door of the hotel. Key drop-box for if you were departing before the lobby area was staffed.

The Inn was very difficult to find. The sign is not visible enough. The letters are too small .It took us 15 mn to find. There is no elevator.

I booked the reservation as I was visiting friends in Kennebunk. I was surprised that there rooms available on Labor Day weekend. The person at the desk was extremely helpful. As the desk closes at 7;00 pm, she said she would call me if I wasn't there at 7:00 and would tell me where the key would be. I did get there slightly before 7:00 so that was not an issue. When I got to the room, now I know why there were rooms available. It is very dated to say the least. The AC was located above the bed. There was no headboard at all either for the bed. The only "window" in the room was to a door which appeared to be a fire exit (you had to go up 2 stairs to get to this door). I'm not sure who did the construction of the rooms at the resort but the door to the room had a space around the door frame. You could actually see light coming in from the outside. The only positive I can find in the resort, other than the staff being friendly, is that it is located right on the Post Road in between Wells and Ogunquit.

My family and I stayed two nights here. Clean beds and room. Only issue was with the showers. There was no hot water by the time the second person showered (first person only took 5-6 mins total). I’d definitely stay here again though.

Toilet wouldn’t flush at first. Had to connect handle inside of tank. Also shower water cuts out about every 45 seconds to a minute then turns back on and repeats the process all over again. No staff on duty after 5 to report these issues and didn’t see any staff in the morning to report to either

The door to our room and not latch and the key for the deadbolt did not work! Since we could not secure the room from the outside, they relocated us to the USA Inn down the street which was ok but I think the room rate there was lower than the rate at the Inn! The room at USA did not have a closet or working telephone!

not so good. the room had too many issues. Door to the room was not secure light showed through from hall way. Lamps needed bulbs, outlets not working nor was the shower. chair wobbly ,very old creeky mattress uncomfortable, frig in room needed defrosting would not shut do to build up ice in freezer. No One on premises. If you need help your on your own.

Nice location near the beach and near restaurants. Room was small but ok. Tv cable box worked off the entry light switch, so confusing. No lobby service. Called remote to find which key was mine.

No water pressure. Bath only, no shower. Either too hot or too cold. Toilet stayed stopped up after every flush. Beds were very uncomfortable. Window unit AC, loud as a lawn mower.

DO NOT STAY HERE! I’m saying this just to help people out and avoid the experience I had. In short, this place is sketchy. I did not get the room that was advertised online. It was much smaller and disgusting. Another issue is no one was at the front desk when I arrived at 4pm when their website says check in is until 9 pm. When I called, the person that the call was forwarded to was no help and told us to call back tomorrow because they were in the “back office”. I called the next day to get a refund with no answer. So I called Expedia. When Expedia called Beach Rose, the person they spoke with lied and said that we were “very happy” with our stay and also lied and said that I arrived late to check in at 7:30 pm when our phone records can clearly show that we called them around 20 minutes after 4 pm to get a refund. We were refused a full refund as well and only received back the lower portion of of the two nights paid for.

This hotel was incredibly disappointing. Never saw a single person who worked there. No housekeeping, even though it indicated there would be. We had no towels, people were smoking in the hall. One dingy lamp, no outlets, room was falling apart. Warning found in dresser that balcony wasn't safe to use. Sheets were dirty. Truly did not sleep and did not feel safe.
