Located just a few blocks from the downtown center of Palm Springs, Ruth Hardy Park, five star restaurants, cafes, the famous Spa Casino and the historic O'Donnell Country Club are all within an easy walking distance.
Formerly owned by Dale Wassermann who wrote "One Flew Over the Cuckoo’s Nest," this luxury estate is crazy good! If you’re looking for a large private property, luscious greenery, and luxuriously appointed, this private Movie Colony Neighborhood estate is for you.
Lavish layout includes living room, dining room, and step-down media room. There’s not only a large modern kitchen, but also a butler’s pantry, replete with a bar and 2 wine refrigerators.
Each of the 7 bedrooms are tastefully decorated. Full sets of fluffy bath towels and pool towels are provided leaving you with room in your suitcase for more poolside fashion. The stunning master bath shines with polished marble, his and her walk-in closet, dual sinks, fireplace and Jacuzzi tub.
The landscaped exterior with its jaw-dropping waterfall, pristine pool, jacuzzi and private sunning area make being out of doors a magnificent experience. A covered patio runs the length of the house providing shade and a breeze from 2 exterior-ceiling mounted fans. Features include Chaise lounges, conversation corners, and dining tables that collectively serve up to 20 guests. And, the separate Casita makes it easy to vacation together, yet provide “alone” time, too.
Nearby Ruth Hardy Park affords public tennis courts, basketball courts, children’s play area, shaded picnic areas and walking paths.
Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.

However, there is only a starter kit in each respective bathroom & kitchen of the following supplies:

Parking: All cars must be parked in one of 2 interior driveways and within the garage of the property. Street parking is prohibited.
CANCELLATION POLICY:
60 days prior to scheduled arrival date, you will receive a refund of any advance payments minus a $300 cancellation fee and any processing fees ModMansions incurs.
Between 0 and 59 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.
However and provided the guest cancels reservation on the original booking platform and ModMansions is able to re-rent this property for the same rate and same dates, then ModMansions has the option and MAY refund the same amount.

Age Requirement:
You must be 30+ years of age to reserve any home with ModMansions. Guest must provide a copy of a valid government issued photo id.
Rates:
Published rates are based on standard occupancy, do not include a combined 12.5% percent which includes a City of Palm Springs room tax and a TBID Tax Assessment.
Payment Schedule:
An Advance Deposit is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservation, payment arrangements may be made by contacting us directly.
Utilities - (stays of 28+ days)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $2,500.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. There is no markup by ModMansions on any utilities.

Eight of us 70 and older gals had a great time dining, dancing, gaming, and of course cocktails 🍸. David from Mod Mansions was incredible, and the home was everything we hoped for.

This was the perfect home for our family visiting Palm Springs for my son’s wedding. The yard and pool were n more beautiful than pictures and we all had our own bedrooms . The kitchen had everything we could need and more !! David was a wonderful host and the check in was very easy . Located in a beautiful neighborhood within walking distance to downtown PS . Would definitely recommend !!

This property was perfect for our family. The kitchen was great for multiple cooks and the pool and hot tub were a great gathering place. Close to a great coffee shop and restaurants. Nice park with a playground less than 2 blocks away.

This house is fabulous. It is large and well laid out. The outdoor space and furniture is fantastic with multiple seating areas and arrangements. The pool has a lovely waterfall in it. There is an outside fireplace and a large gas grill. Inside, the kitchen is very well stocked. it has everything and more. I have rented houses and condos for 35 years and this is the best stocked kitchen ever. It has a subzero refrigerator, a viking stove, several sinks and two dishwashers in the kitchen. As an example, there are two crockpots, 3 coffee pots, a dozen frying pans, glassware for dozens and on and on. An extra refrigerator is in one of the garages. There is a whole cabinet of plastic glassware for the pool area alone. The house has a room that is a bar adjacent to the kitchen. The beds are comfortable, the bathrooms clean and well stocked with towels, washcloths and hand towels. The house was very very clean. There are two living rooms, two large dining room tables. There are two driveways off of two different streets so plenty of room for 6 cars.It is very easy to rent and the response from the management is immediate and awesome. We called about a faucet in the kitchen that needed attention and the maintenance staff came and fixed it.
The location is supreme - walkable to everything in downtown Palm Springs. Location, location, location. There were 9 of us with 7 bedrooms and at least 6 bathrooms - perfect for all.

