Welcome to Splash Manor! This beautiful, 4-story, Premier-Plus cabin features an Indoor Pool, Home Theater, arcade, and other top amenities throughout and offers spectacular views of the Great Smoky Mountains and Wears Valley.
The cabin is located in the popular Black Ridge Resort, only a few miles from The Great Smoky Mountain National Park, Dollywood, The Island, and all the attractions, dining & shopping that Pigeon Forge and Gatlinburg have to offer. No steep crazy mountain roads to drive.
Entering on the main level, you'll find a large living area offering plush furniture, a stacked-stone electric fireplace, a large Smart HDTV, Blu-Ray, cable and Wi-Fi. There is a fully equipped, modern, gourmet kitchen featuring granite tops and stainless steel appliances. The dining area offers plenty of seating. The charcoal grill is located outside for your convenience.
There are 2 master bedrooms on the main level, each with king bed, large Smart HDTV and private bathroom.
The spacious deck offers plenty of seating where guests can relax and enjoy the beautiful views
The upper level offers 4 bedrooms, each with large Smart HDTV and private bathroom. 3 of the bedrooms on the upper level have king beds, while one bedroom offers 2 twin-over-full bunks. The 2 king masters on the view side have access to the decks with seating.
The lower level (just below the main level) features a spacious entertainment area, including a home theater and game room, and a master bedroom with king bed, large Smart HDTV and access to the deck from all the rooms.
The bottom level of this impressive cabin features the indoor swimming pool with a bathroom/change room. The deck on this level offers ample seating and a soothing hot tub where guests can relax and enjoy the amazing views.

I had really high hopes for this cabin when I booked it based on the pictures and description; however, those same high hopes transformed into a state of high disappointment and anxiety. Cleanliness and functionality of products is HUGE for my family and I. Those two things should never falter. Upon arriving to the cabin and doing a walk through, we found trash from previous guests all through the house (on multiple floors) from candy wrappers and other miscellaneous trash being around the beds in the bedroom to trash from drinks being around the pool to cabinet doors having thick dust, spider webs, filthy vents with visible dirt etc. There were unknown objects in the jacuzzi that I have no idea of how to even begin describing. There were broken dining room chairs on the balcony, door locks were broken/not working, a huge stain on the sofa, and the beds made noises every time you turned over to switch sides. For the price that we paid, it was certainly not worth it. Seeing how unkept the house was prompted us to question if ANYTHING had been properly cleaned. I reported these findings along with some other noticeable defects(denting in refrigerator)/damages to avoid being charged any additional fees. I have yet to hear back from anyone. Aside from what was previously mentioned, the refrigerator door itself wouldn’t close properly which delayed the cooling of our groceries and the house’s heating did not function properly either.

I wish I had read reviews before booking this place. We were charged $225 for garbage disposal, they said broken glass was found. We had small kids with us, so we never used glasses -we always use plastic cups or paper plates when we travel. I called them several times, and I was put on hold for a while, and then the phone disconnected. I saw some reviews about broken furniture, and we found three chairs broken and reported to them. They will charge you for stuff already broken in the house.

The cabin had great views and very spacious. We loved that every room had its own bathroom. My only complaint was that dirty dishes were in the cabinets and a few of the bathrooms weren't clean. Other than that, the place was perfect.

There are a few things that would make this property a 5 star stay. First, when we arrived, the wifi was not working. I called the office first thing the next morning and they promptly addressed the situation. A maintenance person was dispatched and he changed the router and got us up and running. The wifi cannot handle multiple devices and was still spotty which made remote study and work nearly impossible. Another thing that would make the home better would be a second or much larger refrigerator. The house sleeps 22 but the fridge can only handle food for about 8. The furniture has seen some better days and some of the cookware needs to be replaced.

Rental process was easy and express check in was smooth. When we arrived on Saturday the main floor was 80 degrees and the AC was not working on that floor. We cranked down the AC on upper and lower levels and plugged in box fans which were plentiful making me believe this is a common problem. We called for repairs, and the repair man arrived about 9pm. After banging around for a while he said the lines were charged and we should have cool air soon. We did not. The families in the bedrooms on the main floor roasted. We called again Sunday am and pm. He arrived about 7pm and said he had worked on the wrong unit. The main floor was now fixed. It worked overnight, but was off again by Monday am. We called Monday at 8:30, 4:00 and 7:30. He came back around 9:30pm. Said it was a sensor on the board and was now fixed. It ran until about 8 am on Tuesday and then went out again. Bottom line is during a 7 day stay the AC on the main floor never worked more than 8 hours. We also have a picture of the mouse that came out to watch the grown kids play video games and the mouse poop I swept up daily. We named him Mario. We have video of rain pouring in around one of the north facing windows during 2 rain storms. The upstairs hallway is so uneven it is like walking in a carnival funhouse. There were 2 ratty potholders, 1 baking sheet, no pizza pan and 1 half melted spatula to cook for a cabin that holds 22 people. The beds creek and groan like a ship in a hurricane, and only 1 had a mattress pad. The refrigerator size is grossly inadequate for groups this size. Two dining table chairs, both swivel rockers and the couch in the game room are broken. On the positive side the pool is larger than the pictures look and well maitained. The views are beautiful. The area is fairly quiet even with cabins packed so close together. If only one or two things had been an issue we would have been satisfied, but so many problems indicate shabby maintenance overall. We had a great time celebrating mom's 85th birthday. But that was because we chose to make the best of it. These cabins advertise as "secluded and luxurious". They are neither of these.

The 1-2 weeks leading up to the reservation was painful. Multiple calls, messages and emails with no response. When I finally got a call the DAY of my reservation, they could not answer my simple questions about the property.
The Pros - Cabin seems pretty new. Pool was clean. View was great.
The Cons - Air conditioning was broke upon arrival took them two days to get someone out (pretty much by the end of our long weekend). Floors were nasty - our feet were black from walking on them. Smoke alarm kept going off in the kitchen when we cooked (no we did not burn a thing). There were only 4 parking spaces to accommodate a 22 person cabin - makes no sense. The house was noticeably not level - doors swung open or closed immediately. No firepit.
Overall while it wasn't a 1 star stay - I would not stay there again.

This property had lots of space and bathrooms. The grandchildren loved the pool too. The downside was the furnishings needed to be upgraded. Some of the chairs in the kitchen fell apart, and the sofas were both broken so it made it difficult for everyone to sit together. There were not enough utensils, the blender was broken and several vents were caked full of dust and mildew. The one near the stove in the kitchen was very dirty. For the money, I think they could do a better job cleaning and replace some of the furniture and restock the kitchen so that when you do have a large family group you have enough utensils to serve with. The game room/theatre was great and the A/C worked well. Overall, we had a good time.

Perfect trip. House was fantastic. Pool and hot tub were used every morning and evening by 3 grandchildren, 2 parents and 1 grand parent and was a real blast every time.