We were a group of 8 friends for a 3 night stay here. The house is huge, very well appointed and spotless upon check in. It also has wonderful separation of space between the bedrooms and the living room/kitchen areas. Our host, David, met us at the property for check in and gave us a very thorough tour. There was a lot of information, but he assured us that he would be available for questions during our stay. The kitchen has everything you could ever need and it is all in very good condition, unlike some other rental properties. The yard is beautiful and very private. The pool is in the shade, which was great during such hot temps. Floaties are supplied for the pool. Love that! There are numerous signs everywhere stating the rules and penalties of the property. Though these can be offputting, it is completely understandable that the owners are just trying to protect their investment and hoping, in this time of folks not reading things, that the volume of written information will get through. This is a superb house, especially for a large group and the hosts are five star.

This house is absolutely beautiful! There were 13 people in our party and we still had lots of rooms. Everyone in my family decided that they want to come back to the same house next year.
The property management company was very nice and helpful, especially Laurie Scully, she was fantastic!

Great spot for our group of 12 adults. Very roomy, everyone was comfortable. We all agreed that we would stay here again. We did have a plumbing issue on our last night but property manager Dave was very responsive and helpful.

The pictures don't do this place justice, it's an absolute gem in the heart of Palm Springs. It's walking distance to anything you'd every need. David and the Modmansions team are absolute professionals in this business and this felt like a private hotel in the best of ways. This is a perfect place for a family and friend retreat in the sun and I would recommend this property to anyone asking. It feels both like a private retreat in the middle of nowhere and right in the middle of the action at the same time. Thank you David and the Modmansions team!

This property was everything we could have hoped for! It was close to the airport, restaurants and shopping. David was so accommodating and helpful. The pool was perfect for the heat and our group had some great bonding moments just hanging out at the house both inside and on the deck. We would definitely recommend this place to families and friends! And don’t be I intimidated by the rules as Palm Springs is just strict with noise ordinances and such. Thank you David and family for a great stay!

We are a group of 8; high school buddies who get together somewhere in the country, every year, for the past 24 years. This was the absolute BEST house we have ever rented. David was a fantastic host, met us upon arrival, showed us how everything works (nobody does this), and was available through text if we needed him (we did not). The house is completely stocked with anything you could possibly want/need. The rooms were unique and extremely comfortable. The showers were awesome. The pool and patio area can’t be beat. The noise ordinance deal was not an issue for our group. This place is beyond a 5-Star!

I rented this house for a week for a special family vacation. We were a group of 8 adults and 5 children. The house is brilliant in every way. The location is perfect and very secure.The indoor and outdoor living spaces are large, functional and well furnished. The bedrooms and bathrooms were excellent. The master suite is luxurious. The kitchen was very well equipped. The pool and spa were perfect. Our very friendly host, Dave, met us and showed us everything we needed to know. We couldn't have had a better place to gather. Place was big enough to easily accommodate our family of 10 plus a 1 year old. House had everything we needed for bbqing and cooking and extra fridge space for wine and beer. The area was quiet. The pool was great and well used, as was the ping pong table. Bedrooms were of good size and laid out well for our group of grandparents, adult children, teenagers and family with baby. We rented baby equipment from the recommended Desert Baby Rentals and their service was also great. The house is only about 15 minutes from the airport and is in easy walking distance to the Palm Springs “strip”, which everyone took advantage of. We would recommend this house for any large family or group who want to both enjoy the property and Palm Springs without having to do a lot off driving.

We absolutely loved staying here. The house was clean and well equipped. It was spacious with a dreamy backyard that included the most beautiful pool. The host was so kind and accommodating and quick to answer questions during our stay. The location is perfect and walking distance to everything in Palm Springs. This was a girls trip and it was nice to have so much space and that we could walk to town easily. We heated the pool and it worked out as the weather was cooler than we had expected. The property manager was very nice and responded quickly. We would definitely come back.

This was our 6th year for five couples in Palm Springs for Super Bowl weekend, and this is now our favorite property. The location is perfect—we took the short walk into town several times for shopping and dining. The house is spacious and well-equipped, super clean and comfortable.

The house and property were amazing! While there were plenty of outdoor activities in the Palm springs area, we also enjoyed hanging out and cooking together at the property. It was spacious enough to house all 13 of us, and there were plenty of spaces for small groups to hang out together and visit. The kitchen facilites, jacuzzi, bedrooms and overall ambience were wonderful!!!!

This was the perfect house for 9 of us getting together for some R&R. Super spacious with a beautifully landscaped backyard. We’d definitely stay again!

The photos of this property don’t do it justice. We chose it for our annual family reunion. It’s a beautiful home and the yard and pool are absolutely lovely. We loved sitting on the back patio and enjoying the beautiful pool. The air conditioning was amazing. We were cool and comfortable for our entire stay. And David was so helpful with showing us around the house and explaining the features. We will definitely be back again.

I will leave a very detailed review for those who look for them to get details on properties.
The Property is not done Justice with the photos. It is large and has open floor plan. Myself and multiple other couples booked this property for my annual Palm Springs Birthday vacation getaway. I was met with David for a very through walk around. He is very polite and nice. Everything was as pictured and as stated. The property had two living rooms with two tv’s giving plenty of lounging space. This was crucial as one group wanted to watch comedy movies and another warned to watch chick Flicks. Out door hang out area was amazing and the pool was perfect. Excellently partially shaded for those that easily burn they were able to hang in the shade the entire time with no worries. The bedrooms are all situated in a different wing of the house making it easy for some of my guests to catch some Z’s while others stayed up and continued to have fun. Awesome historical neighborhood. We are not a rowdy group so we had no need to for music outdoors or anything loud even conversation was kept quiet. Do not book this property if you are looking to party outdoors or if you have Loud guests. The neighborhood just won’t allow it. I have stayed at other properties down the road from this house. It’s just the rule of the city.
Fridge was massive and bar area also had two drink coolers as well. It was amazing to keep all our beers and wines and alcohol cool for drinking.
I will definitely stay here again and recommend it to anyone else.

This was the perfect property for 12 of us to spend for our 50th birthday. We had all of our siblings with spouses, and there was tons of space with plenty of rooms. The outdoor area is perfect for socializing, laying in the pool, and "hanging out." And the location is amazing - you can walk to downtown, are super close to some great restaurants and shops! The house is fully equipped with everything you would need and David checked us in and was really kind and helpful! The only think I would mention - which has nothing to do with the house - is that the noise ordinance in PS is intense and if you want to have a super loud party you should go outside of PS because you can't party outdoors at night. Fortunately it was perfect for us!

We stayed at the Cuckoos nest April 8th to 11th. My daughter got married at the cree Estate and my family flew in from Ohio. We absolutely loved the property. The place was clean and the pool and jacuzzi were divine! We paid to have them heated and were glad we did since it gets cool at night. David took such good care of us from check in to check out. We wished we had more time at the place since we had 2 days of wedding activities which kept us busy. It was such a wonderful outdoor area for us on Sunday night to have a barbecue and then play some table tennis in the back garage. David even made a ping pong ball run for us. This place is like staying in the lap of luxury and you wont go wrong by staying here. We were a family of 10 but it was so roomy and big we sometimes wished we had a walkie talkie. I'm still waiting to get my security deposit back but am sure the checks in the mail.

This house was perfect for our group’s stay during Coachella. Extremely spacious, and nice to have so many bathrooms. We loved the pool/outdoor area as well. Thanks for hosting!
